Kitchen extract cleaning in RM11: how it works

Duct Doctor has been cleaning kitchen extract systems since 2009. As a BESCA Vent Hygiene Elite member, we clean to BESA TR19® Grease, and we hold CHAS, SafeContractor and ISO 9001 and are fully insured. Common call-outs are for a system with no record of a TR19 clean and poor airflow at the canopy, across extract fans, plenums and filters and horizontal duct runs.

There are three stages on the day: getting the area ready, doing the work and signing it off. Getting ready means protecting surfaces and switching off what needs to be off, while signing off means the written report and pictures. The middle part takes longest, which takes anything from a few hours to a full night, depending on the size of the system.

  1. We start with a survey, so we know every part of the system before we quote.
  2. Grease readings are taken at set points and you get a fixed quote.
  3. On the day, cooking equipment is switched off and left to cool, and everything nearby is sheeted.
  4. The whole route is cleaned, from the canopy through the ductwork to the fan and the discharge.
  5. Finally the system is re-tested and photographed, and the certificate and report follow.

What affects the price in RM11

Heath Park: Church and community hall kitchens, near Saint Alban Church of England or anywhere around Heath Park, are easy to forget, but their extracts collect grease like any other. Healthcare kitchens can’t easily close, so their extracts are cleaned overnight or between meal services; the nearest hospital to Heath Park is Oldchurch Hospital, about 1 mile west.

What we’re called out for in RM11

Cooking fat leaves the pan as a fine vapour. Once it cools inside the ductwork, it condenses onto every surface it touches, and the layer grows a little with every meal cooked. Filters catch some of it, but never all.

If you notice any of these, it’s worth a diagnosis:

  • Rancid smells from grease in the duct
  • A new tenancy or takeover with no cleaning history
  • A smoky, hot kitchen with weak extraction
  • Proof of cleaning requested by an insurer

Different parts, different methods

Grease filters

Baffle filters are cleaned as part of every TR19 clean, and refitted so they sit properly in the housing. Damaged ones are noted on the report.

Extract fan and discharge

The discharge is where air leaves the building, which can collect grease and stain the surface around it. It’s cleaned as far as safe access allows, and any limits are recorded.

Leave it or put it right?

TR19® is not law, but the Regulatory Reform (Fire Safety) Order 2005 is. The responsible person must assess and reduce fire risk, and in a kitchen that means keeping extract grease under control. Cleaning to TR19 is the recognised way to show you’ve done it.

Questions to ask before booking

  • Whether they recommend a next date
  • When they can work, and whether that is outside your opening hours
  • What’s included in the scope, part by part
  • What paperwork you get at the end

What affects the quote in RM11

There’s no set price list, because no two systems are the same. What we look at:

  • The scale of the work
  • Site rules, permits and inductions
  • Whether it’s a one-off visit or part of a schedule
  • Whether several sites go on one quote

No two sites are the same, so we price each one individually. The size of the job, how we reach it, its condition and the working hours all play a part.

Helping us quote

Many jobs can be priced from pictures and some basics. Send what you can of the following:

  • Where the plant sits or the system leaves the building, such as a roof or outside wall
  • Wide pictures of the system and the area around it
  • When the site is open and when it’s quiet
  • Close-ups of filters, grilles, hatches or access panels

Want a quote for kitchen extract cleaning? Please call 0345 646 2711 or send us an email and tell us about the site. We will talk you through the work and send you a fixed quote before you commit to anything.

When something else is needed

We won’t sell you work that does not address the problem, so these are the things it will not cover:

  • Fire dampers that will not close (that needs damper testing and remedials)
  • An undersized canopy or fan
  • Ductwork that is corroded, split or leaking (that is for a ductwork contractor)

Questions from RM11

How much notice do you need?

For planned work, earlier is better, particularly if your next visit is nearly due. Emergencies are different, because our line is open 24/7.

What does TR19 mean?

A BESA specification in two main parts: TR19® Grease for kitchen extract systems and TR19® Air for general ventilation. It is not legislation, but it’s the standard people check against.

What accreditations do you hold?

We are a BESCA Vent Hygiene Elite member, cleaning to BESA TR19® Grease. We also hold CHAS, SafeContractor and ISO 9001, and we are fully insured.

Can one contract cover all our sites?

Yes. Tell us the addresses and what each needs and we will quote them together.

What do you do to protect the area?

We start with protection: sheeting over floors, worktops and anything close to the work. The area is left tidy, with our waste taken away.

Will I get a certificate after the clean?

You get both a certificate and a photo report. They belong in the maintenance log so they’re to hand when an insurer asks.

Which kinds of sites do you work on?

Any commercial site with kitchens or ventilation, from a single café to a large school. We work with hotels, schools, care homes, offices, retail and leisure sites.
