About kitchen extract cleaning in OX4
The part of the system nobody sees is often the dirtiest. Access panels let us into the duct runs and risers, scraping heavy deposits by hand before degreasing. Any section we cannot reach is recorded on the report and extra access panels can be added. Typical jobs include stale cooking odours from the system and ductwork thick with old, hardened grease, across canopies and hoods, vertical risers and plenums and filters.
Night work is normal for us. Evenings, nights and weekends are when much of our work happens, so the site can open as normal afterwards. The visit itself takes a single shift for most kitchens, with long duct runs and tall risers needing more time.
- Diagnosis comes first, with a survey of the system and how it’s reached.
- We record grease levels at set points, then fix the price.
- We arrive after close, protect the area and contain the waste.
- Heavy deposits are scraped by hand and the system degreased to TR19® Grease.
- The sign-off: post-clean readings, a TR19 certificate and a photo report with the next clean date.
What affects the price in OX4

Photos are the quickest way to a quote: wide shots of the system, close-ups of anything that worries you and how we’d get to it. Add the site type and your opening hours, and many jobs can be priced from that alone.

Kitchen extract cleaning across OX4: local notes
In OX4, we work in places such as Oxford, Cowley and Blackbird Leys and well beyond. We cover every place we list for OX4, 12 in all, with cleans booked around trading hours.
Across England, including OX4, the responsible person has a legal duty to assess and reduce fire risk, and a TR19® certificate and photo report give you a record of the work.
Oxford: Volunteers running a hall kitchen near St Clement's Church, or anywhere in Oxford, may not know when the extract was last cleaned, and a grease test settles it. Healthcare kitchens can’t easily close, so their extracts are cleaned overnight or between meal services; the nearest hospital to Oxford is Warneford Hospital, about under half a mile east.
Part by part
Canopy and plenum
Whether it’s one hood or a long island canopy, each section is cleaned and photographed before and after.
Grease filters
We clean the grease filters as part of the job, and refitted so they sit properly in the housing. Damaged ones are noted on the report.
Keeping the system healthy
How long the results last depends on use and care. We suggest:
- Tell us when the extract starts to drip or smell
- Never cook with filters missing or out of place
- Clean the grease filters regularly between TR19 cleans
- Keep grease collection points emptied
The report gives a recommended date for the next clean, based on your cooking hours and the grease we measured. We can put the system on a 3, 6 or 12-monthly plan, so the date is not missed.
Report drips, smells or a noisy fan early. Grease dripping from the canopy, a burning smell or a fan that sounds rough are all signs of build-up, and a grease thickness test can confirm it.
How we price kitchen extract cleaning
There’s no set price list, because no two systems are the same. What we look at:
- One-off work versus a regular cycle
- The condition of the system
- How many systems or sites are involved
- Access, including roofs, risers and ceiling voids
One small site or a whole estate, the quote is built the same way: the work involved, the access and the timing. You will have a fixed price before we start.
What to send for a quote
A few details help us quote accurately. When you get in touch, it helps to send:
- Photos showing the whole system and its surroundings
- Close-ups of filters, grilles, hatches or access panels
- Any previous report or certificate
- The site address and the type of premises
Every quote begins with a look at the system, from your photos and details or, where that is not enough, a survey on site. After that, you get a fixed price for the work, before work begins.
Why deal with it now?
After a fire, one of the first questions is often when the extract was last cleaned. Many insurers ask for proof of TR19 cleaning and may reduce or refuse a claim without it. A certificate in the file answers that question.
What your quote should include
- How they set the interval to the next visit
- Proof of accreditation you can verify
- Exactly which parts of the system are covered
- Whether VAT is included
Staff cleaning versus specialist work
For ventilation and air handling systems, in-house care is mostly about checks: keeping grilles clear, noting unusual noise or smells and logging filter changes. The inside of ducts and units needs a specialist.
Staff cleaning and specialist work aren’t the same thing. Wiping filters daily and washing them weekly keeps the visible parts in order, but grease that has passed the filters is out of reach. Reaching it takes a specialist with the right equipment.
OX4 questions
Do I have to clean my extract to TR19 by law?
No law names TR19 directly, but the responsible person still has a legal duty under the Fire Safety Order 2005. Insurers, fire officers and EHOs look to TR19 as the standard, and many policies require it.
How much notice do you need?
The more notice, the better, particularly for night and weekend visits. Quotes usually come back within one working day, and there’s a 24/7 line for emergencies.
What about areas you cannot get to?
They’re listed in the report, never skipped quietly. The report says which parts couldn’t be reached and why, along with a quote to put access in.
What’s the right cleaning interval for a kitchen extract?
BESA guidance sets minimums by daily cooking hours: 3-monthly for heavy use, 6-monthly for moderate use and 12-monthly for light use. Measured grease levels set the real interval.
Do insurers need proof of extract cleaning?
Grease in an extract is a known fire risk, so many insurers want evidence it’s being cleaned to TR19. Our certificate and photo report give you that evidence.
How long will the clean take?
Length of duct, grease levels and access all affect it. Most jobs take a single shift for most kitchens, with long duct runs and tall risers needing more time.
