Kitchen extract cleaning in OX5: how it works
Across OX5, we clean kitchen extract systems to BESA TR19® Grease. We survey first and take grease readings, then clean the canopy, plenum, filters, ducts, fan and discharge. You get a TR19 certificate and a photo report at the end. Common call-outs are for a kitchen taken over without any extract records and extraction mentioned at an environmental health visit, across canopies and hoods, plenums and filters and extract fans.
The first job on site is protection: floors, worktops and anything near the work are covered. After that, the system is made safe and the work begins. The work on site takes as long as the system needs, from a few hours to several planned visits, and we clear up before we go.
- Diagnosis comes first, with a survey of the system and how it’s reached.
- We record grease levels at set points, then fix the price.
- After the kitchen closes, we sheet the area and set up to contain grease and water.
- The treatment: heavy grease scraped out, then every part degreased to TR19® Grease.
- Then the clean bill of health: readings, a TR19 certificate and a photo report with the next date.
What you will pay
Combining work into one visit or one programme often makes better use of the time. Mention every system or site you need covered, and you’ll get one fixed quote.
What you get with us

How to get a quote
For a fixed quote, call 0345 646 2711, or email photos and tell us the type of site, your opening hours and roughly what the system looks like. A few pictures and your last certificate or report help a lot. You’ll usually have a quote within one working day.
Around Kidlington
Locally, jobs take us to businesses close to St Thomas More Catholic Primary School, Church of St Mary and Red Lion pub. For rail, the closest station is Oxford Parkway station, about 1.3 miles south. Other landmarks nearby include Oxford Castle (4.9 miles south) and Acland Hospital (4.3 miles south). Not far away are Hook Meadow and The Trap Grounds.
Kitchen extract cleaning around OX5
In OX5, we work in places such as Kidlington, Yarnton and Islip and well beyond. Every place on our OX5 list (17 in all) is covered, and kitchens are cleaned around their opening hours, overnight and at weekends included.
Across London and the South East, we work evenings, overnight and weekends, so sites in OX5 can keep trading.
Kidlington: Term dates shape school work: for a school like St Thomas More Catholic Primary School, an extract clean fits neatly into a half-term or summer break. If you run catering at a healthcare site, such as a hospital like Acland Hospital about 4.3 miles south, the extract may need cleaning more often than a part-time kitchen.
What kitchen extract cleaning can’t fix
An honest diagnosis matters more to us than a booking, so here’s what kitchen extract cleaning won’t do:
- A grease trap that needs emptying
- Ductwork that’s corroded, split or leaking (that is for a ductwork contractor)
- A canopy that is too small or a system that was badly designed
Staff cleaning versus specialist work
For ventilation and air handling systems, in-house care is mostly about checks: clear grilles, a log of filter changes and reporting anything odd. The inside of ducts and units needs a specialist.
Some jobs should never be done in-house: opening up ductwork, cleaning fans, drop testing fire dampers and measuring grease need training, the right equipment and safe access. Leave those to us.
Different parts, different methods
Extract fan and discharge
At the end of the system is the discharge, and grease can collect there too. We clean it where it can be safely reached, and any limits are recorded.
Restaurant and pub kitchens
High-heat cooking loads the extract with grease, so grease readings help set the right interval.
Keeping the system healthy
Here’s the after-treatment advice, in brief:
- Keep the baffle filters clean
- Report grease drips, smells or fan noise right away
- Keep grease collection points emptied
- Book the next clean before the date on the report
A TR19 certificate notes the date, the location and the technician. File it with the fire risk assessment and the maintenance log, so it’s to hand when an insurer, fire officer or EHO asks.
Wipe the canopy down regularly and empty grease troughs or collection points. It will not replace a TR19 clean, but it slows what reaches the duct.
Leave it or put it right?
After a fire, one of the first questions is often when the extract was last cleaned. Many insurers ask for proof of TR19 cleaning and may reduce or refuse a claim without it. A certificate in the file answers that question.

OX5 questions
What is TR19?
A BESA specification, with two parts that matter most here: TR19® Grease for kitchen extract systems and TR19® Air for general ventilation. It isn’t legislation, but it’s the standard people check against.
How often does a kitchen extract system need cleaning?
That comes down mainly to daily cooking hours. Heavy use of 12 to 16 hours a day calls for a clean at least every 3 months under BESA guidance, and lighter use less often. Your report gives a recommended next clean date.
Do you offer maintenance contracts?
Yes, of course. Tell us what you have and how it’s used, and we’ll suggest a schedule and quote for it.
Do you cover OX5?
Yes. Our area takes in London and the counties of South East England, and that includes OX5.
What happens if you can’t reach some of it?
The report shows them clearly. In ductwork, new access panels are often the answer, which we can install.
What does kitchen extract cleaning cost?
The cost depends on the size of the system, its condition, access and timing. Call for a fixed quote and we will typically reply within one working day.
Is TR19 a legal requirement?
TR19® itself is not law. Under the Fire Safety Order 2005, the responsible person must assess and reduce fire risk, and cleaning to TR19 is the recognised way to show you’ve dealt with extract grease.
