AHU cleaning for sites in West End

For landlords and multi-site operators

Landlords, managing agents and facilities managers book us, not only the businesses that use the systems. Where a system serves more than one tenant, such as a shared riser, it helps to agree who arranges the work, and we are happy to quote for all of it.

From a single site to a large estate, you get the same standard: a survey first, a fixed quote, the work timed around the site and a report with photos.

AHU cleaning in West End, done properly

Drain trays under cooling coils are meant to empty. When the drain blocks, water sits there and the tray turns slimy, in the airstream that feeds the building. Clearing and cleaning the tray is central to every AHU clean. The work covers drain trays, dampers and louvres and filter sections, and the jobs we see most are condensate trays that won’t empty and coils clogged with dust and debris.

Rural buildings with mechanical ventilation, such as care homes and country hotels, often keep their units in roof spaces or outbuildings, where filters and drain trays get forgotten.

Think of the report as the system’s health record: a dated account with photos of everything we did. Grease extract cleans are also certificated to TR19® Grease through the BESCA VHE portal, ready for your insurer.

Different parts, different methods

Internal casing and panels

We open each section through its doors and close them securely when we are done before the unit is handed back.

Filters

Every AHU relies on its filters to catch dust before it reaches the coils. We check them, and clean or change them as agreed in the quote, and the housing around them is cleaned too.

Common questions in West End

Will you come out to West End?

Yes. Villages and rural sites across the South East are part of our work, West End included. Just mention lanes, gates or anything else about the site when you book.

Can you work in West End outside opening hours?

Yes, nights and weekends are routine for us. The work in West End can fit around your hours. Let us know the hours you’re closed and we’ll book within them.

Can you come out in an emergency?

Yes. Our emergency line runs 24/7 for anything that can’t wait until a planned visit. Call us any time and explain what’s happened.

What does TR19 mean?

It’s the industry benchmark for cleaning ventilation and kitchen extract systems, written by BESA. It covers how systems are inspected, cleaned and checked, and it takes a risk-based approach.

Do you give a certificate after the clean?

Yes. You get a TR19® certificate plus before and after photos. Keep them in the maintenance log.

How long does it take to clean an air handling unit?

The work takes from a few hours for a compact unit to a day or more for a large one. Large plant can be split over several shifts, so call us on 0345 646 2711, or send details by email to talk it through.

What accreditations do you have?

We hold CHAS, SafeContractor and ISO 9001, alongside BESCA Vent Hygiene Elite membership, cleaning to BESA TR19® Grease. Vent Hygiene Elite is run by BESCA and independently audited.

Do you repair air handling units?

We clean the unit and flag faults rather than repair them, with pictures where it helps.

What staff can safely do

Staff cleaning and specialist work aren’t the same thing. A daily filter wipe and a weekly filter wash keep grease down at the front of the system, but grease that has passed the filters is out of reach. Reaching it takes a specialist with the right equipment.

Good housekeeping makes our visits easier, not unnecessary. Regular in-house cleaning slows the build-up, but hidden parts of the system still need specialist attention.

When something else is needed

Some problems need a different service or another trade:

  • Faulty motors, drives or bearings
  • Dirty ducts beyond the unit itself
  • Coils that are corroded or leaking and need replacing

If in doubt, call us on 0345 646 2711 or email us and we’ll say what we think.

Parts of the system we cover

  • Internal panels
  • Heating and cooling coils
  • Supply and extract fans
  • Filter sections
  • Dampers and louvres
  • Drain trays

Looking after it afterwards

Looking after the system between visits is straightforward, and it helps at the next visit:

  • Plan the next inspection before the last report gets filed away
  • Keep the certificate and photo report with the plant records
  • Change filters on schedule and log each change
  • Don’t ignore odours coming through the grilles

The report shows each section of the unit before and after, along with anything we couldn’t reach. Any defects we noticed, like a leaking tray or damaged lining, are listed.

Regular filter changes are the best protection an AHU has. Once filters clog, dirt starts getting past them.

How the visit works

On the day, we arrive at the time agreed with you, which is often after service, overnight or at a weekend. Equipment that has to be off is switched off and allowed to cool first, and the area around the work is covered and protected. On site, it takes one overnight shift for many single units, with bigger plant phased. For a village or hamlet like West End, tell us about narrow lanes, gates and parking when you book.

  1. We agree a shutdown window that suits the building.
  2. Before cleaning, each section is photographed.
  3. Filters, coils and internal surfaces are cleaned from intake to discharge.
  4. The fan and drain tray are cleaned and the drain checked.
  5. After pictures are taken and the certificate issued.

How to prepare

  • Mention any sign-in, permit or induction we need
  • Let us know when the site is closed or quiet
  • Dig out any earlier paperwork for the system

Why deal with it now?

A clogged coil or dirty fan makes the unit work harder for the same airflow. That means more wear on the motor and rooms that feel less fresh, and a clean on your terms beats a breakdown on nobody’s. Out of sight is the usual reason a rural system goes too long without attention.

The price reflects the work, not guesswork. That’s why we survey first, from photos or on site, and the price is agreed before we start.
