Park Town fire damper testing
Our technicians work in Park Town on fire damper drop testing and smoke damper testing, with a record for each damper. Out-of-hours visits, a fixed quote and a written report with photos as standard.
- Fire dampers with no recent test record
- Dampers that stick or won’t close fully
- Dust or grease build-up on damper blades
How we handle fire damper testing in Park Town
The point of testing is to find dampers that fail. When one sticks, has a damaged link or is corroded, we report it and offer remedials, so the fault does not just sit on a list. Typical jobs include motorised smoke dampers due for testing and dampers clogged with dust or grease, on wall and floor dampers, riser dampers and motorised smoke dampers.
Buildings around Park Town may have just a handful of dampers, but each one still needs drop testing at least once a year, with the result recorded.
We are CHAS and SafeContractor accredited, we hold ISO 9001 and we’re fully insured. We are also a BESCA Vent Hygiene Elite member, cleaning to BESA TR19® Grease, and we’ve been trading since 2009.

Leave it or put it right?
An untested damper is an unknown. Testing turns it into a known pass or a known fault, with remedials offered for anything that fails, which is far easier to plan for. It’s better to plan the work at a site near Park Town than wait for a failure.
No two sites are the same, so each one gets its own fixed quote. The size of the job, how we reach it, its condition and the working hours all play a part.

Questions from Park Town
Which fire authority looks after Park Town?
That is Oxfordshire Fire and Rescue Service. A report listing every damper, its location and its result is the easiest way to show the dampers are maintained.
Do you work overnight in Park Town?
Yes, out-of-hours work is a big part of what we do. That way a site in Park Town doesn’t have to lose a day’s trading. Tell us your opening hours when you ask for a quote.
Which sectors do you work in?
Restaurants and pubs, hotels, schools and colleges, hospitals and care homes, offices and retail, plus food production and leisure sites.
Is a quote from photos possible?
Yes, where the pictures show enough. If not, a site survey comes first, and the quote follows that.
How do you keep the site clean during the work?
We cover floors and nearby surfaces with sheeting before any work starts, and waste is contained as we go. Before we leave, we tidy up and clean down.
What if parts of the system cannot be reached?
They’re marked on the report. In ductwork, new access panels are often the answer, which we can install.
What does TR19 mean?
BESA’s ventilation hygiene specification in two main parts: TR19® Grease for kitchen extracts and TR19® Air for supply and extract systems. It isn’t legislation, but it’s the standard people check against.
How much notice should we give?
Earlier is better, particularly for night and weekend visits. Quotes usually come back within one working day, and emergencies are covered by our 24/7 line.
Looking after it afterwards
Here’s the after-treatment advice, short and simple:
- Keep the damper register up to date after any building work
- Make sure access panels stay clear and usable
- Report leaks or condensation near ductwork quickly
- Act on failed dampers rather than leaving them on file
Dampers we couldn’t reach are listed with the reason, such as no access panel or a blocked hatch. Access panels can be fitted so those dampers are tested on the next visit.
Make sure every damper can be reached. Where there’s no hatch, an access panel makes testing possible before the next test.
How it works
Your trading hours come first. Most visits are booked for when the area is out of use, such as evenings, overnight, early mornings or weekends. When the team arrives, the work area is protected and the relevant equipment is switched off to cool, and the job takes from an hour or two in a small building to several visits on a large estate. Getting to the system matters more than parking in a place like Park Town, so let us know how to reach it.
- First we look at any damper register, drawings or earlier test reports.
- Each damper is located and reached through its access panel.
- Fire dampers are drop tested and smoke dampers are run through their controls.
- We reset every damper that passes and check it’s left open.
- You get a report listing each damper, its result and any remedials needed.
Getting ready for the visit
- Mention any sign-in, permit or induction we need
- Allow time for equipment near the work to be turned off and cool down
- Find the previous report, if there is one
Ask for a quote
We don’t publish a price list, because no two systems are the same. Instead, we look at your site first, from pictures or a survey, then send a fixed quote. To start, phone us on 0345 646 2711 or use the quote form.
Advice
Staff cleaning versus specialist work
Good housekeeping makes our visits easier, not unnecessary. Regular in-house cleaning slows the build-up, but hidden parts of the system still need specialist attention.
For ventilation and air handling systems, in-house care is mostly about checks: clear grilles, a log of filter changes and reporting anything odd. Cleaning inside ducts and units is specialist work.
What fire damper testing cannot fix
In fairness, some problems need a different fix:
- Dampers that were never installed where they’re needed
- Signing off a building’s overall fire safety
- Designing the building’s fire compartments
Not sure which it is? You can phone us on 0345 646 2711 or drop us a line and we will tell you honestly.
Parts of the system we cover

What fire damper testing looks like in Park Town
Going by the FSA’s register, there are about 88 schools, colleges and universities, about 22 caring premises (care homes, nurseries and hospitals) and about 18 hotels and guest houses serving food within about 1.5 miles of central Park Town. If any of them has ducted ventilation, its dampers need an annual drop test at least. Acland Hospital is the nearest hospital, about within half a mile south of Park Town. Where patients or residents may need help to leave a building, working dampers matter all the more. Park Town sits within the area of Oxfordshire Fire and Rescue Service. Under the Fire Safety Order, the responsible person has to keep fire safety systems, dampers included, in working order, and the fire authority enforces that in most non-domestic premises.
The nearest hospital, Acland Hospital, is about less than half a mile south; healthcare buildings like it are a reminder that dampers protect people who can’t move quickly. If you manage a historic building in the area (Holywell Manor is about 0.9 miles south-east), dampers fitted during conversions can be hard to reach and need recording.

Do you need fire damper testing in Park Town?
The law puts a duty on the responsible person to keep fire safety systems, dampers included, in working order. Whoever that is, whether employer, owner, landlord, facilities manager or managing agent, needs to be able to show the dampers work.
What we are most often called out for:
- Damper actions from a fire risk assessment
- Gaps in the fire damper test log
- Smoke dampers with no recent test
- Dampers hidden with no access panel or hatch
If you manage a school site such as Wychwood School, any fire dampers can be tested in the holidays.
What to look for in a quote
- Whether the work can be done while the site is closed
- Their accreditations, such as BESCA Vent Hygiene Elite, CHAS or SafeContractor
- When the next visit should be, and why
- Whether the quote shows VAT
How the job changes from site to site
Smoke dampers
A smoke damper that does not respond to its controls is recorded as a fault, with a note of what we found.
Schools, hospitals and care homes
In schools and colleges, testing fits well into holidays and weekends, when ceilings can be opened without disturbing lessons.
