Kitchen extract cleaning across CT3: what to expect
The part of the system nobody sees is often the dirtiest. Access panels let us into the duct runs and risers, removing thick grease by hand, then using degreasers, hot water or steam to suit the deposit. Anything out of reach is noted in the report and extra access panels can be added. We’re often asked to deal with extraction mentioned at an environmental health visit and heavy grease build-up inside the duct runs, across vertical risers, canopies and hoods and horizontal duct runs.
Every visit runs to the same pattern: protect the area, isolate whatever needs isolating, do the work, tidy up and leave you the report. On site, the work takes as long as the system needs, from a few hours to several planned visits.
- We survey the system first, from your pictures and details or on a site visit.
- Set points are tested for grease thickness and the quote is fixed before work begins.
- Once the kitchen has closed and the equipment has cooled, we sheet and protect the area.
- The whole route is cleaned, from the canopy through the ductwork to the fan and the discharge.
- Finally the system is re-tested and photographed, and the certificate and report follow.
What affects the price in CT3
Putting the work off seldom saves money. Build-up, wear and faults tend to get worse, not better, and a neglected system can mean more work. If you’re unsure, give us a ring on 0345 646 2711 or drop us a line and we’ll give you an honest view and a fixed quote.

Near you in Aylesham
In Aylesham, that means kitchens and buildings near St Peter and Aylesham Primary School. Aylesham has its own railway station: Aylesham station. Well-known places in the area include St Martins Hospital (5.2 miles north-west).
Kitchen extracts across CT3
In CT3, a busy kitchen in a place such as Canterbury, Aylesham and Ash and a quiet village kitchen need very different cleaning intervals. The right interval comes from hours of use and grease readings.
London and the South East cover everything from city basements to rural kitchens. The same TR19® standard applies to all of them, in CT3 and beyond. Coastal kitchens in CT3 often have their busiest months in the summer, so it pays to book work around the busy season.
Aylesham: Kitchens that cook twelve hours or more a day, as some healthcare kitchens do, fall into BESA’s three-monthly minimum; St Martins Hospital is the nearest hospital to Aylesham, about 5.2 miles north-west. If you look after a school kitchen, at a school such as Aylesham Primary School or anywhere near Aylesham, the holidays are the usual time for a TR19® clean.
Multi-site and managed buildings
When the building owner and the occupier are different, the lease normally sets out who maintains what. We can quote either party and send the paperwork to whoever needs it.
Under the Regulatory Reform (Fire Safety) Order 2005, the responsible person must assess and reduce fire risk, which may be the employer, owner, landlord, FM or managing agent. With shared responsibility, good records help everyone.
What staff can safely do
Good housekeeping makes our visits easier, not unnecessary. Regular in-house cleaning slows the build-up, but the parts you can’t see still need a specialist at the right interval.
When your team notices a problem between visits, like drips, unusual noise, smells or damaged filters, they should report it rather than try to fix it. We’ll take a look and send you a fixed quote.
When something else is needed
A few issues sit outside what this work can do:
- Fat blocking the kitchen drains
- A duct that’s holed or coming apart
- Faulty fire dampers in the duct
Between visits
How long the results last depends on use and care. We suggest:
- Report grease drips, smells or fan noise straight away
- Keep the baffle filters clean
- Keep the TR19 certificate and photo report in the maintenance log
- Book the next clean before the date on the report
The certificate records when the clean was done, where and by whom. Keep it in the maintenance log with your fire risk assessment, so it’s to hand when an insurer, fire officer or EHO asks.
Regular filter cleaning is the simplest thing a kitchen can do. A filter that’s clean and seated properly stops more grease getting into the plenum, so the ductwork stays cleaner for longer.
Leave it or put it right?
If there’s a fire and the extract hasn’t been cleaned, the paperwork becomes the problem. Many policies require cleaning to TR19, and an insurer can refuse or reduce a claim without proof. A certificate in the file answers that question.
What your quote should include
- Whether the whole system is included, or only the parts that are easy to reach
- If the quote is a fixed price or an estimate
- What paperwork you get at the end
- When they can work, and whether that is outside your opening hours
Questions from CT3
How much does kitchen extract cleaning cost?
It depends on the site, so we quote each one individually. To get one, ring 0345 646 2711 or send us an email with the site type, opening hours and a few photos.
Do insurers need proof of extract cleaning?
Grease-filled ducts can carry fire well beyond the kitchen. Many policies say the extract must be cleaned to TR19, and a claim may be reduced without proof, so keep every certificate.
What is TR19?
TR19® is the BESA specification for keeping ventilation systems clean. TR19® Grease, a standalone specification since 2019, covers grease in kitchen extract systems, while TR19® Air covers other supply and extract ductwork.
Where does the waste go?
Waste is contained during the work and removed when we leave, from grease and debris to used cleaning water. We do not leave it behind.
Which sectors do you work in?
Any commercial site with kitchens or ventilation, from a small pub to a hospital. Hotels, schools, care homes, offices, shops and leisure sites are all part of our work.
What about areas you cannot get to?
They’re marked on the report. Often the fix is extra access, such as new panels in ductwork, which we can install.
What accreditations do you hold?
We clean to BESA TR19® Grease as a BESCA Vent Hygiene Elite member, and certificates go through the BESCA Vent Hygiene Elite portal. Duct Doctor has been trading since 2009.
