How kitchen extract cleaning works in KT22

Every time food is cooked, warm vapour carries fat up into the extract. As it cools, it clings to the inside of the ductwork and keeps building. That layer will burn, and a proper clean removes it before it becomes a fire risk. We’re often asked to deal with a new tenancy or takeover with no cleaning history and stale cooking odours from the system, across extract fans, horizontal duct runs and discharge points.

Each visit runs to the same pattern: protect the area, isolate whatever needs isolating, carry out the kitchen extract cleaning, clear away and hand over the paperwork. On site, the work takes a few hours for a small kitchen, longer for a large system.

  1. We survey the system, from your pictures or on site, canopy to discharge.
  2. Grease thickness is measured and the price is fixed before work starts.
  3. The kitchen is closed, the equipment cooled and everything nearby protected.
  4. We work through the system from the canopy to the fan and discharge.
  5. Readings are repeated, photos taken, and your TR19 certificate and photo report issued.

What you’ll pay

Every site is different, so we price each one individually. Size, access, the condition of the system and when we can work all make a difference.

What you get with us

Getting a quote

Photos are the quickest way to a quote: wide shots of the system, close-ups of anything that worries you and how we’d get to it. Add the site type and your opening hours, and we can price many jobs without a visit.

Kitchen extract cleaning around KT22

In KT22, we work in places such as Leatherhead, Ashtead and Great Bookham and well beyond. Every place on our KT22 list (6 in all) is covered, and kitchens are cleaned around their opening hours, overnight and at weekends included.

Much of our work across London and the South East happens in the evening, overnight or at weekends, so sites in KT22 can keep trading.

Leatherhead: Church and community hall kitchens, near Church of Our Lady and St Peter or anywhere around Leatherhead, are easy to forget, but their extracts collect grease like any other. For kitchens close to Leatherhead station, where the day often starts early and ends late, the extract can be cleaned overnight.

Signs you need kitchen extract cleaning

A lot of duct grease gets there because the filters let it through. Filters that are bent, badly fitted, missing or left uncleaned let more fat into the plenum and duct, and from there it travels on to the fan.

These are the problems we see most often:

  • Proof of cleaning requested by an insurer
  • Missing paperwork after a change of operator
  • An inspection that picked up a dirty extract
  • Heavy grease build-up inside the duct runs

What staff can safely do

A few tasks are always specialist work: opening up ductwork, cleaning fans, drop testing fire dampers and measuring grease need training, the right equipment and safe access. Leave those to us.

When your team notices a problem between visits, like drips, unusual noise, smells or damaged filters, they should report it rather than try to fix it. We can diagnose it and quote.

Between visits

After the visit, a few habits help the work last:

  • Diarise the next clean as soon as you get the certificate
  • Tell us when the extract starts to drip or smell
  • Keep grease collection points emptied
  • Wash or exchange the filters often

You leave with a date for the next clean, set from your daily cooking hours and the readings we took. We can put the system on a 3, 6 or 12-monthly plan, so the date is not missed.

Tell whoever looks after the system when something changes. Drips, odours and fan noise often mean grease is building, and a grease thickness test can confirm it.

Different parts, different methods

Restaurant and pub kitchens

A pub or restaurant cannot afford to cancel a service for a clean. Overnight and weekend cleans keep the kitchen trading, and hand back a clean kitchen ready to cook.

Ductwork and risers

Horizontal runs collect grease as the air slows and cools. We open access panels along the route and clean each section, recording any that can’t be reached.

When something else is needed

To be straight with you, there are a few things this work will not fix:

  • Fat blocking the kitchen drains
  • A canopy that’s too small or a system that was badly designed
  • Ductwork that is corroded, split or leaking (that’s for a ductwork contractor)

Questions from KT22

Does the law say I must clean to TR19?

TR19® is BESA’s specification, not legislation. Under the Fire Safety Order 2005, the responsible person must assess and reduce fire risk, and cleaning to TR19 is the recognised way to show you’ve dealt with extract grease.

How long will the clean take?

That depends on the size of the system, the amount of grease and the number of access points. As a guide, it takes anything from a few hours to a full night, depending on the size of the system.

Do you work in KT22?

Yes. Our technicians work in KT22, within the South East and London area we cover.

What about areas you cannot get to?

They’re listed in the report, never skipped quietly. The report says which parts couldn’t be reached and why, along with a quote to put access in.

Can we book visits on a schedule?

Yes. Plans on a 3, 6 or 12-monthly cycle are available, to suit the system and how it’s used.

What’s the right cleaning interval for a kitchen extract?

That comes down mainly to daily cooking hours. BESA’s minimums run from every 3 months for heavy use to every 12 months for light use. Your report gives a recommended next clean date.

Do you look at the system first?

Yes. For many sites, photos and a few details are enough, and larger or hidden systems get a visit.
