How we handle AHU cleaning in Bedgrove

Our AHU cleans for sites in Bedgrove cover the parts that collect dirt: filters, coils, drain trays, fans and the internal panels. You get a TR19® certificate and a photo report showing the unit before and after. The work covers filter sections, drain trays and dampers and louvres, and common reasons people get in touch are fan sections that haven’t been cleaned in years and leaves and litter drawn into the unit.

For a building near Bedgrove, the visit is planned around how it’s used, and the journey is planned ahead. The method doesn’t change: inspect first, clean, then record what was done.

The sign-off is always in writing: a dated report with pictures of the work, plus a certificate through the BESCA Vent Hygiene Elite portal when the work is a TR19® Grease clean. It shows what was done and what, if anything, couldn’t be reached.

How we price AHU cleaning

There’s no set price list, because sites vary so much. The quote depends on:

  • How big the system is
  • When the work can happen, such as evenings, overnight or weekends
  • One-off work versus a regular cycle
  • The condition we find in the survey

What you pay reflects the actual work. That’s why every job is surveyed first, and why the quote is fixed before we start.

What we need to know

When you contact us, it’s useful to have:

  • Anything you’ve noticed, such as smells, noise, drips or poor airflow
  • Where the plant sits or the system leaves the building, such as a roof or outside wall
  • Wide pictures of the system and the area around it
  • Your opening hours and when the area is out of use

Some systems can be priced from pictures; others need a survey. Larger sites, and anything hidden behind walls, ceilings or floors, are normally surveyed first. Either way, you get a fixed price before any work starts.

How the job changes from site to site

Filters

Dirty filters cut airflow and let dirt slip past their frames. The filter section is cleaned so new or cleaned filters sit properly.

Drain trays

The drain tray collects water from the cooling coil. We clear standing water, clean out slime and check the outlet is draining.

Why act early in Bedgrove

Leave an AHU uncleaned and the dirt does not stay put. It’s carried through the ductwork and out of the grilles, so cleaning the ducts without the unit only goes so far. You choose the date of a planned visit, and a breakdown never asks.

When the work has to happen, how we reach it and how big the site is all affect the cost. We take each of them into account, and the price is fixed before work begins.

What you get with us

  • Fully insured
  • In business since 2009
  • Accredited under CHAS and SafeContractor, with ISO 9001

In-house cleaning or a specialist?

Day-to-day cleaning is something your team can do: wiping down canopy surfaces, cleaning filters and keeping a simple log. Inside the ducts, risers and fan is specialist work, which is where we come in.

A few tasks are always specialist work: opening up ductwork, cleaning fans, drop testing fire dampers and measuring grease call for the right kit, training and safe access. That is our job.

What a clean won’t put right

AHU cleaning can’t fix everything, and we’d rather say so up front. It won’t put right:

  • Airflow problems caused by the system’s design
  • Faulty motors, drives or bearings
  • Coils that are corroded or leaking and need replacing

Not sure which it is? You can call 0345 646 2711, or email photos and we will tell you honestly before booking.

Where we work

  • Drain trays
  • Heating and cooling coils
  • Filter sections
  • Internal panels
  • Dampers and louvres
  • Supply and extract fans

What we do, step by step

We start by comparing what we find with the survey or your photos. If anything is different, we talk it through with the person on site before carrying on. From there, it takes anything from half a day for one small unit to several shifts for a plant room full of them. We plan the journey to Bedgrove and bring what the job is likely to need.

  1. We agree a shutdown window that suits the building.
  2. We take before photos of each section of the unit.
  3. Filters, coils and internal surfaces are cleaned from intake to discharge.
  4. The fan and drain tray are cleaned and the drain checked.
  5. After pictures are taken and the certificate issued.

Preparing for the visit

  • Mention any locked doors, roof access or ceiling voids
  • Arrange a key holder or contact on site
  • Move anything stored near the system

Getting a quote

To get a fixed quote, call 0345 646 2711, or send details by email and tell us the type of site, your opening hours and roughly what the system looks like. A few photos and your last certificate or report help a lot. You’ll normally have a quote within one working day.

Aftercare tips

A little care between visits keeps the system in better shape. Our advice:

  • Flag stale or damp smells in the supply air
  • Keep filter changes on time and recorded
  • Don’t store bins or materials near the intake
  • Diary the inspection date recommended in the report

The report shows each section of the unit before and after, along with anything we couldn’t reach. It also notes faults we spotted, such as damaged panels or a blocked drain.

Check drain trays and condensate drains during routine maintenance. Catching a slow drain early stops standing water building up.

Questions from Bedgrove

Can you come to Bedgrove after we close?

Yes. We work evenings, overnight and at weekends. It means the site in Bedgrove keeps running as normal. Let us know the hours you are closed and we will book within them.

Is Bedgrove within the area you cover?

Yes. Bedgrove is within the area we cover across London and the South East. A survey first, from pictures or a visit, means we arrive with the right kit.

What do you need from me for a quote?

Just the basics: the address, the site type, your opening hours and how we reach the system. Photos and any previous paperwork make it quicker. After that, simply give us a ring on 0345 646 2711 or email us.

What if parts of the system cannot be reached?

They’re listed in the report, never skipped quietly. The report says which parts couldn’t be reached and why, and we can quote to improve the access.

Is there a report after cleaning?

Yes. You get a TR19® certificate plus before and after pictures. They’re worth keeping with the plant records.

Which sectors do you work in?

We work for restaurants, pubs, hotels, schools, colleges, hospitals, care homes, offices and shops, as well as food production and leisure sites.

What’s TR19?

It’s the industry benchmark for cleaning ventilation and kitchen extract systems, written by BESA. It sets out inspection, cleaning and record keeping, and it takes a risk-based approach.

Will you repair the fan or motor?

The clean includes noting faults, but repairs sit with your maintenance contractor, with the details in the report.
