AHU cleaning in Keeper's Corner

If the units serving a building in Keeper's Corner have only had filter changes for years, there may be dirt on the coils, fan and casing that nobody has looked at. A full clean deals with all of it. Typical jobs include debris and leaves in the fresh air intake and odours coming through the supply air, on supply and extract fans, heating and cooling coils and dampers and louvres.

In a village or hamlet like Keeper's Corner, few buildings have mechanical ventilation, but those that do need it inspected and cleaned like any other.

Duct Doctor has been trading since 2009, and we are a BESCA Vent Hygiene Elite member, cleaning to BESA TR19® Grease. CHAS, SafeContractor and ISO 9001 are in place too, and we’re fully insured.

Looking after it afterwards

No system stays clean for ever, but care slows the build-up. A few tips:

  • Store the TR19 paperwork where auditors can find it
  • Don’t store bins or materials near the intake
  • Report musty smells from the vents right away
  • Keep filter changes on time and recorded

Once the clean is done, we send a TR19® certificate and a report with before and after pictures. They belong in the plant or maintenance log.

Do not let leaves, litter or stored materials build up near the fresh air intake. What’s near the intake ends up in the unit.

How we price AHU cleaning

Sites vary more than people expect. The main factors:

  • What state the system is in
  • Whether several sites go on one quote
  • Any permits to work or inductions
  • Whether we need access equipment or extra panels

What you pay reflects the actual work. That is why every job is surveyed first, and why the quote is fixed before any work starts.

What to send for a quote

You do not need the technical terms. Just send:

  • Any previous report or certificate
  • Close-ups of filters, grilles, hatches or access panels
  • Where the plant sits or the system leaves the building, such as a roof or outside wall
  • Photos showing the whole system and its surroundings

If you need AHU cleaning in Keeper's Corner, phone us on 0345 646 2711 or email us. Let us know the site type and the opening hours, and send pictures or your last report if you can. A fixed quote usually follows within one working day.

Leave it or put it right?

A clean unit feeds cleaner air into the ductwork, so the whole system stays cleaner for longer. That makes the next inspection of a building in Keeper's Corner simpler. With notice, the visit to Keeper's Corner can be fitted around your bookings and events.

What you pay depends on the size of the system, what state it’s in and how easy it is to reach. You get a fixed price before any work starts, so you know where you stand.

Honest limits

We’d rather tell you now than book work that will not help, so these are the things it won’t cover:

  • Problems with the unit’s controls or sensors
  • Ductwork downstream of the unit, which is a separate clean
  • Faulty motors, drives or bearings

If you are not sure, just call us on 0345 646 2711, or email photos and we’ll give you a straight answer.

What the work covers

  • Internal panels
  • Heating and cooling coils
  • Supply and extract fans
  • Dampers and louvres
  • Filter sections
  • Drain trays

In-house cleaning or a specialist?

Your own staff can handle the daily basics: wiping down canopy surfaces, cleaning filters and keeping a simple log. What they cannot safely do is clean inside the ductwork, the fan or the risers, which is where we come in.

Some jobs should never be done in-house: opening up ductwork, cleaning fans, drop testing fire dampers and measuring grease call for the right kit, training and safe access. Leave those to us.

FAQs for Keeper's Corner

Can you get to a site in Keeper's Corner?

Yes, smaller places are covered as well as towns. Let us know about access, parking and anything unusual about getting there when you book.

Is AHU cleaning available in Keeper's Corner?

Yes, we work in Keeper's Corner and the places around it. Just ring 0345 646 2711, or email photos with a few details of the site.

How long will the unit be out of action?

Cleaning takes anything from half a day for one small unit to several shifts for a plant room full of them. Bigger units can be phased, and you can give us a ring on 0345 646 2711 or email us to plan it.

What do you clean inside the unit?

The main parts are the filters, coils, drain tray, fan and inside of the casing. The survey confirms what’s in your unit before we quote.

How much notice do you need?

It depends on the time you need and how big the job is. Mention your preferred dates with your enquiry, and for anything urgent, ring our 24/7 emergency line.

Can you clean the AHU out of hours?

Yes. We work evenings, overnight and weekends, so the building keeps running in the day.

When should our AHU next be cleaned?

TR19® Air takes a risk-based approach, so it depends on inspection rather than a fixed interval. Each report suggests when the unit should next be looked at.

Do you repair air handling units?

AHU cleaning is what we offer here, not mechanical repairs. Any faults we notice are recorded so your maintenance contractor can deal with it.

How the visit works

Protection comes first: floors, worktops and anything near the work are covered. After that, the system is made safe and the work begins. The work on site takes one overnight shift for many single units, with bigger plant phased, and the area is cleaned down before we leave. A quick note on how to find the site and where to park makes a visit to Keeper's Corner run smoothly.

  1. We survey the unit from photos or on site and agree what’s included.
  2. We arrange the shutdown with your staff and sheet the area.
  3. Filters are dealt with as agreed, and the coils, fan and casing cleaned.
  4. We clean out the drain tray and make sure it drains.
  5. You get a TR19® certificate and a photo report.

Preparing for the visit

  • Let us know about parking and loading
  • Make sure equipment near the work can be switched off and left to cool
  • Arrange a key holder or contact on site

How the job changes from site to site

Fans and fan sections

Dust on a fan impeller adds weight and wear. A clean fan runs more smoothly.

Filters

Clogged filters reduce airflow, and dirt can get round the edges. The filter section is cleaned so new or cleaned filters sit properly.
