Kitchen extract cleaning across CB10: what to expect
The part of the system nobody sees is often the dirtiest. We reach horizontal runs and vertical risers through access panels, scraping heavy deposits by hand before degreasing. Anything out of reach is noted in the report, and new panels can be fitted. The work covers horizontal duct runs, vertical risers and discharge points, and people most often call us about an overdue clean flagged by an EHO or fire officer and a smoky, hot kitchen with weak extraction.
Before we leave, we walk the area with whoever is on site. We point out anything that couldn’t be reached or needs a follow-up, and the same goes into the written report. The visit takes a single shift for most kitchens, with long duct runs and tall risers needing more time.
- You send photos or we visit, and the system is surveyed from canopy to discharge.
- Grease thickness is measured and the price is fixed before work starts.
- The kitchen is closed, the equipment cooled and everything nearby protected.
- Filters, canopy and plenum are cleaned, then the ducts, risers, fan and discharge.
- We re-test, photograph and send your certificate and photo report.

Where we work in CB10
From Saffron Walden, Great Chesterford and Ickleton to its smaller places, CB10 has kitchens of every size. Every one gets the same full TR19® clean, from the canopy to the discharge.
We work across London and the South East, and CB10 is part of that area. Each job starts with a survey and a fixed quote, wherever it is in CB10.
Saffron Walden: Term dates shape school work: for a school like R A Butler Infant School, an extract clean fits neatly into a half-term or summer break. Older buildings often hide long, awkward duct runs, and if you run a kitchen at a historic venue in the area (Audley End House is about 1.1 miles west), access may need planning.
What affects the cost of kitchen extract cleaning
We quote each job individually. This is what makes a difference:
- The scale of the work
- Site requirements such as sign-in and permits
- How many systems or sites are involved
- One-off work versus a regular cycle
Leaving it longer rarely makes the work cheaper. Build-up, wear and faults tend to get worse, not better, and a neglected system can mean more work. If you are not sure what’s needed, give us a ring on 0345 646 2711 or send us an email for straight advice and a fixed quote.
Asking for a quote
We can often survey from photos. Try to include:
- Any previous report or certificate
- The times we could work without disrupting the site
- Any symptoms, from odd noises to smells or leaks
- The postcode and the type of business
To help us quote: the address, the type of site and when it’s open, a few pictures and any previous report or certificate. Then ring 0345 646 2711 or email us.
What your team can do, and what needs us
A few tasks are always specialist work: opening up ductwork, cleaning fans, drop testing fire dampers and measuring grease need training, the right equipment and safe access. That is our job.
Staff cleaning doesn’t replace a specialist visit; it supports it. Regular in-house cleaning slows the build-up, but hidden parts of the system still need specialist attention.
When it’s something else
Before booking, it helps to know what’s not included:
- A duct that’s holed or coming apart
- A fan motor or bearings that have failed (that needs a fan repair or replacement)
- A canopy that’s too small or a system that was badly designed
What happens if it’s left?
Grease that’s left only gets thicker. BESA guidance says the mean should not go above 200 microns between cleans, and 500 microns or more at any point needs immediate spot cleaning. Heavy build-up takes longer to remove than regular cleans.
Questions to ask before booking
- Whether the whole system is included, or only the parts that are easy to reach
- How VAT is shown on the quote
- What records you’ll receive afterwards
- How they set the interval to the next visit
Between visits
Here’s the after-treatment advice, short and simple:
- Clean grease off the canopy surfaces regularly
- Wash or exchange the filters often
- Do not let the canopy gutters overflow
- Make sure every filter is fitted before cooking
A TR19 certificate notes the date, the location and the technician. Keep it in the maintenance log with your fire risk assessment so it’s ready when anyone asks to see it.
Run the extract whenever the kitchen is cooking. Switching it off early leaves vapour to settle on the canopy and plenum, and the next clean has more to do.
Your questions about kitchen extract cleaning in CB10
Will the clean disrupt our service?
Out of hours: evenings, overnight, early mornings or weekends. The equipment is switched off and left to cool, and we hand the kitchen back ready for the next service.
What do you do with what you remove?
We take it away when we go. While we work, it’s kept contained so the area stays clean.
What paperwork comes with a kitchen extract clean?
You receive a TR19 certificate and a photo report. The certificate is issued through the BESCA Vent Hygiene Elite portal, and the report includes before and after pictures, grease readings and the recommended next clean date.
Do you work in CB10?
Yes. We work in CB10 and the rest of Essex, within our South East and London area. For a fixed quote, call us on 0345 646 2711 or email us.
Does the law say I must clean to TR19?
TR19® is BESA’s specification, not legislation. Under the Fire Safety Order 2005, the responsible person must assess and reduce fire risk, and TR19 is the benchmark used to show extract grease is under control.
How much does kitchen extract cleaning cost?
The cost depends on the size of the system, its condition, access and timing. Ask us for a fixed quote and we will usually reply within one working day.
How long does a kitchen extract clean take?
It takes as long as the system needs, from a few hours to several planned visits. The survey tells us how long your system will need.
