Egham AHU cleaning
AHU cleaning for Egham, from a team that has been trading since 2009. Evenings, overnight and weekends, plus a 24/7 emergency line.

- Condensate trays that will not empty
- Odours coming through the supply air
AHU cleaning in Egham, done properly
Heating and cooling coils trap dust that gets past the filters. Dirt on the fins holds back air and makes the unit work harder to do the same job. We clean coils with methods suited to their condition, taking care not to damage the fins. We are often asked to deal with stale or musty smells from the ventilation and dust built up on fan impellers, across drain trays, dampers and louvres and filter sections.
Many schools and offices in a town like Egham have a mix of older and newer ventilation. The work starts with an inspection to decide what needs cleaning, so you’re not paying for more than the system needs.
Every visit ends with a written report and photos, so there’s a dated record of the work. Kitchen extract cleaning to TR19® Grease is certificated through the BESCA Vent Hygiene Elite portal.

Why deal with it now?
Dirty coils and fans make the unit strain to move the same air. That means more wear on the motor and rooms that feel less fresh, and a clean on your terms beats a breakdown on nobody’s. Before an inspection or an insurer’s visit in Egham, it helps to have up-to-date records.
No two sites are the same, so we price each one individually. Size, access, the condition of the system and when we can work all make a difference.

What else we do in Egham
Do you need AHU cleaning in Egham?
Planned maintenance often covers belts, motors and filters but not cleaning. So a unit can be well maintained and still dirty.
It’s time to book a visit if you see:
- Intake sections clogged with outdoor debris
- Stale or musty smells from the ventilation
- Dirty coils holding back the airflow
- Plant that needs cleaning after a refit
Healthcare ventilation, from large hospitals like Ashford Hospital (about 3.5 miles east) to small clinics, depends on clean filters, coils and ducts.
What to look for in a quote
- Whether they’re fully insured
- Whether the whole system is included, or only the parts that are easy to reach
- How areas they can’t reach will be recorded
- When the next visit should be, and why
In-house cleaning or a specialist?
Logging matters as much as cleaning. A dated log of in-house cleaning and checks shows an inspector that the system is looked after between visits, next to our reports.
In-house cleaning and specialist cleaning do different jobs. A daily filter wipe and a weekly filter wash keep grease down at the front of the system, but grease that has passed the filters is out of reach. Reaching it takes a specialist with the right equipment.
Egham: your questions answered
Do you do school ventilation cleaning in Egham in the summer holidays?
Yes. The holidays are the usual time for school work. There are about 15 schools, colleges and universities on the FSA’s food hygiene register within about 1.5 miles of Egham. Send us your term dates when you call 0345 646 2711, or send details by email, and we will fit the work in.
Do you offer AHU cleaning in Egham?
Yes. We work across London and the South East, and Egham is part of that. You can give us a ring on 0345 646 2711, or email photos and let us know what needs doing.
Can you clean without disrupting the building?
Yes. We time the work to fit the building’s hours. Healthcare and care settings are planned with staff.
How do you keep the site clean during the work?
Protection goes down first: floor sheeting and covers over nearby surfaces and equipment. We tidy up and take our waste away before we leave.
What do you need from me for a quote?
The site address, the type of premises and your opening hours, plus photos of the system and your last certificate or report if you have one.
Do you give a certificate after the clean?
Yes. You get a TR19® certificate plus before and after pictures. They’re worth keeping with the plant records.
When should our AHU next be cleaned?
Inspection under TR19® Air decides it. A hard-working unit, or one serving a hospital or care home, may need cleaning more often.
Can we book visits on a schedule?
Yes. Regular plans can run on 3, 6 or 12-monthly cycles, depending on what the system needs.

Where buildings like these have air handling units, filters, coils and drain trays need regular attention. For Egham, the closest hospital is Ashford Hospital, roughly 3.5 miles east. About 20 miles out from central London, Egham is part of the South East area we work across. We work evenings, overnight and at weekends, so the visit fits around the site.
Classrooms and halls at schools such as Manorcroft Primary School are easiest to work in when pupils are away. If you manage offices or shops near Egham station, their ventilation can be inspected and cleaned out of hours.

Between visits
Once we have finished, these simple steps help:
- Keep filter changes on time and recorded
- Clear leaves and litter away from the intake
- Look at the condensate drain whenever the unit is serviced
- Do not ignore odours coming through the grilles
Keep filter changes on schedule between cleans, because good filters protect everything downstream. Record each change in the maintenance log.
Don’t let leaves, litter or stored materials build up near the fresh air intake. What’s near the intake ends up in the unit.
Multi-site and managed buildings
The Fire Safety Order 2005 puts the duty to manage fire risk on the responsible person, and that can be the employer, the owner, a landlord, a facilities manager or a managing agent. Where responsibility is shared, records matter even more.
Facilities teams in offices, schools and healthcare sites book us too across Surrey. Work can be phased by floor, building or site to keep disruption down.
When it’s something else
A few issues sit outside what this work can do:
- The supply and extract ducts, quoted separately
- Damaged coils beyond cleaning
- Building management system faults
If in doubt, phone us on 0345 646 2711, or send details by email and we will say what we think.
Parts of the system we cover
- Drain trays
- Internal panels
- Dampers and louvres
- Filter sections
- Heating and cooling coils
- Supply and extract fans
How the visit works
On the day, we arrive at the time agreed with you, often in the evening, overnight or at the weekend so the site keeps working. Anything that needs to be off for the work is switched off and left to cool before work begins, and the area around the work is covered and protected. The work itself takes half a day to a full day per unit, with large plant planned over several shifts. Before the visit, a few photos of the system and how to reach it help us plan the work in Egham.
- We agree a shutdown window that suits the building.
- We take before photos of each section of the unit.
- Filters, coils and internal surfaces are cleaned from intake to discharge.
- The fan and drain tray are cleaned and the drain checked.
- We take after photos and issue the certificate and report.
Getting ready for the visit
- Tell us about access, such as roof hatches, plant rooms, ceilings or locked areas
- Plan for cooking equipment or plant to be off before we arrive
- Clear the space around the work
