Ductwork cleaning across The Common

Different parts, different methods

Access panels

Every section of duct is cleaned through an access panel. Where there are none, those sections can’t be cleaned, and TR19 expects them to be recorded.

Bends and transitions

Wherever the duct turns or changes size, grease builds up. Slowing air leaves grease behind, so we clean these points carefully.

Ductwork cleaning for kitchens and businesses in The Common

Not every duct has enough access panels. Where a section can’t be reached, TR19 expects it to be recorded on the report, and new panels can be fitted to reach it in future. It’s better to know than to assume. If you’re dealing with a duct clean needed for an insurer and grease seeping out of the duct seams, we can put it right.

Somewhere as small as The Common, commercial kitchens are few: perhaps a pub, a school or care home kitchen, or a hall used for events. Each still has a canopy and duct that collect grease.

The report is your system’s health record: a dated account with pictures of everything we did. For TR19® Grease cleans, the certificate comes through the BESCA Vent Hygiene Elite portal and sits alongside the report.

How the visit works

Before we leave, we walk the area with whoever is on site. We point out anything that couldn’t be reached or needs a follow-up, and the same goes into the written report. All told, the work takes from a few hours to more than one visit, depending on duct length and access. We agree a date with you, plan the drive to The Common and turn up when the site is quiet.

  1. We map the duct route and check where the access panels are.
  2. Grease readings are taken at set points along the duct.
  3. We open the panels and scrape out the heaviest grease.
  4. Next the ducts and risers are degreased, using whatever suits the deposit.
  5. Readings and photos are repeated and any section we couldn’t reach is recorded.

Preparing for the visit

  • Let us know about parking and loading
  • Make sure equipment near the work can be switched off and left to cool
  • Clear the space around the work

Honest limits

Ductwork cleaning can’t fix everything, and we’d rather say so up front. It does not solve:

  • A duct that’s too small or badly routed for the kitchen (a design issue)
  • Ductwork that is corroded, split or holed (that needs a ductwork contractor)
  • A worn-out fan that needs replacing

If you’re not sure, just call us on 0345 646 2711, or send details by email and we’ll give you a straight answer.

What the work covers

  • Attenuators
  • Horizontal duct runs
  • Vertical risers
  • Bends and junctions
  • Access panels

Kitchen extracts in The Common

Food hygiene inspections in The Common are the job of Uttlesford council’s environmental health team. A greasy canopy or dripping filters are the sort of thing an inspection can pick up. A TR19® certificate and photo report after each clean gives you a record to show an inspector. Fire safety in The Common falls to Essex County Fire and Rescue Service. Grease in a kitchen extract is a recognised fire risk, and the fire authority enforces the law on managing it in most commercial premises.

Volunteers running a hall kitchen near Church of St Mary the Virgin, or anywhere in The Common, may not know when the extract was last cleaned, and a grease test settles it. For schools such as Radwinter Church of England Voluntary Aided Primary School, kitchen extract cleaning is typically booked for the holidays, when the canteen is closed.

Questions from The Common

Who would carry out a food hygiene inspection at a kitchen in The Common?

In The Common, it’s Uttlesford council that carries out food hygiene inspections. Have your latest TR19® certificate and photo report to hand, as an officer may ask how the extract is maintained.

Which fire authority looks after The Common?

Essex County Fire and Rescue Service is the fire and rescue service for The Common. If a fire safety officer visits a commercial kitchen, they may ask about the fire risk assessment and how the extract is kept clean.

What does TR19 mean?

BESA’s ventilation hygiene specification in two main parts: TR19® Grease for kitchen extracts and TR19® Air for supply and extract systems. It is not legislation, but it’s the standard people check against.

What do you do to protect the area?

Protection goes down first: floor sheeting and covers over nearby surfaces and equipment. The area is left tidy, with our waste taken away.

How much notice should we give?

That depends on the slot you want and the size of the job. Mention your preferred dates with your enquiry, and for anything urgent, ring our 24/7 emergency line.

What’s the cleaning interval for extract ductwork?

It depends mostly on daily cooking hours. Heavy use of 12 to 16 hours a day means at least every 3 months, while lighter use can go longer.

Do you offer emergency callouts?

Yes. If something urgent happens, like a fan failing or damage after a fire, call our 24/7 line and we will talk you through the next steps.

When is the ductwork cleaned?

Out of hours, at a time that suits the kitchen. Long ducts can be split across visits, with the kitchen ready to cook each morning.

Staff cleaning versus specialist work

If your staff spot something between visits, like drips, unusual noise, smells or damaged filters, they should report it rather than try to fix it. We will take a look and give you a fixed quote.

Your own staff can handle the daily basics: wiping down canopy surfaces, cleaning filters and keeping a simple log. Inside the ducts, risers and fan is specialist work, and that is where we come in.

Do you need ductwork cleaning in The Common?

Ducts in The Common gather grease for the same reasons as ducts anywhere: daily cooking hours, the menu and the state of the filters. Under BESA guidance, the minimum interval is 3, 6 or 12 months, by daily cooking hours.

Keep an eye out for any of the following:

  • Fat dripping from the ductwork
  • Years of grease along the duct floor
  • Stale grease odours from the duct
  • An insurer asking for TR19 evidence

A hospital like Saffron Walden Community Hospital, about 3.5 miles west, is the kind of site where a kitchen may cook for patients, staff and visitors all day.

Questions to ask before you book

  • How they set the interval to the next visit
  • Whether the quote shows VAT
  • Whether inaccessible sections are listed on the report
  • What insurance they carry

Choosing a duct cleaning contractor

Looking after it afterwards

Looking after the system between visits is straightforward, and it makes the next visit easier:

  • Keep grease filters clean and fitted whenever you cook
  • Ask for a grease thickness test if the kitchen gets busier
  • Keep to the interval on the report
  • Keep your cleaning records together

When the duct is cleaned as part of a full TR19® Grease clean, a TR19 certificate is issued through the BESCA Vent Hygiene Elite portal. It records the date, the location and the technician.

Watch for warning signs between cleans: grease leaking from duct joints, smells, or a fan that sounds rough. Testing will show whether any section has reached 500 microns.

Why act early in The Common

Booking the duct clean in The Common now keeps it a planned job. It takes anything from a few hours to several visits, depending on the length of duct, and we work evenings, overnight and weekends. Rural sites cannot always move to another kitchen or room when something fails.

You will not find a price list here, because each job is priced on what it involves. Call for a fixed quote, and we’ll talk you through it.
