Kitchen extract cleaning across KT5: what to expect
Cooking sends fat-laden vapour into the canopy with every service. As it cools, it clings to the inside of the ductwork and keeps building. That film is fuel, and a proper clean removes it before it becomes a fire risk. Common call-outs are for extraction mentioned at an environmental health visit and a smoky, hot kitchen with weak extraction, on horizontal duct runs, extract fans and discharge points.
Before we leave, we walk the area with whoever is on site. Anything we couldn’t reach or that needs attention is pointed out there and then, and it goes on the report too. The visit takes a few hours for a small kitchen, longer for a large system.
- We start with a survey, so we know every part of the system before we quote.
- We measure the grease at set points along the system, then give you a fixed price.
- On the day, cooking equipment is switched off and left to cool, and everything nearby is sheeted.
- The whole route is cleaned, from the canopy through the ductwork to the fan and the discharge.
- We test again, photograph the result and issue your TR19 certificate and photo report.

How to get a quote
We don’t publish a price list, because every site is different. Instead, we look at your site first, from pictures or a survey, then send a fixed quote. To get going, call us on 0345 646 2711 or drop us a line.
What’s near Tolworth
In Tolworth, that means kitchens and buildings near Hogsmill LNR, Our Lady Immaculate Catholic Primary School and Shrewsbury House School, among other places. Tolworth’s nearest station is Tolworth station, about 0.5 miles south of the centre. Well-known places in the area include Cockney Museum (2.1 miles south-east) and Bentall Centre (2.2 miles north-west). Green spaces nearby include Southwood Open Space and The Lake.
Kitchen extract cleaning around KT5
From Surbiton, Tolworth and Surbiton Park to its smaller places, KT5 has kitchens of every size. Each extract is cleaned to the same TR19® standard, canopy to discharge.
In England, the Fire Safety Order puts the duty on the responsible person to assess and reduce fire risk, and each certificate and photo report is a record you can keep in your log book.
Tolworth: A hospital like Tolworth Hospital, about 0.5 miles south-west, is the kind of site where a kitchen may cook for patients, staff and visitors all day. A kitchen near Tolworth station that serves breakfast and dinner can run its extract twelve hours or more, which shortens the cleaning interval.
Common problems we fix in KT5
Cooking fat leaves the pan as a fine vapour. As the air cools on its way through the duct, the fat condenses and sticks, building a layer that gets thicker with every service. Filters catch some of it, but never all.
What we are most often called out for:
- A system with no record of a TR19 clean
- An overdue clean flagged by an EHO or fire officer
- An extract that no longer clears the smoke
- Missing paperwork after a change of operator
Managing agents and facilities teams in KT5
Managing agents often deal with us directly. Send the address, what’s needed and how access works and we will come back with a fixed quote.
From a single site to a large estate, you get the same standard: a survey first, a fixed quote, the work timed around the site and a report with pictures.
Part by part
Canopy and plenum
Whether it’s one hood or a long island canopy, each section is cleaned and photographed before and after.
Restaurant and pub kitchens
A pub or restaurant cannot afford to cancel a service for a clean. We work overnight and at weekends where that suits, and hand back a clean kitchen ready to cook.
What affects the cost of kitchen extract cleaning
The quote reflects the site in front of us. We consider:
- A single visit or a regular plan
- Where the site is and how we reach it
- The times the site is available
- How easy every part is to reach
When the work has to happen, how we reach it and how big the site is all affect the cost. We take each of them into account, and the price is fixed before we start.
What to send for a quote
You do not need the technical terms. Just send:
- When the site is open and when it’s quiet
- Any previous report or certificate
- How we’d reach plant on a roof or in a plant room
- Anything you’ve noticed, such as smells, noise, drips or poor airflow
Photos are enough for some jobs, while others need a look on site. Big or complicated sites, and systems that are hard to see in photos, get a survey first. Either way, the quote is fixed before any work is booked.
What happens if it’s left?
Environmental health officers inspect food businesses, in KT5 as everywhere else, and they look at the cleanliness of the premises and equipment, extraction included. A clean extract is one less thing to worry about on the day.
Questions to ask before booking
- Whether VAT is included
- How areas they cannot reach will be recorded
- What insurance they carry
- What’s included in the scope, part by part
KT5 questions
Do I have to clean my extract to TR19 by law?
TR19® itself isn’t law. Under the Fire Safety Order 2005, the responsible person must assess and reduce fire risk, and cleaning to TR19 is the recognised way to show you’ve dealt with extract grease.
What if parts of the system can’t be reached?
We never leave them off the paperwork. You will know exactly which parts weren’t reached and why, and we can quote to improve the access.
What do you do with what you remove?
Waste is contained during the work and removed when we leave, from grease and debris to used cleaning water. We don’t leave it behind.
Can you quote from photos?
Typically, yes. Send a few wide photos plus close-ups of panels, filters or grilles, and a fixed quote typically follows within one working day. Some sites still need a visit, and we will say so.
What accreditations do you hold?
We’re members of Vent Hygiene Elite, the scheme run by BESCA, and we clean to BESA TR19® Grease. We also hold CHAS, SafeContractor and ISO 9001, and we are fully insured.
How long will the clean take?
Length of duct, grease levels and access all affect it. Most jobs take anything from a few hours to a full night, depending on the size of the system.
What do you do to protect the area?
By covering it before any work starts. The work is kept contained and leave the area clean.
