AHU cleaning near Epsom

When to call us in Epsom

Air handling units are usually tucked away on roofs, in plant rooms or above ceilings, so they’re easy to forget about. It’s easy for a long time to go by without anyone opening the panels.

What we’re most often called out for:

  • Air handling units due a clean after building work
  • Filters that are clogged or overdue
  • Air handling units never cleaned inside
  • Drain trays holding standing water

If you manage shops or offices close to Epsom station, a TR19® Air inspection shows whether the ductwork needs cleaning.

What your quote should include

  • When they can work, and whether that’s outside your opening hours
  • How they set the interval to the next visit
  • Whether a survey comes first
  • How VAT is shown on the quote

Our hiring checklist

How we handle AHU cleaning in Epsom

We clean the parts of the unit where dirt and moisture gather: the filter section, heating and cooling coils, drain trays, fan and casing. Every clean comes with a TR19® certificate and before and after pictures in a report. Typical jobs include dirty fans and fan housings and filters that are clogged or overdue, on supply and extract fans, drain trays and internal panels.

Buildings in towns like Epsom often have ventilation added in stages, with units on the roof or in a plant room. The work starts with an inspection to decide what needs cleaning.

It’s worth checking any contractor’s accreditations. Ours are BESCA Vent Hygiene Elite membership, cleaning to BESA TR19® Grease, plus CHAS, SafeContractor and ISO 9001, and we’re fully insured.

The process

A visit follows the same order every time: sheeting and protection first, make the system safe, carry out the AHU cleaning, clear away and leave you the report. On site, the work takes one overnight shift for many single units, with bigger plant phased. A few photos of the system and its access points help us plan a visit in Epsom.

  1. First the unit is surveyed, from photos or a visit, and the scope agreed.
  2. With your site team, the unit is switched off and isolated, then the area around it protected.
  3. Filters, coils, fan section and casing are cleaned in turn.
  4. Standing water and slime come out of the tray and the drain is checked.
  5. We close up the unit and send the certificate and before and after pictures.

Getting ready for the visit

  • Tell us the best time to work, such as after service or at a weekend
  • Make sure equipment near the work can be switched off and left to cool
  • Tell us about access, such as roof hatches, plant rooms, ceilings or locked areas

FAQs for Epsom

Can you come to Epsom after we close?

Yes, out-of-hours work is a big part of what we do. The work in Epsom can fit around your hours. Just give us a ring on 0345 646 2711, or email photos with your opening times and we’ll plan around them.

Do you cover Epsom for AHU cleaning?

Yes. We work across London and the South East, and Epsom is part of that. A fixed quote typically follows within one working day of the survey details.

Do you repair air handling units?

We clean the unit and flag faults rather than repair them, with photos where it helps.

What if parts of the system can’t be reached?

We record them on the report, with photos where possible, and we tell you what would make it reachable, such as extra access panels in ductwork.

Do you clean the ductwork as well?

Yes. Ductwork is cleaned through access panels, with anything inaccessible recorded, and new panels can be fitted.

Do you offer maintenance contracts?

Yes. Tell us what you have and how it’s used and we will propose a schedule with a fixed quote.

What do you need from me for a quote?

Some photos and a quick description of the system, with the address and opening hours. We’ll ask for anything else we need.

Can one contract cover all our sites?

Yes. Tell us the addresses and what each needs and you will get one fixed quote.

Part by part

Fans and fan sections

Every bit of air passes the fan, so a dirty fan sends dirt downstream. The impeller, its housing and the fan chamber are cleaned.

Drain trays

A tray that doesn’t drain becomes a pool of stagnant water in the airstream. We clean it and report anything about the tray or drain that needs fixing.

Why deal with it now?

Stuffy rooms and stale smells in a building in Epsom can sometimes be traced back to the AHU. Cleaning it deals with the cause rather than the symptom. An inspector or insurer will want to see recent records, so it makes sense to have them ready.

The cost depends on the size of the system, what state it’s in and access to every part of it. We give you a fixed price before work begins, so you know where you stand.

Managing agents and facilities teams in Epsom

Facilities teams in offices, schools and healthcare sites book us too in Epsom and across Surrey. Larger estates can be phased building by building to keep disruption down.

If you look after several sites, we can plan visits across the whole estate and price them together. Each site gets its own report and pictures, so each one has its own record.

Keeping the system healthy

After the visit, a few habits help the work last:

  • Clear leaves and litter away from the intake
  • Keep filter changes on time and recorded
  • Keep inspection doors on the unit in good order
  • Book the next check in line with the report

You receive a TR19® certificate and a photo report after the clean. Keep both with the building’s maintenance records.

Keep the area around the intake clear. Anything around the intake is likely to be drawn in.

When it’s something else

Not every problem is solved by AHU cleaning, and we’ll tell you before any work starts. It does not solve:

  • Ventilation that was badly designed in the first place
  • Leaking heating or cooling coils
  • Controls and BMS settings that run the unit

If you are not sure, just ring 0345 646 2711 or drop us a line and we’ll give you a straight answer.

What the work covers
