Multi-site and managed buildings

Facilities teams in offices, schools and healthcare sites book us too in Tattenham Corner and across Surrey. Larger estates can be phased building by building to keep disruption down.

Keeping records across a portfolio is half the battle. Every visit ends with a dated report and pictures, so you can show an insurer or inspector what was done at each site.

AHU cleaning in Tattenham Corner, done properly

Units vary a lot in size, age and layout, from a small ceiling-mounted unit to a large rooftop plant. Every job starts with a survey, from pictures or on site, followed by a fixed quote before any cleaning starts. We are often asked to deal with dirty coils holding back the airflow and stale or musty smells from the ventilation, across dampers and louvres, internal panels and supply and extract fans.

In rural areas, ventilation units are often in roof voids or outbuildings, where filters and drain trays get forgotten.

Nothing is signed off by word of mouth: a written report, dated and illustrated with pictures, plus a certificate through the BESCA Vent Hygiene Elite portal when the work is a TR19® Grease clean. Any parts we couldn’t reach are recorded on it too.

The process

We are used to working while the site is closed. Evenings, nights and weekends are when much of our work happens, so the site can open as normal afterwards. On site, the work takes half a day to a full day per unit, with large plant planned over several shifts. Rural roads and tight entrances are worth telling us about before a visit to Tattenham Corner.

  1. First the unit is surveyed, from photos or a visit, and the scope agreed.
  2. With your site team, the unit is switched off and isolated, then the area around it protected.
  3. Filters, coils, fan section and casing are cleaned in turn.
  4. Standing water and slime come out of the tray and the drain is checked.
  5. A TR19® certificate and photo report follow the clean.

Before we arrive

Ask for a quote

For a fixed quote, call 0345 646 2711 or email us with the site type, your trading hours and a short description of the system. A few pictures and your last certificate or report help a lot. You’ll typically have a quote within one working day.

What happens if it’s left?

Standing water in a drain tray doesn’t clear itself. Left alone, it can overflow, leak into the plant area or ceiling below and spread smells through the system. Clearing it now is a much smaller job. Rural sites cannot always move to another kitchen or room when something fails.

Leaving it longer rarely makes the work cheaper. Problems in a system tend to grow, and a neglected system can mean more work. If you are not sure what’s needed, call 0345 646 2711, or send details by email for straight advice and a fixed quote.

How we price AHU cleaning

The diagnosis comes before the price. We look at:

  • The scale of the work
  • Site requirements such as sign-in and permits
  • Working hours and out-of-hours timing
  • Access, including roofs, risers and ceiling voids

Working hours, access and the scale of the site can all change the price. Each of those is built into the quote and give you a fixed price before work begins.

What we need to know

Before you ask for a quote, gather:

  • Where the site is and what kind of site it is
  • Detail shots of panels, filters and grilles
  • A few general shots of the system
  • Any symptoms, from odd noises to smells or leaks

Getting a quote doesn’t take long. Send a few details and photos, and we normally reply with a fixed quote within one working day. If we need to see the system first, we book a survey around your hours.

When something else is needed

We’d rather tell you now than book work that will not help, so here are the limits:

  • Breakdowns that need a mechanical engineer
  • Leaking heating or cooling coils
  • Ductwork downstream of the unit, which is a separate clean

Not sure which it is? You can give us a ring on 0345 646 2711 or send us an email and we will tell you honestly before you book.

What if parts of the system cannot be reached?

Anything we cannot reach goes on the report, with a note of where it is, and we explain what access is needed, such as extra access panels in ductwork.

How often should an air handling unit be cleaned?

TR19® Air takes a risk-based approach, so it depends on inspection rather than a fixed interval. Each report suggests when the unit should next be looked at.

Are you fully insured?

Yes, fully. We also hold CHAS and SafeContractor for clients who vet their contractors.

What’s included in an AHU clean?

Every section that collects dirt: filters, coils, tray, fan and panels. The survey confirms what’s in your unit before we quote.

How much does AHU cleaning cost?

It depends on the site, so we quote each one individually. To get one, call 0345 646 2711 or email us with the site type, opening hours and a few pictures.

Between visits

A little care between visits keeps the system in better shape. Our advice:

  • Diary the inspection date recommended in the report
  • Do not store bins or materials near the intake
  • Check the drain tray is emptying during routine visits
  • Keep filter changes on time and recorded

We recommend when the unit should next be inspected or cleaned, taking into account how dirty it was. Under TR19® Air the timing is set by inspection and risk, not a fixed calendar.

Make sure access doors and panels on the unit open easily. If a section is hard to get into, it tends not to get checked.

Signs you need AHU cleaning in Tattenham Corner

An AHU’s intake draws in outdoor air and everything in it: dust, pollen, leaves and debris. Most of it lands at the intake and the first stage of filters, and some travels further into the unit.

These are the problems we see most often:

  • Leaves and litter drawn into the unit
  • Plant that needs cleaning after a refit
  • Plant that has been serviced but not cleaned
  • Rooms that smell stuffy when the system runs

If you manage a school such as Epsom Downs Primary School and Children's Centre, ventilation cleaning is best booked for the holidays.

Before you book anyone

  • Exactly which parts of the system are covered
  • Whether a survey comes first
  • If the quote is a fixed price or an estimate
  • When they can work, and whether that’s outside your opening hours
