AHU cleaning in The Sands
Every supply and extract system relies on the air handling unit at its centre: air is pulled in, filtered, conditioned and sent out through the ducts. Anything that collects inside the unit can end up in the rooms it serves, so cleaning the unit matters as much as cleaning the ducts. We’re often asked to deal with fan sections that haven’t been cleaned in years and leaves and litter drawn into the unit, on filter sections, internal panels and heating and cooling coils.
Rural buildings with mechanical ventilation, such as care homes and country hotels, often keep their units in roof spaces or outbuildings, which makes them easy to overlook.
Nothing is signed off by word of mouth: a written report, dated and illustrated with pictures, plus a certificate through the BESCA Vent Hygiene Elite portal when the work is a TR19® Grease clean. Any parts we couldn’t reach are recorded on it too.

Staff cleaning versus specialist work
When your team notices a problem between visits, such as dripping grease, a noisy fan, a smell or a filter that will not come clean, they should report it rather than try to fix it. We will take a look and send you a fixed quote.
Your own staff can handle the daily basics: wiping down canopy surfaces, cleaning filters and keeping a simple log. What they cannot safely do is clean inside the ductwork, the fan or the risers, and that’s where we come in.
When it’s something else
It’s worth knowing the limits before booking:
- Building management system faults
- Coils that are corroded or leaking and need replacing
- Faulty motors, drives or bearings
If you’re not sure, just give us a ring on 0345 646 2711 or use the quote form and we’ll give you a straight answer before you book.

Why act early in The Sands
A slimy drain tray only gets worse. Left alone, it can overflow, leak into the plant area or ceiling below and spread smells through the system. Dealing with it early keeps the clean straightforward. Rural sites cannot always move to another kitchen or room when something fails.
Every site is different, so we price each one individually. Size, access, the condition of the system and when we can work all make a difference.

The Sands questions
Is The Sands within the area you cover?
Yes, we work in villages as well as towns, and The Sands is covered. Let us know about access, parking and anything unusual about getting there when you book.
Is AHU cleaning available in The Sands?
Yes. Our area runs across London and the South East, The Sands included. To start, give us a ring on 0345 646 2711 or drop us a line with a few pictures of the system.
How long does it take to clean an air handling unit?
As a guide, it takes from a few hours for a compact unit to a day or more for a large one. The shutdown is planned to fit, including evenings or weekends.
Is there a survey before the work?
Yes, every time. We diagnose before we treat: the survey shows what needs doing and what access we need, and the quote is based on that.
Are you accredited?
We are a BESCA Vent Hygiene Elite member, cleaning to BESA TR19® Grease. We also hold CHAS, SafeContractor and ISO 9001, and we carry full insurance.
Is there a report after cleaning?
Yes. A TR19® certificate and photo report are sent after the clean, with any faults we noticed.
Do you do ventilation duct cleaning too?
Yes, supply and extract ducts, grilles and diffusers. We’ll tell you after the survey whether the ducts need it.
What happens to the waste?
Waste is contained during the work and removed when we leave, including grease, debris and dirty water. None of it is left on site.
Aftercare tips
Good habits slow the build-up between visits. A few tips:
- Report musty smells from the vents right away
- Make sure the unit’s access doors open easily
- Keep the area around the fresh air intake clear
- Report water on the plant room floor
Photos in the report cover the filters, coils, drain tray, fan and casing, and note any part we couldn’t get to. It also notes faults we spotted, such as damaged panels or a blocked drain.
Keep the unit’s doors and panels in working order. If a section is hard to get into, it tends not to get checked.
How the visit works
We’re used to working while the site is closed. Evenings, nights and weekends are when much of our work happens, so the site can open as normal afterwards. On site, the work takes anything from half a day for one small unit to several shifts for a plant room full of them. Seeing the system in pictures first means the trip to The Sands can be planned properly.
- First we agree when the unit can be switched off, including evenings or weekends.
- Before cleaning, each section is photographed.
- Filters, coils and internal surfaces are cleaned from intake to discharge.
- The fan and drain tray are cleaned and the drain checked.
- After photos are taken and the certificate issued.
Getting ready for the visit
- Let us know about permits to work or site inductions
- Make sure someone can let us in and lock up afterwards
- Allow time for equipment near the work to be turned off and cool down
Ask for a quote
Some systems can be priced from pictures; others need a survey. Big or complicated sites, and systems that are hard to see in photos, get a survey first. Either way, the quote is fixed before any work is booked.
