Kitchen extract cleaning in CT4: how it works

Duct Doctor has been cleaning kitchen extract systems since 2009. As a BESCA Vent Hygiene Elite member, we clean to BESA TR19® Grease, and we hold CHAS, SafeContractor and ISO 9001 and are fully insured. The work covers plenums and filters, canopies and hoods and discharge points, and common reasons people get in touch are an extract that no longer clears the smoke and cleaning needed before an insurance renewal or survey.

The visit has three parts: getting the area ready, doing the work and signing it off. Set-up means sheeting and making equipment safe, while signing off means the written report and photos. Most of the time goes on the work itself, and that takes a single shift for most kitchens, with long duct runs and tall risers needing more time.

  1. We start with a survey, so we know every part of the system before we quote.
  2. Set points are tested for grease thickness and the quote is fixed before work begins.
  3. Once the kitchen has closed and the equipment has cooled, we sheet and protect the area.
  4. Canopy, plenum, filters, duct runs, risers, fan and discharge are all cleaned to TR19® Grease.
  5. Readings and photos are taken again, and you receive a TR19 certificate and photo report.

How we quote

One small site or a whole estate, we price it on the same basis: the work involved, the access and the timing. The price is fixed before we start.

How to get a quote

Here’s what helps us quote: the address, the type of site and when it’s open, a few pictures and any previous report or certificate. Once you have those, call us on 0345 646 2711 or drop us a line.

What’s near Shalmsford Street

Locally, jobs take us to businesses close to Broadham Down, Chartham Primary School and Church of St Mary, among other places. Shalmsford Street’s nearest station is Chartham station, roughly 0.5 miles north of the centre. A little further out are Chilham Castle (2.6 miles west) and Whitefriars Shopping Centre (3.3 miles north-east). Not far away are Blean Woods RSPB Reserve.

Where we work in CT4

Kitchens across CT4 cook for very different hours, from all-day town-centre sites to part-time hall and school kitchens. The right interval comes from hours of use and grease readings.

In England, the Fire Safety Order puts the duty on the responsible person to assess and reduce fire risk, and a TR19® certificate and photo report give you a record of the work.

Shalmsford Street: A hall kitchen that only cooks for events, whether near Church of St Mary or elsewhere in Shalmsford Street, still needs its extract cleaned, just less often. For kitchens close to Chartham station, where the day often starts early and ends late, the extract can be cleaned overnight.

Part by part

Restaurant and pub kitchens

Grills, fryers and woks send a lot of fat into the extract, and measured readings show whether the minimum interval is enough.

Schools, hospitals and care homes

Even a kitchen that cooks only a few hours a day needs cleaning at least every 12 months under BESA guidance. School holidays are an easy time to do it.

Between visits

Simple habits between visits make a real difference. Our advice:

  • Keep to the recommended cleaning interval
  • Tell us when the extract starts to drip or smell
  • Keep the baffle filters clean
  • Wipe the canopy down at the end of each day

When the clean is finished, grease readings are taken again at the same points, giving you before and after readings alongside the photos. A TR19 certificate follows, issued through the BESCA Vent Hygiene Elite portal.

Run the extract whenever the kitchen is cooking. Cooking with the extract off lets grease and heat settle in the canopy, and the next clean has more to do.

What kitchen extract cleaning cannot fix

Some problems need a different service or another trade:

  • A grease trap that needs emptying
  • A canopy that’s too small or a system that was badly designed
  • A damper that sticks or has a damaged link

For landlords and multi-site operators

Records are where multi-site compliance often slips. Each visit produces a dated report with photos, ready to show insurers, fire officers or EHOs.

The Fire Safety Order 2005 puts the duty to manage fire risk on the responsible person, which may be the employer, owner, landlord, FM or managing agent. Where responsibility is shared, records matter even more.

Why act early?

Grease build-up causes everyday problems too. Filters block, airflow drops and the kitchen gets hotter and smokier, while the fan works harder to move less air. Grease drips, smells and condensation are common next.

Questions to ask before you book

  • If they look at the system before pricing
  • Whether the quote shows VAT
  • What records you will receive afterwards
  • Which accreditations they hold, and whether you can check them

Common questions in CT4

Why do insurers care about extract cleaning?

Many policies require TR19 cleaning, and insurers often ask to see the certificate. An insurer may refuse or reduce a claim if there’s no evidence, so it’s worth checking your policy wording.

What does TR19 mean?

It’s the industry benchmark for cleaning ventilation and kitchen extract systems, written by BESA. It sets out inspection, cleaning and record keeping, and it takes a risk-based approach.

What’s the right cleaning interval for a kitchen extract?

That comes down mainly to daily cooking hours. BESA’s minimums run from every 3 months for heavy use to every 12 months for light use. Your report gives a recommended next clean date.

Do I have to clean my extract to TR19 by law?

TR19® is BESA’s specification, not legislation. The law is the Regulatory Reform (Fire Safety) Order 2005, which makes the responsible person assess and reduce fire risk, and TR19 is the benchmark used to show extract grease is under control.

Do you offer emergency callouts?

Yes. There’s a 24/7 emergency line for anything that cannot wait until a planned visit. Ring any time and tell us what’s happened.

What do you need from me for a quote?

The site address, the type of premises and your opening hours, along with a few photos and any previous report.

Will I get a certificate after the clean?

Every clean comes with a TR19 certificate and a photo report. They belong in the maintenance log so they’re to hand when an insurer asks.
