Kitchen extract cleaning in RG31: how it works

We’ve been trading since 2009, cleaning kitchen extracts across the South East and London. As a BESCA Vent Hygiene Elite member, we clean to BESA TR19® Grease, and we are fully insured, with CHAS, SafeContractor and ISO 9001. The work covers canopies and hoods, vertical risers and extract fans, and common reasons people get in touch are a smoky, hot kitchen with weak extraction and fat running down the canopy edge.

There are three stages on the day: set-up, the treatment itself and the sign-off. Set-up means sheeting and making equipment safe, while signing off means the written report and photos. Most of the time goes on the work itself, and that takes anything from a few hours to a full night, depending on the size of the system.

  1. We survey the system first, from your pictures and details or on a site visit.
  2. Grease readings are taken at set points and you get a fixed quote.
  3. With the kitchen closed and equipment off and cool, the area is sheeted.
  4. Canopy, plenum, filters, duct runs, risers, fan and discharge are all cleaned to TR19® Grease.
  5. We test again, photograph the result and issue your TR19 certificate and photo report.

Kitchen extracts across RG31

Our kitchen extract cleaning work across RG31 takes in places such as Reading, Norcot and Tilehurst and the villages in between. Every place on our RG31 list (13 in all) is covered, with cleans booked around trading hours.

Much of our work across London and the South East happens in the evening, overnight or at weekends, so sites in RG31 can keep trading.

Tilehurst: A hall kitchen that only cooks for events, whether near Tilehurst Methodist Church or elsewhere in Tilehurst, still needs its extract cleaned, just less often. If you cook for passing trade around Tilehurst station, the extract can be cleaned between your last and first customer.

Why act early?

Grease that’s left only gets thicker. BESA guidance says the mean should not go above 200 microns between cleans, and anywhere reaching 500 microns or more needs a spot clean straight away. Heavy build-up takes longer to remove than regular cleans.

What your quote should include

  • Whether the quote shows VAT
  • What’s included in the scope, part by part
  • What hours they’ll be on site
  • What records you’ll receive afterwards

Landlords, agents and facilities managers

Records are where multi-site compliance often slips. Every visit ends with a dated report and pictures, ready to show insurers, fire officers or EHOs.

Multi-site operators often want one contractor and one number. We work across London and the South East, so visits at different addresses can be planned together and kept on a regular cycle.

What kitchen extract cleaning cannot fix

We’d rather tell you now than book work that will not help, so these are the things it will not cover:

  • An undersized canopy or fan
  • Ductwork that is corroded, split or leaking (that is for a ductwork contractor)
  • A fan motor or bearings that have failed (that needs a fan repair or replacement)

Common problems we fix in RG31

It’s common for parts of a duct to have been missed for years. The usual reason is a lack of access panels, so nobody could get to them. Grease in those sections keeps building out of sight.

Any of these means the system needs a check-up:

  • Fat running down the canopy edge
  • Heavy grease build-up inside the duct runs
  • A system with no record of a TR19 clean
  • Cleaning needed before an insurance renewal or survey

What your team can do, and what needs us

When your team notices a problem between visits, such as dripping grease, a noisy fan, a smell or a filter that won’t come clean, it’s best reported rather than tackled in-house. We will take a look and send you a fixed quote.

Away from the kitchen, the in-house job is mainly checking: keeping grilles clear, noting unusual noise or smells and logging filter changes. The inside of ducts and units needs a specialist.

FAQs for RG31

What paperwork comes with a kitchen extract clean?

Yes, a TR19 certificate, along with a photo report. The report lists what was cleaned, anything we couldn’t reach and when the next clean is due.

Do you have a 24/7 line?

Yes, any time. For anything urgent, such as a fan failure or damage after a fire, ring the 24/7 line and we will talk you through the next steps.

How long does it take to clean a kitchen extract system?

It takes one visit for most kitchens, while large or complex systems may need more than one. We’ll confirm the time when we quote.

What’s the right cleaning interval for a kitchen extract?

The minimum is set by BESA guidance on daily use, from 3-monthly to 12-monthly. Heavy frying and grilling can mean shorter intervals, and readings will tell you.

Is TR19 a legal requirement?

The legal duty sits in the Fire Safety Order 2005 rather than in TR19 itself. In practice, TR19 is how kitchens show they’re managing grease, and many insurers ask for proof of it.

Which kinds of sites do you work on?

Any commercial site with kitchens or ventilation, from a small pub to a hospital. Hotels, schools, care homes, offices, shops and leisure sites are all part of our work.

Can we book visits on a schedule?

Yes. Send details of the systems and how they’re used, and we will suggest a schedule and quote for it.
