AHU cleaning across Ewhurst

Multi-site and managed buildings

Multi-site operators often want one contractor and one number. We work across London and the South East, so visits at different addresses can be planned together and kept on a regular cycle.

Under the Regulatory Reform (Fire Safety) Order 2005, the responsible person must assess and reduce fire risk, which may be the employer, owner, landlord, FM or managing agent. Where responsibility is shared, records matter even more.

About our AHU cleaning in Ewhurst

Every supply and extract system relies on the air handling unit at its centre: it draws air in, filters it, heats or cools it and pushes it round the ductwork. Whatever builds up inside it travels with that air, which is why we clean the unit itself, not just the ducts. If you’re dealing with dirty filters cutting the airflow and plant that needs cleaning after a refit, we can put it right, from internal panels, heating and cooling coils and drain trays onwards.

In a village or hamlet like Ewhurst, few buildings have mechanical ventilation, but where it’s fitted, it needs the same inspection and cleaning as anywhere.

The paperwork matters as much as the work. Each visit is written up with pictures, listing what was done, anything we couldn’t reach and when the next visit is due. File it in your maintenance log so it’s ready for an insurer, fire officer or EHO.

Ewhurst questions

Can you work in Ewhurst outside opening hours?

Yes. We work evenings, overnight and at weekends. It means the site in Ewhurst keeps running as normal. When you phone us on 0345 646 2711 or send us an email, mention when the site is quiet.

Do you clean school ventilation in Ewhurst in the holidays?

Yes. Half-terms and the summer break are the natural time for school work. There are about 2 schools, colleges and universities on the FSA’s food hygiene register within about 1.5 miles of Ewhurst. Just give us a ring on 0345 646 2711 or send us an email with your term dates and we will plan around them.

What about areas you can’t get to?

They’re listed in the report, never skipped quietly. The report says which parts couldn’t be reached and why, along with a quote to put access in.

Are you accredited?

BESCA Vent Hygiene Elite membership, cleaning to BESA TR19® Grease, plus CHAS, SafeContractor and ISO 9001. We are fully insured and have been trading since 2009.

Can one contract cover all our sites?

Yes. Send the list of sites and the work at each and you will get one fixed quote.

Which kinds of sites do you work on?

Commercial premises of every kind: kitchens, offices, schools, healthcare, retail, leisure and food production. Work is timed around how each site runs.

Is Ewhurst in your area?

Yes. Our area takes in London and the counties of South East England, and that includes Ewhurst.

What does TR19 mean?

BESA’s ventilation hygiene specification in two main parts: TR19® Grease for kitchen extract systems and TR19® Air for general ventilation. It isn’t legislation, but it’s the standard people check against.

What the work involves, part by part

Rooftop and plant room units

Rooftop units take the weather, and intakes can collect leaves and debris. The intake section gets particular attention.

Heating and cooling coils

Because cooling coils run wet, the dirt on them tends to cling. We clean the coil and the tray beneath it together.

Leave it or put it right?

A slimy drain tray only gets worse. Left alone, it can overflow, leak into the plant area or ceiling below and spread smells through the system. Dealing with it early keeps the clean straightforward. Rural sites cannot always move to another kitchen or room when something fails.

One small site or a whole estate, we price it on the same basis: the work involved, the access and the timing. The price is fixed before work begins.

In-house cleaning or a specialist?

Staff cleaning does not replace a specialist visit; it supports it. Regular in-house cleaning slows the build-up, but hidden parts of the system still need specialist attention.

Away from the kitchen, the in-house job is mainly checking: keeping grilles clear, noting unusual noise or smells and logging filter changes. The inside of ducts and units needs a specialist.

The process

We start by comparing what we find with the survey or your photos. Anything unexpected is raised with you before we go further. From there, it takes half a day to a full day per unit, with large plant planned over several shifts. A quick note on how to find the site and where to park makes a visit to Ewhurst run smoothly.

  1. We look at the unit and the plant area during the survey.
  2. The area is protected and the unit made safe.
  3. Each section is cleaned of dust, debris and slime.
  4. We clean the coils and clear the tray and drain.
  5. We close every panel, hand the unit back and send the report and certificate.

Preparing for the visit

  • Let us know when the site is closed or quiet
  • Tell us where we can park and unload
  • Move anything stored near the system

Quoting starts with a diagnosis, either from photos and details you send or from a site visit. Then we send a fixed price, before work begins.

Advice

Signs you need AHU cleaning in Ewhurst

Filters catch most of the dust, but not all of it. What gets through settles on coils, fans and the inside of the casing, a little more each month.

Signs it’s time to call us include:

  • Rooms that smell stuffy when the system runs
  • Filters that are clogged or overdue
  • Air handling units due a clean after building work
  • Dirty coils holding back the airflow

Around Ewhurst, as anywhere, ventilation cleaning begins with an inspection.

Questions to ask before you book

  • If the quote is a fixed price or an estimate
  • Whether they recommend a next date
  • Their accreditations, such as BESCA Vent Hygiene Elite, CHAS or SafeContractor
  • When they can work, and whether that is outside your opening hours
