Fire Damper Testing across Oxfordshire

Fire damper testing in Oxfordshire: how it works

Under BESA guidance, every fire damper is tested on completion of installation and then at least once a year. Spring-operated dampers need testing every year as a minimum. Our job is to do the testing and hand you the paperwork that shows it. Common call-outs are for fire dampers that haven’t been tested for over a year and dust or grease build-up on damper blades, on motorised smoke dampers, hospitals and care homes and offices and schools.

Your staff don’t need to do much on the day. A contact on site lets us in at the agreed time and points us to the system, and we take it from there. Afterwards, the area is left tidy and the written report follows.

  1. Before the visit, we agree access, timings and any areas with restrictions.
  2. Ceiling tiles and hatches are opened and each damper’s access panel removed.
  3. We release each blade and check it shuts all the way.
  4. We reset it and record any dirt, corrosion or damage.
  5. We close everything up and send the results in a report.

How we quote

Leaving it longer rarely makes the work cheaper. Problems in a system tend to grow, which can make the next visit longer. If you’re unsure, give us a ring on 0345 646 2711 or use the quote form for straight advice and a fixed quote.

Where we work in Oxfordshire

Buildings across Oxfordshire range from large multi-storey sites to small schools and surgeries. The test is the same for every damper: release, check, reset and record.

Oxfordshire is within the area we cover, which takes in London and the South East. Every job is surveyed first and quoted at a fixed price, wherever it is in Oxfordshire.

Oxford: If you manage a school site such as East Oxford Primary School, any fire dampers can be tested in the holidays. Historic buildings that have had ventilation added later can hide dampers in awkward places; Holywell Manor, about 0.8 miles north-west, is one of the historic houses in the area around Oxford.

What the work involves, part by part

Smoke dampers

If a smoke damper will not operate when signalled, it goes on the report as a failure, along with what we saw.

Schools, hospitals and care homes

In hospitals and care homes, people are there day and night. The sequence of testing is agreed with staff so care isn’t interrupted.

When something else is needed

It’s worth knowing the limits before booking:

  • Fire-stopping gaps around the duct where it passes through the wall
  • Control wiring problems outside the damper itself
  • Sign-off of the whole building’s fire safety

Why act early?

Your fire risk assessor or insurer may want evidence that dampers have been tested. Having a current report ready for a building in Oxfordshire saves a scramble when the question comes.

Comparing quotes

  • What paperwork you get at the end
  • Whether VAT is included
  • Whether they’re fully insured
  • How they set the interval to the next visit

In-house cleaning or a specialist?

Away from the kitchen, the in-house job is mainly checking: clear grilles, a log of filter changes and reporting anything odd. The inside of ducts and units needs a specialist.

Good housekeeping makes our visits easier, not unnecessary. Clean filters and tidy surfaces slow the build-up, but hidden parts of the system still need specialist attention.

Multi-site and managed buildings

We also work for facilities teams across offices, schools and healthcare across Oxfordshire. Larger estates can be phased building by building around the people who use them.

Under the Regulatory Reform (Fire Safety) Order 2005, the responsible person must assess and reduce fire risk, which may be the employer, owner, landlord, FM or managing agent. With shared responsibility, good records help everyone.

Common questions in Oxfordshire

How long will damper testing take?

A visit takes a few hours for a single floor, with bigger buildings phased over more than one visit. Bigger sites can be phased, so call 0345 646 2711 or send us an email for a quote.

What if parts of the system cannot be reached?

They’re marked on the report. In ductwork, new access panels are often the answer, and we can fit those.

Can you look after several sites?

Yes. Our area covers London and the South East, so sites at different addresses can be planned together on one programme. Each site gets its own report and pictures.

What do you do to protect the area?

Floors and surfaces near the work are sheeted before we start, and waste is contained as we go. At the end, the area is cleaned down.

What happens to dampers you can’t get to?

It’s noted as inaccessible rather than skipped. With an access panel fitted, it can be tested on a return visit.

Whose job is it to make sure fire dampers are tested?

The duty falls on the responsible person for the premises. Depending on the building, that can be the employer, owner, landlord or whoever manages it. We carry out the testing and give them the records.

How often do fire dampers need drop testing?

According to BESA guidance, dampers should be tested when they’re installed and then at least once a year. Spring-operated dampers need annual testing as a minimum.
