AHU cleaning across Buckinghamshire: what to expect
Drain trays under cooling coils are meant to empty. If the outlet blocks, standing water and slime build up, in the airstream that feeds the building. Cleaning and clearing it is a key part of the job. The work covers heating and cooling coils, internal panels and dampers and louvres, and people most often call us about stale or musty smells from the ventilation and leaves and litter drawn into the unit.
We start by comparing what we find with the survey or your pictures. Anything unexpected is raised with you before we go further. From there, it takes a single shift for a typical unit, longer for large or heavily soiled ones.
- The survey covers the unit, its access and how it can be shut down.
- The area is protected and the unit made safe.
- Dirt and debris are removed from each section.
- Coils and trays are cleaned and the condensate drain cleared.
- We close every panel, hand the unit back and send the report and certificate.
What you’ll pay

What’s near Aylesbury
In Aylesbury, that means kitchens and buildings near Buckinghamshire UTC, Stocklake Park Community School and The Derby Arms Public House, among other places. Also close by are Bearbrook Combined School (0.5 miles west) and Church of St Mary (under half a mile north). There’s a railway station in Aylesbury itself: Aylesbury station. A little further out are Roald Dahl Children's Gallery (less than half a mile east) and Royal Buckinghamshire Hospital (within half a mile north). Open spaces near Aylesbury include Coombe Hill.
AHU cleaning around Buckinghamshire
From Aylesbury, High Wycombe and Chesham to its smaller places, Buckinghamshire has buildings that rely on mechanical ventilation. Each is inspected first, then cleaned to TR19® Air where needed.
Much of our work across London and the South East happens in the evening, overnight or at weekends, so sites across Buckinghamshire don’t have to lose a day.
Aylesbury: Classrooms and halls at schools such as Buckinghamshire UTC are easiest to work in when pupils are away. Healthcare ventilation, from large hospitals like Royal Buckinghamshire Hospital (about under half a mile north) to small clinics, depends on clean filters, coils and ducts.
What staff can safely do
For ventilation and air handling systems, in-house care is mostly about checks: clear grilles, a log of filter changes and reporting anything odd. Cleaning inside ducts and units is specialist work.
Some jobs should never be done in-house: opening up ductwork, cleaning fans, drop testing fire dampers and measuring grease call for the right kit, training and safe access. That’s our job.
Looking after it afterwards
So the system stays in good health:
- Check the drain tray is emptying during routine visits
- Watch for drips or damp patches near the plant
- Do not ignore odours coming through the grilles
- Report stiff or damaged access doors
The report suggests a date for the next inspection or clean, based on what we found. TR19® Air is risk-based, so the interval depends on the unit and how the building is used.
Regular filter changes are the best protection an AHU has. Once filters clog, dirt starts getting past them.
Landlords, agents and facilities managers
From a single site to a large estate, you get the same standard: a survey first, a fixed quote, the work timed around the site and a report with photos.
Records are where multi-site compliance often slips. Each visit produces a dated report with pictures, so you can show an insurer or inspector what was done at each site.
Different parts, different methods
Internal casing and panels
Access doors and panels are opened in turn and closed properly afterwards before the unit is handed back.
Filters
Filter condition tells you a lot about the rest of the unit. We photograph them for the report.
Why deal with it now?
Leave an AHU uncleaned and the dirt doesn’t stay put. It’s carried through the ductwork and out of the grilles, which is why the unit and the ducts are best cleaned together.
Questions to ask before booking
- Whether inaccessible sections are listed on the report
- Whether the figure could change on the day
- Whether a written report and photos are included
- When the next visit should be, and why
Buckinghamshire: your questions answered
Will the ventilation be off while you clean?
Yes, for the time we are working on it. We can work evenings, overnight or at weekends so the building isn’t left without ventilation when it’s busy.
What does TR19 mean?
BESA’s ventilation hygiene specification in two main parts: TR19® Grease for kitchen extract systems and TR19® Air for general ventilation. It isn’t law, but it’s the benchmark.
Do you survey before quoting?
Yes. Every job is surveyed first, from your pictures and details, or with a visit where necessary. Then you get a fixed quote.
How do you protect the area?
With sheeting and covers, before anything else happens. We keep the work contained and clean down when we finish.
Will you repair the fan or motor?
Motors, belts, controls and coils that need repair are a job for your maintenance contractor. We clean the unit and report anything we see that needs attention.
How long does an AHU clean take?
The work takes half a day to a full day per unit, with large plant planned over several shifts. Large plant can be split over several shifts, so call us on 0345 646 2711 or use the quote form to talk it through.
How often do AHUs need cleaning?
Inspection under TR19® Air decides it. Units in heavy use or in sensitive buildings may need attention more often.
