AHU cleaning in South Heath, done properly

A cooling coil drips condensate into a tray that should drain away. If the outlet blocks, standing water and slime build up, right in the path of the air going into the building. Clearing and cleaning the tray is central to every AHU clean. If you have air handling units with blocked filters and odours coming through the supply air, we can put it right, from filter sections, internal panels and heating and cooling coils onwards.

In a village or hamlet like South Heath, few buildings have mechanical ventilation, but where it’s fitted, it needs the same inspection and cleaning as anywhere.

It’s worth checking any contractor’s accreditations. Ours are BESCA Vent Hygiene Elite membership, cleaning to BESA TR19® Grease, plus CHAS, SafeContractor and ISO 9001, with full insurance on top.

What affects the cost of AHU cleaning

We quote each job individually. This is what makes a difference:

  • One-off work versus a regular cycle
  • How many systems or sites are involved
  • Access, including roofs, risers and ceiling voids
  • The condition of the system

Every site is different, so we price each one individually. Size, access, the condition of the system and when we can work all play a part.

What we need to know

To help us quote quickly, please include:

  • Any access panels or hatches you can see
  • The postcode and the type of business
  • When the site is open and when it’s quiet
  • The roof, plant room or outside wall the system runs to

We do not publish a price list, because no two systems are the same. Instead, we look at your site first, from pictures or a survey, and then give you a fixed quote. To start, call 0345 646 2711, or send details by email.

Leave it or put it right?

Standing water in a drain tray does not clear itself. Leave it and you risk overflows, leaks into the space below and odours carried round the building. Dealing with it early keeps the clean straightforward. Systems in rural buildings are often out of sight and out of mind.

Leaving it longer rarely makes the work cheaper. Build-up, wear and faults tend to get worse, not better, and a neglected system can mean more work. If you’re not sure what’s needed, call us on 0345 646 2711 or drop us a line for straight advice and a fixed quote.

What we do, step by step

We turn up at the time agreed with you, often in the evening, overnight or at the weekend so the site keeps working. Equipment that has to be off is switched off and allowed to cool before work begins, and the area around the work is covered and protected. On site, it takes anything from half a day for one small unit to several shifts for a plant room full of them. The timing of a visit to South Heath is set by you, and the travel is our side of the planning.

  1. First the unit is surveyed, from photos or a visit, and the scope agreed.
  2. The unit is shut down with your site team and the area protected.
  3. We clean or change the filters as agreed, then clean the coils, fan and internal panels.
  4. Drain trays are cleared and cleaned and the outlet checked.
  5. A TR19® certificate and photo report follow the clean.

Before we arrive

  • Agree a time when the area can be out of use
  • Dig out any earlier paperwork for the system
  • Mention any locked doors, roof access or ceiling voids

South Heath questions

Can you work in South Heath outside opening hours?

Yes, out-of-hours work is a big part of what we do. It means the site in South Heath keeps running as normal. Just call 0345 646 2711, or email photos with your opening times and we’ll plan around them.

Is South Heath within the area you cover?

Yes, South Heath is part of our area, however small the site. Just mention lanes, gates or anything else about the site when you book.

Do you have insurance?

Yes. Duct Doctor is fully insured, and the details are available on request.

Can you set up regular visits?

Yes. Send details of the systems and how they’re used, and we will suggest a schedule and quote for it.

Is a quote from pictures possible?

Yes, if we can see what we need. Otherwise, we book a survey at a time that suits the site, and the quote follows that.

What happens to the waste?

We take it away at the end of the visit. During the work, it’s contained to keep the area clean.

When should our AHU next be cleaned?

Under TR19® Air, cleaning is led by inspection and risk rather than a set calendar. Each report suggests when the unit should next be looked at.

What does TR19 mean?

It’s the industry benchmark for cleaning ventilation and kitchen extract systems, written by BESA. It sets out inspection, cleaning and record keeping and expects a risk-based approach.

What we are called out for in South Heath

Planned maintenance often covers belts, motors and filters but not cleaning. That means a unit can tick every service box and still be carrying years of dirt.

If you notice any of these, it’s worth a diagnosis:

  • Air handling units never cleaned inside
  • Blocked condensate drains and slimy trays
  • Units needing a clean before a new tenant or handover
  • Odours coming through the supply air

Hospitals such as Chiltern Hospital (about 1.3 miles south) show how much a building can rely on clean ventilation, and smaller healthcare sites near South Heath are no different.

How to choose an extract cleaning contractor

Different parts, different methods

Internal casing and panels

We open each section through its doors and close them securely when we’re done before the unit is handed back.

Heating and cooling coils

Cooling coils stay damp in use, so dirt on them can turn sticky. The coil and its drain tray are cleaned as one job.

Managing agents and facilities teams in South Heath

Landlords, managing agents and facilities managers book us, not only the businesses that use the systems. Shared systems, like a riser serving several units, need a clear agreement on who books the work, and we can quote for the whole system.

The Fire Safety Order 2005 puts the duty to manage fire risk on the responsible person, which may be the employer, owner, landlord, FM or managing agent. With shared responsibility, good records help everyone.

Keeping the system healthy

To keep the system working properly between visits:

  • Stick to the filter change plan
  • Make sure condensate is draining away
  • File each AHU report in the maintenance log
  • Note any water around the unit or leaks below it

The report suggests a date for the next inspection or clean, based on what we found. TR19® Air is risk-based, so the interval depends on the unit and how the building is used.

Regular inspection under TR19® Air shows when cleaning is due, rather than waiting for a problem.
