Fire damper testing in Tubney

We’re often asked to take on annual damper testing by the people who look after buildings in and around Tubney. Send us the damper schedule or the drawings if you have them, and we’ll plan the testing around when the building is in use. Common call-outs are for buildings with no damper register and fire dampers nobody can get to, on motorised smoke dampers, offices and schools and hospitals and care homes.

For a building in or near Tubney, the visit is planned ahead, with access agreed in advance, and the test itself is the same as in any city building.

Think of the report as the system’s health record: dated, with photos, and showing what was done. Grease extract cleans are also certificated to TR19® Grease through the BESCA VHE portal and sits alongside the report.

What we are called out for in Tubney

Dampers are hidden above ceilings, inside risers and behind boxing. Without an access panel nearby, they’re easy to forget, and one that can’t be reached cannot be tested.

Signs it’s time to call us include:

  • Dampers hidden with no access panel or hatch
  • Dampers overdue for their annual drop test
  • Dust or grease build-up on damper blades
  • Smoke dampers with no recent test

Healthcare buildings such as Abingdon Community Hospital (about 3.1 miles south-east) rely on fire compartments, and the dampers in them need testing at least annually.

What to look for in a quote

  • When they can work, and whether that is outside your opening hours
  • When the next visit should be, and why
  • Exactly which parts of the system are covered
  • Whether the quote shows VAT

Choosing a duct cleaning contractor

Part by part

Schools, hospitals and care homes

Buildings where people sleep or need help to leave rely heavily on compartments holding fire back. Annual damper testing is part of keeping that in place.

Smoke dampers

If a smoke damper won’t operate when signalled, it goes on the report as a failure, with a note of what we found.

How we price fire damper testing

The quote reflects the site in front of us. We take into account:

  • Parking and loading at the site
  • The size of the system
  • A single visit or a regular plan
  • How easy every part is to reach

Working hours, access and the scale of the site all affect the cost. Each of those is built into the quote and give you a fixed price before we start.

What to send for a quote

There’s no need for technical detail. It helps if you can send:

  • Any access panels or hatches you can see
  • Anything you’ve noticed, such as smells, noise, drips or poor airflow
  • Any previous report or certificate
  • The roof, plant room or outside wall the system runs to

Need a price for fire damper testing? Please call 0345 646 2711 or use the quote form with a few details about the site. We’ll explain what we’d do and send a fixed quote before anything is booked.

The process

We turn up at the time agreed with you, often in the evening, overnight or at the weekend so the site keeps working. Equipment that has to be off is switched off and allowed to cool before we start, and the area around the work is covered and protected. The work itself takes a couple of hours for a few dampers, and a day or more across a big site. Rural roads and tight entrances are worth telling us about before a visit to Tubney.

  1. We start with whatever records exist: registers, drawings or old reports.
  2. Each damper is located and reached through its access panel.
  3. We release each fire damper blade and operate smoke dampers from their controls.
  4. We reset every damper that passes and check it’s left open.
  5. You get a report listing each damper, its result and any remedials needed.

Before we arrive

  • Clear the space around the work
  • Have your last certificate or report to hand
  • Plan for cooking equipment or plant to be off before we arrive

Photos are the quickest way to a quote: the system from a couple of angles, plus any access panels or hatches. Add the site type and your opening hours, and many jobs can be priced from that alone.

Landlords, agents and facilities managers

If you look after several sites, we can schedule visits across all of them on one quote. Every building has its own written report, so records stay tidy.

Landlords, managing agents and facilities managers book us, not only the businesses that use the systems. Shared systems, like a riser serving several units, need a clear agreement on who books the work, and we can quote for the whole system.

Tubney buildings and fire safety

About 56 miles out from central London, Tubney is part of the South East area we work across. The visit is fixed around your opening hours, not ours. Tubney is covered by Oxfordshire Fire and Rescue Service. Its fire safety officers enforce the Fire Safety Order in most non-domestic buildings, and that covers fire safety systems such as dampers.

Site managers at schools such as Abingdon Preparatory School typically find the summer break the easiest time for ceiling work like damper testing. If you manage a historic building in the area (Appleton Manor is about 1.6 miles north), dampers fitted during conversions can be hard to reach and need recording.

Tubney is about 4 miles west of Abingdon-on-Thames, in Oxfordshire. Anywhere in OX13, we cover fire damper testing for commercial sites. 443 places in Oxfordshire are on our list, large and small. For sites nearby, see our Oxford page (7 miles or so).

Work in OX13 is surveyed, quoted and booked the same way as anywhere else. We cover sites on Old Coach Road and Abingdon Road and nearby roads. We also cover Frilford Heath (1 mile south-east), Fyfield (1 mile west), Frilford (1 mile south), Netherton (1 mile west) and Cothill (2 miles east). Within a short drive, we also cover Oxford (7 miles north-east), Didcot (7 miles south-east), Abingdon-on-Thames (4 miles east), Witney (9 miles north-west), Carterton (11 miles north-west) and Wantage (7 miles south).

Your questions about fire damper testing in Tubney

Do you work in villages like Tubney?

Yes. Villages and rural sites across the South East are part of our work, Tubney included. Let us know about access, parking and anything unusual about getting there when you book.

Which fire and rescue service is responsible for Tubney?

Fire safety enforcement in Tubney is handled by Oxfordshire Fire and Rescue Service. A report listing every damper, its location and its result is the easiest way to show the dampers are maintained.

Who is responsible for fire safety on the premises?

The Fire Safety Order 2005 calls them the responsible person: often the employer, owner or occupier. In shared or managed buildings, a landlord, facilities manager or managing agent can share the duty.

Which kinds of sites do you work on?

Restaurants and pubs, hotels, schools and colleges, hospitals and care homes, offices and retail, plus food production and leisure sites.

Do you work with multi-site operators?

Yes. Send the list of sites and the work at each and you will get one fixed quote.

What happens if you cannot reach some of it?

They’re listed in the report, never skipped quietly. The report says which parts couldn’t be reached and why, along with a quote to put access in.

What happens to dampers you can’t get to?

Any damper we can’t reach is listed on the report, so you know exactly what’s outstanding. An access panel tends to solve it, and we can quote to fit one.

How often does BESA say fire dampers should be tested?

The guidance from BESA is at least annually, by a competent person. A test on completion of installation comes first.

When it’s something else

We will not sell you work that doesn’t address the problem, so these are the things it will not cover:

  • Control wiring problems outside the damper itself
  • Holes around ductwork in fire-resisting walls
  • Designing the building’s fire compartments

If you’re not sure, just phone us on 0345 646 2711 or email us and we’ll give you a straight answer before booking.

Parts of the system we cover

  • Wall and floor dampers
  • Hospitals and care homes
  • Offices and schools
  • Fusible link fire dampers
  • Motorised smoke dampers
  • Riser dampers

Aftercare tips

Once we have finished, these simple steps help:

  • Make sure access panels stay clear and usable
  • Brief other trades about dampers in ceilings and risers
  • Update the register when ductwork changes
  • File every damper report where your assessor can find it

If we couldn’t get to a damper, the report says so and why, such as no access panel or a blocked hatch. Access panels can be fitted so those dampers are tested on the next visit.

Keep a damper register: where each damper is, what kind it is and when it was last tested. It means nothing gets forgotten when staff or contractors change.
