How we handle AHU cleaning in The Chart

An AHU clean is a thorough examination and treatment of the unit. Every section is opened, cleaned and photographed, so the report shows exactly what was done. Common call-outs are for units that have only ever had filter changes and leaves and litter drawn into the unit, across heating and cooling coils, internal panels and supply and extract fans.

For a building in or near The Chart, access is agreed in advance and the visit is planned around the journey, and the ventilation is inspected, cleaned and recorded the same as anywhere.

Our accreditations include CHAS, SafeContractor and ISO 9001, and we are fully insured. We are also a BESCA Vent Hygiene Elite member, cleaning to BESA TR19® Grease, and we’ve been trading since 2009.

Aftercare tips

How long the results last depends on use and care. Here’s what we suggest:

  • Make sure the unit’s access doors open easily
  • Report musty smells from the vents straight away
  • Change filters on schedule and log each change
  • Watch for drips or damp patches near the plant

Restart the unit with your site team or maintenance contractor once we have finished. Check the drain tray is emptying over the first few days to confirm water is draining away.

Change or clean filters on time. Overloaded filters let more dirt through to the coils and fan.

Why act early in The Chart

Stuffy rooms and stale smells in a building in The Chart can sometimes be traced back to the AHU. A clean tackles the source instead of masking it. Equipment tucked in a roof space or outbuilding near The Chart rarely gets looked at unless someone books it.

What you pay depends on the size of the system, the condition it’s in and access to every part of it. You get a fixed price before work begins, so you know where you stand.

What affects the cost of AHU cleaning

There’s no set price list, because no two systems are the same. The quote depends on:

  • How many systems or sites are involved
  • One-off work versus a regular cycle
  • How big the system is
  • Parking and loading at the site

The price reflects the work, not guesswork. That’s why every job is surveyed first, and why the quote is fixed before work begins.

Helping us quote

You don’t need the technical terms. It helps if you can send:

  • Anything you’ve noticed, such as smells, noise, drips or poor airflow
  • Any previous report or certificate
  • Your opening hours and when the area is out of use
  • Wide photos of the system and the area around it

Quoting starts with a diagnosis, either from pictures and details you send or from a site visit. After that, you get a fixed price for the work so you know the cost before any work starts.

What your team can do, and what needs us

For ventilation and air handling systems, in-house care is mostly about checks: keeping grilles clear, noting unusual noise or smells and logging filter changes. The inside of ducts and units needs a specialist.

Staff cleaning doesn’t replace a specialist visit; it supports it. Regular in-house cleaning slows the build-up, but hidden parts of the system still need specialist attention.

What AHU cleaning looks like in The Chart

There are about 4 caring premises (care homes, nurseries and hospitals) on the FSA’s food hygiene register within about 1.5 miles of central The Chart. Where buildings like these have air handling units, filters, coils and drain trays need regular attention. Tandridge Priory is the nearest hospital, about 0.6 miles north-west of The Chart. Healthcare ventilation is a good example of why supply ducts need inspecting: the air goes straight to patients. We cover The Chart, about 18 miles from central London, as part of our work across London and the South East. We work evenings, overnight and at weekends, so the visit fits around the site.

Wherever a school like Limpsfield CofE Infant School has ducted ventilation, a half-term visit keeps the work out of lesson time. If you run a surgery, dental practice or care home near The Chart, clean ventilation matters as much to you as to a hospital like Tandridge Priory (about 0.6 miles north-west).

The Chart is about 6 miles south-east of Caterham, in Surrey. We provide AHU cleaning for businesses, landlords and public buildings in The Chart and the rest of Surrey. Our Surrey coverage runs to 395 places, and The Chart is one of them. You can also see our page for London, about 18 miles away.

The Chart questions

Is The Chart within the area you cover?

Yes. Villages and rural sites across the South East are part of our work, The Chart included. Photos of the system and directions to the site help us plan the visit.

Can ventilation in schools around The Chart be cleaned out of term?

Yes, out-of-term visits are normal for schools. There are about 2 schools, colleges and universities on the FSA’s food hygiene register within about 1.5 miles of The Chart. Tell us your holiday dates and we will book the visit for when the site is empty.

What if parts of the system can’t be reached?

They’re marked on the report. In ductwork, new access panels are often the answer, which we can install.

How do you protect the area?

By covering it before any work starts. The work is kept contained and leave the area clean.

How far ahead should we book?

Earlier is better, especially for out-of-hours work. We normally quote within one working day, and there’s a 24/7 line for emergencies.

Which sectors do you work in?

We work for restaurants, pubs, hotels, schools, colleges, hospitals, care homes, offices and shops, plus food production and leisure sites.

Are you insured?

Yes. We carry full insurance, and we’ve been trading since 2009.

Can you price the work without visiting?

Yes, for many jobs. Send a few wide photos plus close-ups of panels, filters or grilles, and we typically come back within one working day. Some sites still need a visit, and we will say so.

How the job changes from site to site

Drain trays

Older trays can corrode and start leaking. We record their condition with photos so you can decide on any repairs.

Internal casing and panels

We open each section through its doors and close them securely when we are done before the unit is handed back.

For landlords and multi-site operators

When the building owner and the occupier are different, the lease normally sets out who maintains what. We can quote either party, and the report can go to both.

Whether it’s one building or many, the standard is the same: the system surveyed, the price fixed, the visit fitted around trading and everything written up afterwards.

How the visit works

Everything the job needs comes with us, from protective sheeting to tools and access equipment. You only need to give us clear access and switch off what needs to be off. On site, the work takes half a day to a full day per unit, with large plant planned over several shifts. Somewhere as small as The Chart, the date and timings are agreed with you well before the day.

  1. We look at the unit and the plant area during the survey.
  2. We sheet the area and the unit is isolated.
  3. Dirt and debris are removed from each section.
  4. Coils and trays are cleaned and the condensate drain cleared.
  5. The unit is closed up and handed back, with a report to follow.

Before we arrive

  • Mention any parking or loading restrictions
  • Arrange a key holder or contact on site
  • Plan for cooking equipment or plant to be off before we arrive
