Our kitchen extract cleaning service in KT17
Every time food is cooked, warm vapour carries fat up into the extract. As it cools, it clings to the inside of the ductwork and keeps building. That layer will burn, and a proper clean removes it before it becomes a fire risk. The work covers extract fans, horizontal duct runs and canopies and hoods, and the jobs we see most are poor airflow at the canopy and a kitchen taken over without any extract records.
We are used to working while the site is closed. Evenings, nights and weekends are when much of our work happens, so a kitchen or building can carry on as usual the next day. The visit itself takes anything from a few hours to a full night, depending on the size of the system.
- Diagnosis comes first, with a survey of the system and how it’s reached.
- We record grease levels at set points, then fix the price.
- After the kitchen closes, we sheet the area and set up to contain grease and water.
- Heavy deposits are scraped by hand and the system degreased to TR19® Grease.
- The sign-off: post-clean readings, a TR19 certificate and a photo report with the next clean date.

Kitchen extract cleaning across KT17: local notes
In KT17, we work in places such as Epsom, Ewell and Nork and well beyond. Every place on our KT17 list (9 in all) is covered, and kitchens are cleaned around their opening hours, overnight and at weekends included.
Much of our work across London and the South East happens in the evening, overnight or at weekends, so sites in KT17 can keep trading.
Stoneleigh: If you run catering at a healthcare site, such as a hospital like St. Ebba's Hospital about 1.5 miles south-west, the extract may need cleaning more often than a part-time kitchen. For kitchens close to Stoneleigh station, where the day often starts early and ends late, the extract can be cleaned overnight.
How we price kitchen extract cleaning
The price is fixed before any work begins. It takes into account:
- What state the system is in
- Site rules, permits and inductions
- The size of the system
- Whether several sites go on one quote
One small site or a whole estate, we price it on the same basis: the work involved, the access and the timing. You’ll have a fixed price before work begins.
Helping us quote
To speed up the quote, please include:
- Where the site is and what kind of site it is
- A few general shots of the system
- When the site is open and when it’s quiet
- Problems your staff have spotted
Want a quote for kitchen extract cleaning? Please give us a ring on 0345 646 2711 or drop us a line with a few details about the site. We’ll talk you through the work and send you a fixed quote before anything is booked.
Leave it or put it right?
Grease that is left only gets thicker. BESA guidance says the mean should not go above 200 microns between cleans, and 500 microns or more at any point needs immediate spot cleaning. Heavy build-up takes longer to remove than regular cleans.
Comparing quotes
- Whether a written report and pictures are included
- How they set the interval to the next visit
- When they can work, and whether that’s outside your opening hours
- What insurance they carry
Honest limits
Kitchen extract cleaning cannot fix everything, and we’ll tell you before work begins. It will not put right:
- Blocked drains from a neglected grease trap (a separate service)
- A broken extract fan that will not run
- Fire dampers that won’t close (that needs damper testing and remedials)
Different parts, different methods
Ductwork and risers
Horizontal runs collect grease as the air slows and cools. Each run is cleaned through its access panels, recording any that cannot be reached.
Extract fan and discharge
At the end of the system is the discharge, and grease can collect there too. It’s cleaned as far as safe access allows, and any limits are recorded.
Staff cleaning versus specialist work
Away from the kitchen, the in-house job is mainly checking: clear grilles, a log of filter changes and reporting anything odd. The inside of ducts and units needs a specialist.
When your team notices a problem between visits, like drips, unusual noise, smells or damaged filters, it’s best reported rather than tackled in-house. We’ll take a look and give you a fixed quote.
FAQs for KT17
How much notice do you need?
That depends on the slot you want and the size of the job. Tell us your preferred dates when you ask for a quote, and if it’s an emergency, call us any time.
Do you work with multi-site operators?
Yes. You deal with one contact for every site across London and the South East, and visits can be set on a regular cycle.
Will I get a certificate after the clean?
You get both a certificate and a photo report. They belong in the maintenance log so they’re to hand when an insurer asks.
What about areas you can’t get to?
We record them on the report, with photos where possible, and we explain what access is needed, for example new access panels.
How much does kitchen extract cleaning cost?
There’s no set price, as it depends on the job: the size of the system, its condition, access and when we can work. You get a fixed price before work begins.
How often does a kitchen extract system need cleaning?
It depends on how many hours a day the kitchen cooks. BESA’s minimums run from every 3 months for heavy use to every 12 months for light use. We’ll recommend a date after measuring the grease.
Which kinds of sites do you work on?
Restaurants and pubs, hotels, schools and colleges, hospitals and care homes, offices and retail, as well as food production and leisure sites.
