Kitchen extract cleaning across CT15: what to expect
Think of it as a health check for the kitchen’s airways: diagnose with a survey, treat with a thorough clean, then sign it off. That clean bill of health comes as a TR19 certificate and a photo report, issued through the BESCA Vent Hygiene Elite portal. The work covers vertical risers, horizontal duct runs and extract fans, and people most often call us about grease drips onto cooking equipment and an extract that has never been cleaned to TR19.
Your staff don’t need to do much on the day. A contact on site lets us in at the agreed time and points us to the system, and we take it from there. Before we leave, the area is tidied and the paperwork follows.
- We start with a survey, so we know every part of the system before we quote.
- Set points are tested for grease thickness and the quote is fixed before we start.
- On the day, cooking equipment is switched off and left to cool, and everything nearby is sheeted.
- We clean the canopy, plenum, filters, ducts, risers, fan and discharge.
- Readings and pictures are taken again, and you receive a TR19 certificate and photo report.
What you’ll pay
We do not list prices on the website, because the cost depends on the site in front of us. For a fixed quote, give us a ring on 0345 646 2711 or use the quote form, and we will talk you through it.

Where we work in CT15
Kitchens across CT15 cook for very different hours, from all-day town-centre sites to part-time hall and school kitchens. Grease readings and BESA’s minimum intervals set the schedule for each.
Much of our work across London and the South East happens in the evening, overnight or at weekends, so sites across CT15 don’t have to lose a day. CT15 includes coastal places, where salt in the air speeds up corrosion of roof-level equipment. Fans and cowls on sea-facing roofs are worth checking at each visit.
St Margaret's at Cliffe: Term dates shape school work: for a school like St Margaret's-at-Cliffe Primary School, an extract clean fits neatly into a half-term or summer break. Healthcare kitchens can’t easily close, so their extracts are cleaned overnight or between meal services; the nearest hospital to St Margaret's at Cliffe is Royal Victoria Hospital, about 3.3 miles south-west.
Fixed quotes for kitchen extract cleaning in CT15
Before we fix a price, we need to know a few things. We check:
- The condition of the system
- How easy every part is to reach
- One-off work versus a regular cycle
- Any permits to work or inductions
Combining work into one visit or one programme often makes better use of the time. Tell us about everything you’d like looked at and we will price it together.
What we need to know
Photos and a few facts are often enough to price the work. Useful things to send:
- Where the site is and what kind of site it is
- Wide pictures of the system and the area around it
- Any symptoms, from odd noises to smells or leaks
- How we’d reach plant on a roof or in a plant room
To help us quote: the address, the type of site and when it’s open, a few pictures and the last certificate or report, if there is one. Once you have those, ring 0345 646 2711 or send us an email.
For landlords and multi-site operators
For anyone managing more than one site, we can plan visits across the whole estate and price them together. Every building has its own written report, so each one has its own record.
Managing agents often deal with us directly. Send the address, what’s needed and how access works and we will come back with a fixed quote.
When something else is needed
Some problems need a different service or another trade:
- Fat blocking the kitchen drains
- Extraction that can’t cope with the cooking because of its design
- A damper that sticks or has a damaged link
Why it fails
Grease in an extract starts as vapour. As the air cools on its way through the duct, the fat condenses and sticks, building a layer that gets thicker with every service. Filters catch some of it, but never all.
Look out for these warning signs:
- Proof of cleaning requested by an insurer
- Rancid smells from grease in the duct
- A system with no record of a TR19 clean
- Extraction mentioned at an environmental health visit
Why act early?
If there’s a fire and the extract hasn’t been cleaned, the paperwork becomes the problem. Many policies require cleaning to TR19, and an insurer can refuse or reduce a claim without proof. A current certificate is far easier to produce than an explanation.
Questions to ask before you book

- Whether they’re fully insured
- What paperwork you get at the end
- What hours they’ll be on site
CT15: your questions answered
Are you a BESCA Vent Hygiene Elite member?
Our work is to BESA TR19® Grease, and we’re a BESCA Vent Hygiene Elite member, and certificates go through the BESCA Vent Hygiene Elite portal. We’ve been trading since 2009.
How much notice should we give?
Book as early as you can for planned work, especially if the next clean or test is due soon. Emergencies are different, because our line is open 24/7.
Does the law say I must clean to TR19?
TR19 is not written into law, but the Fire Safety Order 2005 does require the responsible person to manage fire risk. TR19 is the standard insurers and fire officers expect, and many policies require it.
Can you come out in an emergency?
Yes, 24/7. Office hours are Monday to Friday, 8am to 6pm, with the emergency line covering every other hour.
Do we have to close the kitchen for the clean?
Cleans are timed to avoid service. Most kitchens book us overnight or at weekends and the kitchen is ready to cook when we leave.
What should I send you?
A short description and a few photos plus the address and your hours. We’ll ask for anything else we need.
What does kitchen extract cleaning cost?
We do not publish prices, because the cost depends on the job: how big it is, what state it’s in, how we reach it and the working hours. We fix the price before work begins.
