How kitchen extract cleaning works in KT12

The ducts are where most of the grease hides. Access panels let us into the duct runs and risers, removing thick grease by hand, then using degreasers, hot water or steam to suit the deposit. Any section we cannot reach is recorded on the report, and new panels can be fitted. Common call-outs are for fat running down the canopy edge and a kitchen taken over without any extract records, across extract fans, canopies and hoods and discharge points.

The visit has three parts: getting the area ready, doing the work and signing it off. Getting ready means protecting surfaces and switching off what needs to be off, and the sign-off is a written report with photos. The middle part takes longest, which takes one visit for most kitchens, while large or complex systems may need more than one.

  1. We survey the system first, from your pictures and details or on a site visit.
  2. Grease readings are taken at set points and you get a fixed quote.
  3. With the kitchen closed and equipment off and cool, the area is sheeted.
  4. We clean the canopy, plenum, filters, ducts, risers, fan and discharge.
  5. Readings and photos are taken again, and you receive a TR19 certificate and photo report.

Kitchen extract cleaning around KT12

Kitchens across KT12 cook for very different hours, from all-day town-centre sites to part-time hall and school kitchens. Grease readings and BESA’s minimum intervals set the schedule for each.

Much of our work across London and the South East happens in the evening, overnight or at weekends, so sites across KT12 do not have to lose a day.

Walton-on-Thames: School kitchens, at schools like Walton Oak Primary School for example, are typically cleaned in the holidays so no lunches are lost. Commuter trade near Walton-On-Thames station can mean long cooking hours, and long hours put a kitchen into BESA’s more frequent cleaning bands.

Part by part

Schools, hospitals and care homes

School kitchens can look lightly used but still need a TR19 clean at least every 12 months under BESA guidance. Holidays make it simple to schedule.

Restaurant and pub kitchens

High-heat cooking loads the extract with grease, and measured readings show whether the minimum interval is enough.

Why act early?

Leaving the clean until the next refit does not make the grease go away. Over time, soft grease bakes into a harder, thicker crust, which is slower to clean. Regular cleans keep each visit shorter.

What your quote should include

  • What insurance they carry
  • When they can work, and whether that’s outside your opening hours
  • How areas they can’t reach will be recorded
  • Whether the whole system is included, or only the parts that are easy to reach

What your team can do, and what needs us

Some jobs should never be done in-house: entering ducts, working on fans, testing dampers and taking grease readings need training, the right equipment and safe access. Leave those to us.

Away from the kitchen, the in-house job is mainly checking: keeping grilles clear, noting unusual noise or smells and logging filter changes. Cleaning inside ducts and units is specialist work.

What affects the cost of kitchen extract cleaning

There’s no set price list, because sites vary so much. The quote depends on:

  • The times the site is available
  • Site rules, permits and inductions
  • What state the system is in
  • Parking and loading at the site

Leaving it longer rarely makes the work cheaper. Problems in a system tend to grow, which can make the next visit longer. If you’re unsure, ring 0345 646 2711 or email us for straight advice and a fixed quote.

Helping us quote

To speed up the quote, please include:

  • Close-ups of filters, grilles, hatches or access panels
  • When the site is open and when it’s quiet
  • Your last certificate, test record or report
  • Wide photos of the system and the area around it

Why it fails

How fast grease builds up depends mostly on how long the kitchen cooks each day. BESA guidance sets minimum cleaning intervals of every 3 months for 12 to 16 hours a day, 6 months for 6 to 12 hours, and 12 months for 2 to 6 hours. Those are minimums, and grease readings can show a kitchen needs cleaning sooner.

It’s time to book a visit if you see:

  • A smoky, hot kitchen with weak extraction
  • An overdue clean flagged by an EHO or fire officer
  • A system with no record of a TR19 clean
  • A new tenancy or takeover with no cleaning history

FAQs for KT12

What do you do with what you remove?

We contain it and take it with us. Grease, debris and waste water are collected as the work goes on rather than letting it spread.

What do I get after the clean?

A TR19 certificate and a photo report. Certificates are issued through the BESCA Vent Hygiene Elite portal, and the report shows before and after photos, readings, any areas not reached and the next clean date.

Do you have a 24/7 line?

Yes. If something urgent happens, like a fan failing or damage after a fire, call our 24/7 line, and we’ll advise on what to do next.

Can you price the work without visiting?

Often, yes. With good pictures, the site type and your last report, we can price many jobs. Where we cannot see enough, we arrange a survey.

Do insurers need proof of extract cleaning?

Many insurers ask for proof of regular cleaning to TR19, and many policies require it. An insurer may refuse or reduce a claim if there’s no evidence, so it’s worth checking your policy wording.

What should I send you?

A short description and a few pictures, with the address and opening hours. We will ask for anything else we need.

Do I have to clean my extract to TR19 by law?

TR19® itself is not law. Under the Fire Safety Order 2005, the responsible person must assess and reduce fire risk, and TR19 is the benchmark used to show extract grease is under control.
