Kitchen extract cleaning in N17: how it works

We have been trading since 2009, cleaning kitchen extracts across the South East and London. We are a BESCA Vent Hygiene Elite member, cleaning to BESA TR19® Grease, and we’re fully insured, with CHAS, SafeContractor and ISO 9001. The work covers horizontal duct runs, extract fans and plenums and filters, and people most often call us about poor airflow at the canopy and years of baked-on grease in the ducts.

On the day, we arrive at the time agreed with you, which is often after service, overnight or at a weekend. Equipment that has to be off is switched off and allowed to cool first, and floors and nearby surfaces are sheeted. The work itself takes a few hours for a small kitchen, longer for a large system.

  1. We survey the system, from your pictures or on site, canopy to discharge.
  2. We take grease readings at set points and give you a fixed quote.
  3. The kitchen is closed, the equipment cooled and everything nearby protected.
  4. Filters, canopy and plenum are cleaned, then the ducts, risers, fan and discharge.
  5. Readings are repeated, pictures taken, and your TR19 certificate and photo report issued.

What affects the price in N17

When the work has to happen, how we reach it and how big the site is all affect the cost. We take each of them into account, and the price is fixed before we start.

Where we work in N17

In N17, a busy kitchen in a place such as Tottenham, Noel Park and Tottenham Green and a quiet village kitchen need very different cleaning intervals. Grease readings and BESA’s minimum intervals set the schedule for each.

N17 is within the area we cover, which takes in London and the South East. Each job starts with a survey and a fixed quote.

Tottenham: If you run a café or takeaway near Bruce Grove station, early starts and late finishes leave little time to clean, so overnight extract cleaning suits. Healthcare kitchens can’t easily close, so their extracts are cleaned overnight or between meal services; the nearest hospital to Tottenham is North Middlesex University Hospital, about 1.1 miles north.

Staff cleaning versus specialist work

Your own staff can handle the daily basics: wiping down canopy surfaces, cleaning filters and keeping a simple log. What they can’t safely do is clean inside the ductwork, the fan or the risers, which is where we come in.

Away from the kitchen, the in-house job is mainly checking: keeping grilles clear, noting unusual noise or smells and logging filter changes. The inside of ducts and units needs a specialist.

Leave it or put it right?

There’s no law that names TR19, but the Fire Safety Order 2005 still applies. The responsible person must assess and reduce fire risk, and in a kitchen that means keeping extract grease under control. TR19 is the benchmark insurers, fire officers and EHOs look to.

Questions to ask before you book

  • Whether they recommend a next date
  • What records you’ll receive afterwards
  • What happens if part of the system cannot be accessed
  • Exactly which parts of the system are covered

Aftercare tips

Good habits slow the build-up between visits. Our tips:

  • Switch the fan on before cooking starts
  • Keep grease collection points emptied
  • Wipe the canopy down at the end of each day
  • Make sure every filter is fitted before cooking

When the clean is finished, grease readings are taken again at the same points, so you can see the difference in numbers as well as pictures. Your TR19 certificate is then issued through the BESCA Vent Hygiene Elite portal.

Clean the grease filters often, not just on clean day. Clean, well-fitted filters catch more fat before it reaches the duct, which slows build-up further down the system.

Different parts, different methods

Canopy and plenum

Canopies vary from a single hood to long runs over several appliances, every section is cleaned and recorded in the photo report before and after.

Ductwork and risers

Bends and changes of direction trap more grease than straight runs. We test at points like these before and after cleaning, so the report shows the difference.

What we’re called out for in N17

We often find duct sections that haven’t been cleaned since they were installed. The usual reason is a lack of access panels, so those sections were never reached. That hidden grease keeps building where nobody looks.

Keep an eye out for any of the following:

  • A new tenancy or takeover with no cleaning history
  • Ductwork thick with old, hardened grease
  • A TR19 certificate needed for the insurer
  • An extract that has never been cleaned to TR19

FAQs for N17

How often does a kitchen extract system need cleaning?

That comes down mainly to daily cooking hours. Heavy use of 12 to 16 hours a day calls for a clean at least every 3 months under BESA guidance, and lighter use less often. We’ll recommend a date after measuring the grease.

How much notice should we give?

The more notice, the better, especially for out-of-hours work. We usually quote within one working day, and emergencies are covered by our 24/7 line.

Will I get a certificate after the clean?

A TR19 certificate, plus a full photo report. It records what was cleaned, what wasn’t accessible and the recommended next clean date.

What does a TR19 kitchen extract clean include?

Every part the air passes through, as far as access allows. Sections with no access are listed on the report, and extra panels can be fitted.

Does the law say I must clean to TR19?

Strictly, the legal duty comes from the Regulatory Reform (Fire Safety) Order 2005, not from TR19. In practice, TR19 is how kitchens show they’re managing grease, and many insurers ask for proof of it.

What do you do to protect the area?

Floors and surfaces near the work are sheeted before we start, and anything we remove is contained. At the end, the area is cleaned down.

Where does the waste go?

Anything we remove is contained as we work and taken away with us, from grease and debris to used cleaning water. None of it is left on site.
