AHU cleaning for sites in Oakley

How we handle AHU cleaning in Oakley

If the units serving a building in Oakley have only had filter changes for years, there may be dirt on the coils, fan and casing that nobody has looked at. A full AHU clean takes in the whole unit. The work covers supply and extract fans, heating and cooling coils and filter sections, and people most often call us about drain trays holding standing water and coils clogged with dust and debris.

Somewhere as small as Oakley, ducted ventilation is usually limited to a school, a care home, a surgery or a converted business building, wherever there is one, but where it’s fitted, it needs the same inspection and cleaning as anywhere.

We have been trading since 2009, as a BESCA Vent Hygiene Elite member, cleaning to BESA TR19® Grease. We also hold CHAS, SafeContractor and ISO 9001, and we carry full insurance.

What we do, step by step

The first job on site is protection: floors, worktops and anything near the work are covered. Then we make the system safe and start. The work on site takes anything from half a day for one small unit to several shifts for a plant room full of them, and we clear up before we go. Photos of the system and how to reach it help us plan a visit to Oakley.

  1. First we agree when the unit can be switched off, including evenings or weekends.
  2. Before cleaning, each section is photographed.
  3. We work through the unit from the intake to the outlet.
  4. The fan and drain tray are cleaned and the drain checked.
  5. We take after photos and issue the certificate and report.

Getting ready for the visit

  • Clear the space around the work
  • Plan for cooking equipment or plant to be off before we arrive
  • Let us know how we reach the system, including roofs, risers and plant rooms

Advice

Why act early in Oakley

A clogged coil or dirty fan makes the unit work harder for the same airflow. The result is extra wear and a building that does not feel as comfortable, and a clean on your terms beats a breakdown on nobody’s. Out of sight is the usual reason a rural system goes too long without attention.

Whatever the type of site, the quote works the same way: the size of the job, access, condition and working hours. Ask for a fixed quote and we will go through it with you.

Why book with us

  • Fully insured
  • A fixed price before any work starts
  • One number for every site across the South East and London
  • CHAS and SafeContractor accredited, with ISO 9001

AHU cleaning in Oakley: local notes

There are about 3 schools, colleges and universities on the FSA’s food hygiene register within 1.5 miles or so of the middle of Oakley. Buildings like these often rely on mechanical ventilation, which TR19® Air covers. We cover Oakley, about 47 miles from central London, as part of our work across London and the South East. The visit is fixed around your opening hours, not ours.

If you manage a school such as Oakley Church of England Combined School, ventilation cleaning is best booked for the holidays.

Oakley is about 6 miles north-west of Thame, in Buckinghamshire. We carry out AHU cleaning for commercial premises of every kind in Oakley and the rest of Buckinghamshire. Across Buckinghamshire, we cover 263 places, and Oakley is one of them. Oxford is in our area too, around 8 miles away.

Every address in HP18 is covered for AHU cleaning, from busy streets to back roads. Whether your site is on Brookside, Manor Road and The Turnpike or a nearby road, our technicians can take on the work. If your site is just outside Oakley, we cover Little London (1 mile east), Brill (1 mile north-east), Piddington (3 miles north), Ludgershall (4 miles north-east) and Blackthorn (5 miles north). We also work in nearby towns such as Aylesbury (11 miles east), Buckingham (14 miles north), Elmhurst (11 miles east), Southcourt (11 miles east), Princes Risborough (12 miles south-east) and Haydon Hill (10 miles east).

Around Oakley

Typical jobs here are in premises near The Royal Oak pub and the streets around them. Nearby you’ll also find Waterperry Gardens Rural Museum (3.8 miles south). For a walk, there’s Bernwood Meadows.

Different parts, different methods

Filters

Clogged filters reduce airflow, and dirt can get round the edges. The filter section is cleaned so new or cleaned filters sit properly.

Drain trays

Standing water in a tray sits right where the air passes. We clean it and note if the slope or the drain needs attention.

What affects the quote in Oakley

There’s no set price list, because sites vary so much. What we look at:

  • The number of sites or systems
  • Where the site is and how we reach it
  • The size of the system
  • Site requirements such as sign-in and permits

One small site or a whole estate, the quote is built the same way: the work involved, the access and the timing. You will have a fixed price before any work starts.

What we need to know

Photos and a few facts are often enough to price the work. Useful things to send:

  • Close-ups of filters, grilles, hatches or access panels
  • Where the plant sits or the system leaves the building, such as a roof or outside wall
  • Any symptoms, from odd noises to smells or leaks
  • Photos showing the whole system and its surroundings

Here’s what helps us quote: the address, the type of site and when it’s open, photos of the system and the last certificate or report, if there is one. Then give us a ring on 0345 646 2711 or email us.

When it’s something else

In fairness, there are a few things this work won’t fix:

  • Breakdowns that need a mechanical engineer
  • Coils that are corroded or leaking and need replacing
  • Problems with the unit’s controls or sensors

If you’re not sure, just call 0345 646 2711 or use the quote form and we’ll give you a straight answer before booking.

Do you need AHU cleaning in Oakley?

Filters that are not changed or cleaned on time clog up, cutting airflow and sometimes letting dirty air bypass them altogether. After that, the coils and fan collect what the filter should have caught.

Common reasons sites call us include:

  • Air handling units never cleaned inside
  • Dirty coils holding back the airflow
  • Debris and leaves in the fresh air intake
  • Dirty filters cutting the airflow

For buildings in and around Oakley, TR19® Air cleaning starts with an inspection.

Questions to ask before you book

  • Exactly which parts of the system are covered
  • How areas they cannot reach will be recorded
  • If the quote is a fixed price or an estimate
  • Whether VAT is included

Questions to ask before you book

In-house cleaning or a specialist?

Some jobs should never be done in-house: entering ducts, working on fans, testing dampers and taking grease readings need training, the right equipment and safe access. Leave those to us.

When your team notices a problem between visits, such as dripping grease, a noisy fan, a smell or a filter that will not come clean, they should report it rather than try to fix it. We’ll take a look and send you a fixed quote.

FAQs for Oakley

Do you cover smaller places like Oakley?

Yes, we work in villages as well as towns, and Oakley is covered. The journey is planned ahead, so a few details about the route help.

Do you clean school ventilation in Oakley in the holidays?

Yes. The holidays are the usual time for school work. The FSA’s register shows about 3 schools and colleges with food registrations within roughly a mile and a half of Oakley. Booking early in the term gives the best choice of holiday dates.

What’s TR19?

TR19® is BESA’s specification for ventilation hygiene. Since 2019, TR19® Grease has been a standalone specification for grease in kitchen extract systems, and TR19® Air covers general supply and extract systems.

Do you clean the ductwork as well?

Yes, supply and extract ducts, grilles and diffusers. We will tell you after the survey whether the ducts need it.

How much notice should we give?

It depends on the time you need and how big the job is. Mention your preferred dates with your enquiry, and for anything urgent, ring our 24/7 emergency line.

Will we get paperwork for the AHU clean?

Yes, both a certificate and a report with photos. The report also suggests when the unit should next be inspected.

How long does it take to clean an air handling unit?

Expect it to take one overnight shift for many single units, with bigger plant phased. Size, layout and how dirty it is decide the rest, and we will confirm the time when we quote.

How do you protect the area?

We cover floors and nearby surfaces with sheeting before we start, and waste is contained as we go. Before we leave, we tidy up and clean down.
