Fire damper testing in Bix

About our fire damper testing in Bix

Smoke dampers work differently from fire dampers. Smoke dampers are motorised and are opened and closed by a control system, so testing means running them through their controls and checking that each blade moves fully and returns. If you are dealing with missing or out-of-date damper records and dirty dampers that may not close, we can help, from motorised smoke dampers, wall and floor dampers and riser dampers onwards.

Somewhere as small as Bix, fire dampers are typically found in a school, a care home, a hotel or a converted building, wherever there is one. Each damper still needs testing at least once a year.

Accreditations are easy to claim and worth checking. We’re a BESCA Vent Hygiene Elite member, cleaning to BESA TR19® Grease, and we hold CHAS, SafeContractor and ISO 9001, and we’re fully insured.

Keeping the system healthy

Results last longer with the right care. We suggest:

  • Update the register when ductwork changes
  • Make sure access panels stay clear and usable
  • Keep damper test reports with the fire safety log
  • Brief other trades about dampers in ceilings and risers

The next test should be no more than a year away. The guidance is at least once a year, so it helps to book it before the date slips.

Deal with leaks and condensation near dampers quickly. Rusted parts are one of the main reasons dampers fail to close.

Bix: your questions answered

Who is the fire and rescue service for Bix?

Oxfordshire Fire and Rescue Service is the fire and rescue service for Bix. A report listing every damper, its location and its result is the easiest way to show the dampers are maintained.

Can the work in Bix be done at night or at weekends?

Yes, out-of-hours work is a big part of what we do. Your customers, staff or residents in Bix needn’t be disturbed. When you call 0345 646 2711 or drop us a line, mention when the site is quiet.

Do you survey before quoting?

Yes. For many sites, photos and a few details are enough, while bigger or harder-to-see systems are surveyed on site.

How much does fire damper testing cost in Bix?

It depends on the site, so we quote each one individually. For a quote, ring 0345 646 2711 or email us and tell us about the site and its opening hours.

Who is the responsible person?

Under the Regulatory Reform (Fire Safety) Order 2005, it’s the responsible person: normally the employer or whoever controls the premises. Landlords, facilities managers and managing agents can also hold responsibility.

Do you work with multi-site operators?

Yes. Tell us the addresses and what each needs and we will quote them together.

How do you deal with dampers that cannot be reached?

Any damper we cannot reach is listed on the report, so you know exactly what’s outstanding. Fitting an access panel is the usual fix, and we can quote to fit one.

Can you fix fire dampers that fail?

It’s listed on the report as a fault and we quote for remedials. After the repair, we test it again so the record shows a pass.

How we price fire damper testing

We don’t publish a price list, because sites vary so much. What we look at:

  • How many systems or sites are involved
  • Where the site is and how we reach it
  • Working hours and out-of-hours timing
  • What state the system is in

Kitchens, offices, schools and hospitals are all priced the same way: how much there is, how we reach it, what state it’s in and when we can work. Call for a fixed quote and we will explain each part.

Asking for a quote

Before you ask for a quote, gather:

  • Problems your staff have spotted
  • Your last certificate, test record or report
  • Photos showing the whole system and its surroundings
  • Where the site is and what kind of site it is

Getting a quote does not take long. Send a few details and photos, and we typically reply with a fixed quote within one working day. If we need to see the system first, we book a survey around your hours.

What fire damper testing cannot fix

In fairness, there are a few things this work will not fix:

  • Faults in the alarm or building controls that signal smoke dampers
  • Signing off a building’s overall fire safety
  • Ductwork crossing a fire wall with no damper fitted

If in doubt, give us a ring on 0345 646 2711 or email us and we’ll say what we think.

Where we work

  • Hospitals and care homes
  • Fusible link fire dampers
  • Offices and schools
  • Motorised smoke dampers
  • Riser dampers
  • Wall and floor dampers

Staff cleaning versus specialist work

Staff cleaning does not replace a specialist visit; it supports it. Clean filters and tidy surfaces slow the build-up, but the parts you cannot see still need a specialist at the right interval.

If your staff spot something between visits, like drips, unusual noise, smells or damaged filters, they should report it rather than try to fix it. We can diagnose it and quote.

What the work involves, part by part

Fusible link fire dampers

Most fire dampers are held open by a fusible link. Heat melts the link and the blade falls shut across the duct. Testing means dropping the blade, checking the full close and resetting it.

Ceiling voids and risers

Where ductwork runs up through a building, there are often dampers at every floor. Testing goes floor by floor so each one is accounted for.

What happens if it’s left?

Leaving damper testing for another year doesn’t make the dampers any more likely to work. BESA guidance is to test at least annually, and a skipped year leaves a hole in your records as well. Out of sight is the usual reason a rural system goes too long without attention.

Putting the work off seldom saves money. Build-up, wear and faults tend to get worse, not better, and a neglected system can mean more work. If you are unsure, give us a ring on 0345 646 2711, or send details by email for straight advice and a fixed quote.

How it works

The visit has three parts: getting the area ready, doing the work and signing it off. Getting ready means protecting surfaces and switching off what needs to be off, and the sign-off is a written report with photos. The middle part takes longest, and that takes a morning or an afternoon for a small number of dampers, longer where there are many. Somewhere as small as Bix, the date and timings are agreed with you well before the day.

  1. We go through the damper schedule and any previous faults.
  2. We locate every damper and note any we can’t reach.
  3. We test fire dampers by dropping them and smoke dampers by operating them through the controls.
  4. Passes are reset and any failures recorded with the reason.
  5. The report sets out the results, and we can quote to repair or replace failed dampers.

Getting ready for the visit

  • Have your last certificate or report to hand
  • Make sure equipment near the work can be switched off and left to cool
  • Name a contact who can let us in at the agreed time
