Kitchen extract cleaning across N4: what to expect

We have been trading since 2009, cleaning kitchen extracts across the South East and London. As a BESCA Vent Hygiene Elite member, we clean to BESA TR19® Grease, and we hold CHAS, SafeContractor and ISO 9001 and are fully insured. Common call-outs are for an extract that has never been cleaned to TR19 and poor airflow at the canopy, on vertical risers, discharge points and extract fans.

Night work is normal for us. A lot of visits happen overnight or at weekends, so a kitchen or building can carry on as usual the next day. On site, the work takes a few hours for a small kitchen, longer for a large system.

  1. We survey the system first, from your photos and details or on a site visit.
  2. Grease readings are taken at set points and you get a fixed quote.
  3. With the kitchen closed and equipment off and cool, the area is sheeted.
  4. We clean the canopy, plenum, filters, ducts, risers, fan and discharge.
  5. Readings and photos are taken again, and you receive a TR19 certificate and photo report.

What you will pay

Every site is different, so we price each one individually. Size, access, the condition of the system and when we can work all play a part.

Local landmarks in Finsbury Park

Also close by are Woodberry Down School (0.6 miles east), Arts and Media School Islington (0.6 miles west), Stroud Green Primary School (less than half a mile west) and Stationers Park (0.8 miles north-west). There’s a railway station in Finsbury Park itself: Finsbury Park station. Kitchen extract cleaning around N4

Kitchens across N4 cook for very different hours, from all-day town-centre sites to part-time hall and school kitchens. Grease readings and BESA’s minimum intervals set the schedule for each.

Much of our work across London and the South East happens in the evening, overnight or at weekends, so sites in N4 can keep trading.

Finsbury Park: Bursars and site managers at schools such as Stroud Green Primary School tend to book extract cleaning for when the kitchen is empty. Volunteers running a hall kitchen near St John the Evangelist, or anywhere in Finsbury Park, may not know when the extract was last cleaned, and a grease test settles it.

Leave it or put it right?

Any food business in N4 can expect visits from the council’s environmental health officers, and a greasy canopy or dripping filters won’t go unnoticed. A clean extract is one less thing to worry about on the day.

Comparing quotes

  • Which accreditations they hold, and whether you can check them
  • Whether the work can be done while the site is closed
  • What paperwork you get at the end
  • How VAT is shown on the quote

Multi-site and managed buildings

Whether it’s one building or many, the standard is the same: a survey first, a fixed quote, the work timed around the site and a report with photos.

If you look after several sites, we can plan visits across the whole estate and price them together. Each site gets its own report and photos, so each one has its own record.

What affects the cost of kitchen extract cleaning

Some jobs are bigger than they look, and some smaller. What affects the quote:

  • Where the site is and how we reach it
  • How many systems or sites are involved
  • Access, including roofs, risers and ceiling voids
  • Any permits to work or inductions

Working hours, access and the scale of the site can all change the price. Each of those is built into the quote, and the price is fixed before work begins.

Helping us quote

What to send for a quote:

  • The paperwork from the last visit, if you have it
  • Anything you’ve noticed, such as smells, noise, drips or poor airflow
  • The times we could work without disrupting the site
  • The roof, plant room or outside wall the system runs to

Quotes are quick. Call or email with a few details and you will typically have a fixed price within one working day. Where a survey is needed, we arrange a time that suits the site.

What the work involves, part by part

Canopy and plenum

Grease meets the system first at the canopy and the plenum behind the filters. Both are scraped and degreased inside and out, with the filter housing cleaned too.

Ductwork and risers

Long flat runs of duct are where grease collects. Each run is cleaned through its access panels, recording any that can’t be reached.

What we’re called out for in N4

Cooking fat leaves the pan as a fine vapour. As the air cools on its way through the duct, the fat condenses and sticks, building a layer that gets thicker with every service. The grease filters stop some, never all of it.

Clients usually contact us when they notice one of these:

  • Heavy grease build-up inside the duct runs
  • A kitchen taken over without any extract records
  • A TR19 certificate needed for the insurer
  • A system with no record of a TR19 clean

Common questions in N4

What happens to the waste?

Waste is contained during the work and removed when we leave, including grease, debris and dirty water. None of it is left on site.

Can you come out in an emergency?

Yes. For anything urgent, such as a fan failure or damage after a fire, ring the 24/7 line and we will talk you through the next steps.

Can you look after several sites?

Yes. Send the list of sites and the work at each and we’ll quote them together.

What accreditations do you hold?

We are a BESCA Vent Hygiene Elite member, cleaning to BESA TR19® Grease. We also hold CHAS, SafeContractor and ISO 9001, and we are fully insured.

Is TR19 a legal requirement?

No law names TR19 directly, but the Fire Safety Order 2005 does require the responsible person to manage fire risk. TR19 is the standard insurers and fire officers expect, and many policies require it.

How far ahead should we book?

Book as early as you can for planned work, particularly if your next visit is nearly due. Emergencies are different, because our line is open 24/7.

How long does it take to clean a kitchen extract system?

Allow a single shift for most kitchens, with long duct runs and tall risers needing more time. We will confirm the time when we quote.
