Fire damper testing for kitchens and businesses in Godstow

The point of testing is to find dampers that fail. When one sticks, has a damaged link or is corroded, we report it and offer remedials rather than leaving you with a problem and no fix. Common call-outs are for gaps in the fire damper test log and fire dampers that fail to drop shut, on hospitals and care homes, fusible link fire dampers and offices and schools.

In a village or hamlet like Godstow, there may be only a few buildings with fire dampers. Wherever there are dampers, each one needs testing at least annually.

Each visit ends with a written report and pictures, so there’s a dated record of the work. Where the work is a TR19® Grease clean, the certificate is issued through the BESCA Vent Hygiene Elite portal.

The process

The visit has three parts: getting the area ready, doing the work and signing it off. Set-up means sheeting and making equipment safe, and the sign-off is a written report with pictures. The middle part takes longest, which takes a few hours for a single floor, with bigger buildings phased over more than one visit. Somewhere as small as Godstow, the date and timings are agreed with you well before the day.

  1. First we look at any damper register, drawings or earlier test reports.
  2. Dampers are located one by one and reached through their access panels.
  3. Fire dampers are drop tested and smoke dampers are run through their controls.
  4. We reset every damper that passes and check it’s left open.
  5. You get a report listing each damper, its result and any remedials needed.

How to prepare

  • Mention any sign-in, permit or induction we need
  • Dig out any earlier paperwork for the system
  • Let us know about parking and loading

Getting a quote

Photos are the quickest way to a quote: the system from a couple of angles, plus any access panels or hatches. Add the site type and your opening hours, and many jobs can be priced from that alone.

When it’s something else

An honest diagnosis matters more to us than a booking, so here’s what fire damper testing won’t do:

  • Sign-off of the whole building’s fire safety
  • Designing the building’s fire compartments
  • Control wiring problems outside the damper itself

If you’re not sure, just phone us on 0345 646 2711 or use the quote form and we’ll give you a straight answer before you book.

Managing agents and facilities teams in Godstow

Godstow questions

Do you work at weekends in Godstow?

Yes, we can come after you close and finish before you open. Your customers, staff or residents in Godstow needn’t be disturbed. Just give us a ring on 0345 646 2711 or use the quote form with your opening times and we will plan around them.

Can you test school fire dampers in Godstow out of term?

Yes. The holidays are the usual time for school work. With about 5 schools and colleges on the FSA’s register within roughly a mile and a half of Godstow, it pays to plan holiday dates ahead. You can call 0345 646 2711, or send details by email with the dates the site is empty.

Does the law say we must follow TR19?

No. TR19® is BESA’s specification, not legislation. The legal duty comes from the Regulatory Reform (Fire Safety) Order 2005: the responsible person must assess and reduce fire risk, and cleaning to TR19® is the recognised way to show grease is under control.

Do we need to close while you work?

Not usually. Visits are timed for when the area is closed, such as overnight or at a weekend, so you keep your normal hours.

Who is responsible for fire safety on the premises?

The Fire Safety Order 2005 calls them the responsible person: often the employer, owner or occupier. In shared or managed buildings, a landlord, facilities manager or managing agent can share the duty.

Are you accredited?

CHAS, SafeContractor, ISO 9001 and BESCA Vent Hygiene Elite membership, cleaning to BESA TR19® Grease. We’ve been trading since 2009 and we’re fully insured.

How long does fire damper testing take?

It takes a few hours for a single floor, with bigger buildings phased over more than one visit. How easily we can reach the dampers makes the most difference, so we’ll confirm the time when we quote.

Is a quote from photos possible?

In many cases, yes. Photos of the system and the access, plus your opening hours and last report, are often enough. Where we cannot see enough, we arrange a survey.

Staff cleaning versus specialist work

Keep a record of what your team does. A dated log of in-house cleaning and checks shows an inspector that the system is looked after between visits, alongside our reports.

If your staff spot something between visits, like drips, unusual noise, smells or damaged filters, it’s best reported rather than tackled in-house. We will take a look and give you a fixed quote.

Signs you need fire damper testing in Godstow

Links and springs age like any other part. Damaged or painted links and weak springs mean the blade may stop short, which only shows up when the damper is dropped.

If you notice any of these, it’s worth a diagnosis:

  • Fire dampers that haven’t been tested for over a year
  • Blades that jam part-way when released
  • Motorised smoke dampers due for testing
  • Fire damper items raised by an assessor

Historic buildings that have had ventilation added later can hide dampers in awkward places; Holywell Manor, about 2.7 miles south-east, is one of the historic houses in the area around Godstow.

Our hiring checklist

Looking after it afterwards

Results last longer with the right care. We suggest:

  • Add new dampers to the register as they’re fitted
  • Diary the annual test well ahead
  • Keep cables and fixings away from damper blades
  • Fix water leaks in plant rooms and risers promptly

The next test should be no more than a year away. BESA guidance is at least annual testing, so it helps to book it before the date slips.

Good access is half the battle. Where there’s no hatch, an access panel makes testing possible ahead of the next visit.

Godstow buildings and fire safety

Going by the FSA’s register, there are about 5 schools, colleges and universities, about 5 caring premises (care homes, nurseries and hospitals) and about 3 hotels and B&Bs serving food within about 1.5 miles of central Godstow. If any of them has ducted ventilation, its dampers need an annual drop test at least. Oxfordshire Fire and Rescue Service covers Godstow. When a fire safety officer audits a non-domestic building, maintenance of systems like dampers can come up. Radcliffe Infirmary is the nearest hospital, about 2.1 miles south-east of Godstow. A hospital is the kind of building where dampers sit on every floor, and clinics, surgeries and care homes need the same annual testing for any they have.

A school like Wolvercote Primary School can have any dampers tested over half-term without disturbing lessons. The nearest hospital, Radcliffe Infirmary, is about 2.1 miles south-east; healthcare buildings like it are a reminder that dampers protect people who cannot move quickly.

Godstow is about 3 miles south of Kidlington, in Oxfordshire.
