About our AHU cleaning in Abinger Bottom

All the building’s air passes through the fan, so dust on its blades and housing ends up in the airstream. Fan, housing and the surrounding panels are cleaned as part of the job, with the unit switched off and made safe first. If you have plant that has been serviced but not cleaned and air handling units with blocked filters, we can help.

Somewhere as small as Abinger Bottom, ducted ventilation is normally limited to a school, a care home, a surgery or a converted business building, wherever there is one, but those that do need it inspected and cleaned like any other.

Insurers, fire officers and environmental health officers all look at records. So every job comes with a written report and pictures, and grease extract cleans come with a TR19® certificate issued through the BESCA Vent Hygiene Elite portal.

What AHU cleaning cannot fix

In fairness, there are a few things this work won’t fix:

  • The supply and extract ducts, quoted separately
  • Airflow problems caused by the system’s design
  • Mechanical faults with motors, belts or bearings

Not sure which it is? You can phone us on 0345 646 2711, or send details by email and we’ll tell you honestly before booking.

How the job changes from site to site

Fans and fan sections

Every bit of air passes the fan, so a dirty fan sends dirt downstream. The impeller, its housing and the fan chamber are cleaned.

Filters

Dirty filters cut airflow and let dirt slip past their frames. We clean the frames and rails so the filters sit tight.

What affects the cost of AHU cleaning

There’s no set price list, because sites vary so much. What we look at:

  • Site requirements such as sign-in and permits
  • The size of the system
  • What state the system is in
  • A single visit or a regular plan

What you pay reflects the actual work. That is why every job is surveyed first, and why the quote is fixed before we start.

Helping us quote

We can often survey from pictures. Try to include:

  • A few general shots of the system
  • Close-ups of filters, grilles, hatches or access panels
  • When the site is open and when it’s quiet
  • Any symptoms, from odd noises to smells or leaks

Photos are enough for some jobs, while others need a look on site. Larger sites, and anything hidden behind walls, ceilings or floors, are normally surveyed first. Either way, you get a fixed price before work begins.

Looking after it afterwards

Here’s the after-treatment advice, short and simple:

  • Store the TR19 paperwork where auditors can find it
  • Note any water around the unit or leaks below it
  • Report musty smells from the vents right away
  • Keep the area around the fresh air intake clear

Photos in the report cover the filters, coils, drain tray, fan and casing, along with anything we couldn’t reach. It also notes faults we spotted, such as damaged panels or a blocked drain.

Do not let leaves, litter or stored materials build up near the fresh air intake. Anything around the intake is likely to be drawn in.

Questions from Abinger Bottom

Do you cover smaller places like Abinger Bottom?

Yes, we work in villages as well as towns, and Abinger Bottom is covered. The journey is planned ahead, so a few details about the route help.

Can you work in Abinger Bottom outside opening hours?

Yes. We work evenings, overnight and at weekends. That way a site in Abinger Bottom doesn’t have to lose a day’s trading. When you call 0345 646 2711, or send details by email, mention when the site is quiet.

How often do AHUs need cleaning?

Inspection under TR19® Air decides it. Units in heavy use or in sensitive buildings may need attention more often.

What types of premises do you cover?

Any site with a kitchen or a ventilation system to look after, from a single café to a large school. We work with hotels, schools, care homes, offices, retail and leisure sites.

Can you quote from photos?

Yes, for many jobs. Send wide shots, close-ups of any access panels and anything that worries you, and we normally come back within one working day. Some sites still need a visit, and we’ll say so.

Are you accredited?

CHAS, SafeContractor, ISO 9001 and BESCA Vent Hygiene Elite membership, cleaning to BESA TR19® Grease. We are fully insured and have been trading since 2009.

Do you do ventilation duct cleaning too?

Yes, supply and extract ducts, grilles and diffusers. The survey shows whether the ducts need cleaning now.

How much notice should we give?

That depends on the slot you want and the size of the job. Tell us your preferred dates when you ask for a quote, and if it’s an emergency, call us any time.

In-house cleaning or a specialist?

Away from the kitchen, the in-house job is mainly checking: keeping grilles clear, noting unusual noise or smells and logging filter changes. Cleaning inside ducts and units is specialist work.

In-house cleaning and specialist cleaning do different jobs. Wiping filters daily and washing them weekly keeps the visible parts in order, but grease that has passed the filters is out of reach. That part needs specialist access and equipment.

How the visit works

The visit has three parts: set-up, the treatment itself and the sign-off. Getting ready means protecting surfaces and switching off what needs to be off, and the sign-off is a written report with photos. Most of the time goes on the work itself, which takes anything from half a day for one small unit to several shifts for a plant room full of them. We agree a date with you, plan the drive to Abinger Bottom and turn up when the site is quiet.

  1. We look at the unit and the plant area during the survey.
  2. The area is protected and the unit made safe.
  3. Each section is cleaned of dust, debris and slime.
  4. We clean the coils and clear the tray and drain.
  5. We close every panel, hand the unit back and send the report and certificate.

Getting ready for the visit

  • Agree a time when the area can be out of use
  • Tell us where we can park and unload
  • Make sure someone can let us in and lock up afterwards

How to get a quote

Quoting starts with a diagnosis, either from photos and details you send or from a site visit. Then we send a fixed price, before any work starts.

Related advice

Do you need AHU cleaning in Abinger Bottom?

An AHU’s intake draws in outdoor air and everything in it: dust, pollen, leaves and debris. The intake section and first filters take the brunt, and some travels further into the unit.

Any of these means the system needs a check-up:

  • Air handling units with blocked filters
  • Dust-coated heating and cooling coils
  • Stale or musty smells from the ventilation
  • Leaves and litter drawn into the unit

In Abinger Bottom, we look inside the system before deciding what needs cleaning.
