AHU Cleaning across Surrey

AHU cleaning across Surrey: what to expect

Every supply and extract system relies on the air handling unit at its centre: it draws air in, filters it, heats or cools it and pushes it round the ductwork. Whatever builds up inside it travels with that air, which is why we clean the unit itself, not just the ducts. The work covers dampers and louvres, filter sections and supply and extract fans, and people most often call us about intake sections clogged with outdoor debris and plant that has been serviced but not cleaned.

The visit has three parts: set-up, the treatment itself and the sign-off. Getting ready means protecting surfaces and switching off what needs to be off, while signing off means the written report and photos. Most of the time goes on the work itself, and that takes a single shift for a typical unit, longer for large or heavily soiled ones.

  1. First the unit is surveyed, from pictures or a visit, and the scope agreed.
  2. With your site team, the unit is switched off and isolated, then the area around it protected.
  3. Filters are dealt with as agreed, and the coils, fan and casing cleaned.
  4. Standing water and slime come out of the tray and the drain is checked.
  5. A TR19® certificate and photo report follow the clean.

What affects the price in Surrey

AHU cleaning across Surrey: local notes

In Surrey, we clean ventilation in places such as Guildford, Woking and Camberley and the smaller places around them. We cover every place we list for Surrey, 395 in all, with work planned out of hours where buildings stay in use.

In England, the Fire Safety Order puts the duty on the responsible person to assess and reduce fire risk, and a TR19® certificate and photo report give you a record of the work.

Guildford: For schools like Sandfield Primary School, the holidays are the usual time to inspect and clean ventilation. Workplaces around London Road (Guildford) station with an air handling unit need the filters, coils and drain tray looked at, as well as the ducts.

Multi-site and managed buildings

When the building owner and the occupier are different, the lease normally sets out who maintains what. We’re happy to deal with either side and send the paperwork to whoever needs it.

For anyone managing more than one site, we can plan visits across the whole estate and price them together. Each site gets its own report and pictures, so each one has its own record.

In-house cleaning or a specialist?

Staff cleaning does not replace a specialist visit; it supports it. Regular in-house cleaning slows the build-up, but the parts you can’t see still need a specialist at the right interval.

For ventilation and air handling systems, in-house care is mostly about checks: keeping grilles clear, noting unusual noise or smells and logging filter changes. Cleaning inside ducts and units is specialist work.

What the work involves, part by part

Fans and fan sections

The fan section is cleaned with the unit switched off and isolated in agreement with the site.

Filters

Filters are the first line of defence in the unit. As part of the clean, filters are checked and cleaned or replaced as agreed, and clean the filter housing.

Why it fails

An AHU’s intake draws in outdoor air and everything in it: dust, pollen, leaves and debris. Most of it lands at the intake and the first stage of filters, and some travels further into the unit.

Common reasons sites call us include:

  • Dirty fans and fan housings
  • Dirty filters cutting the airflow
  • Air handling units never cleaned inside
  • Plant that needs cleaning after a refit

What AHU cleaning cannot fix

We’d rather tell you now than book work that will not help, so here are the limits:

  • Damaged coils beyond cleaning
  • Controls and BMS settings that run the unit
  • Dirty ducts beyond the unit itself

Questions from Surrey

What if parts of the system can’t be reached?

Anything we cannot reach goes on the report, with a note of where it is, and we explain what access is needed, for example new access panels.

Do you look at the system first?

Yes. Every job is surveyed first, from your photos and details, or with a visit where needed. A fixed quote follows.

What do you clean inside the unit?

Every section that collects dirt: filters, coils, tray, fan and panels. We confirm the scope after looking at the unit.

Which kinds of sites do you work on?

Any commercial site with kitchens or ventilation, from a single café to a large school. Hotels, schools, care homes, offices, shops and leisure sites are all part of our work.

Can you clean without disrupting the building?

Yes. Evening, overnight and weekend work is all possible, so offices, schools and shops can carry on.

Do you work with multi-site operators?

Yes. We work across South East England and London, so we can schedule a run of sites as one programme. Every site has its own report.

Do you give a certificate after the clean?

Yes. You get a TR19® certificate plus before and after photos. They’re worth keeping with the plant records.
