Managing agents and facilities teams in West Reading

The Fire Safety Order 2005 puts the duty to manage fire risk on the responsible person, which may be the employer, owner, landlord, FM or managing agent. Where responsibility is shared, records matter even more.

Whether it’s one building or many, the standard is the same: diagnosis, a fixed price, work booked around your hours and a written report with pictures.

TR19 kitchen extract cleaning in West Reading

The ducts are where most of the grease hides. We reach horizontal runs and vertical risers through access panels, removing thick grease by hand, then using degreasers, hot water or steam to suit the deposit. Anything out of reach is noted in the report, and new panels can be fitted. The work covers canopies and hoods, vertical risers and extract fans, and common reasons people get in touch are cleaning needed before an insurance renewal or survey and grease smells coming from the extract. Some call it canopy cleaning, others extract cleaning or duct cleaning, but a proper TR19® clean in West Reading covers all of it, from the hood to the fan.

A kitchen running fryers and chargrills all day builds up grease much faster than one that mostly steams and boils, so we look at the menu as well as the opening hours when we suggest the next date.

In a smaller place like West Reading, many kitchens sit in older buildings or later extensions, where the duct may cross a roof void or climb an outside wall. Long horizontal runs like that hold grease and need access panels to reach.

Duct Doctor has been trading since 2009, and we’re a BESCA Vent Hygiene Elite member, cleaning to BESA TR19® Grease. We also hold CHAS, SafeContractor and ISO 9001, and we carry full insurance.

The process

Our technicians bring everything the work needs, from protective sheeting to tools and access equipment. You only need to give us clear access and switch off what needs to be off. On site, the work takes a few hours for a small kitchen, longer for a large system. For a site near West Reading, the work is booked around your opening hours, evenings and weekends included.

  1. First comes a survey of the whole system, by photos or a visit.
  2. Set points are tested for grease thickness and the quote is fixed before any work starts.
  3. Once the kitchen has closed and the equipment has cooled, we sheet and protect the area.
  4. The whole route is cleaned, from the canopy through the ductwork to the fan and the discharge.
  5. Finally the system is re-tested and photographed, and the certificate and report follow.

How to prepare

  • Mention any locked doors, roof access or ceiling voids
  • Find the previous report, if there is one
  • Agree a time when the area can be out of use

What your team can do, and what needs us

Logging matters as much as cleaning. A simple log of filter washes, wipe-downs and checks shows an inspector that the system is looked after between visits, next to our reports.

In-house cleaning and specialist cleaning do different jobs. A daily filter wipe and a weekly filter wash keep grease down at the front of the system, but they do not reach the grease that builds up further in. That part needs specialist access and equipment.

West Reading: your questions answered

Can you clean school kitchen extracts in West Reading during the holidays?

Yes, holiday work suits schools best. Food Standards Agency records list about 19 schools, colleges and universities with registered kitchens within about a mile and a half of West Reading. Just ring 0345 646 2711 or send us an email with your term dates and we’ll plan around them.

Do you work overnight in West Reading?

Yes, we can come after you close and finish before you open. That way a site in West Reading doesn’t have to lose a day’s trading. Your opening times are the first thing we ask for.

What do you do to protect the area?

We cover floors and nearby surfaces with sheeting before any work starts, and waste is contained as we go. At the end, the area is cleaned down.

Can one contract cover all our sites?

Yes. Our area covers London and the South East, so we can schedule a run of sites as one programme. Each site gets its own report and photos.

What does TR19 mean?

It’s the industry benchmark for cleaning ventilation and kitchen extract systems, written by BESA. It sets out inspection, cleaning and record keeping and expects a risk-based approach.

What if parts of the system cannot be reached?

They’re marked on the report. Often the fix is extra access, such as new panels in ductwork, which we can install.

Do you offer emergency callouts?

Yes. Our emergency line runs 24/7, for problems that can’t wait. Call us any time and explain what’s happened.

What happens to the waste?

Anything we remove is contained as we work and taken away with us, including grease, debris and dirty water. None of it is left on site.

Keeping the system healthy

Once we have finished, these simple steps help:

  • Tell us when the extract starts to drip or smell
  • Clean grease off the canopy surfaces regularly
  • Keep to the recommended cleaning interval
  • Make sure every filter is fitted before cooking

You get a photo report after every clean. It shows the system before and after, part by part, and lists what was cleaned, any areas we couldn’t reach and the date the next clean is due.

Regular filter cleaning is the simplest thing a kitchen can do. A filter that is clean and seated properly stops more grease getting into the plenum, which slows build-up further down the system.

When it’s something else

To be straight with you, there are a few things this work will not fix:

  • A fan motor or bearings that have failed (that needs a fan repair or replacement)
  • Extraction that cannot cope with the cooking because of its design
  • Fat blocking the kitchen drains

Not sure which it is? You can call us on 0345 646 2711 or email us and we will tell you honestly.

What the work covers

  • Horizontal duct runs
  • Discharge points
  • Canopies and hoods
  • Vertical risers
  • Plenums and filters
  • Extract fans

What affects the quote in West Reading

There’s no set price list, because sites vary so much. The quote depends on:

  • The times the site is available
  • Travel, parking and unloading
  • Whether we need access equipment or extra panels
  • Site rules, permits and inductions

No two sites are the same, so we price each one individually. The size of the job, how we reach it, its condition and the working hours all play a part.

What to send for a quote

When you contact us, it’s useful to have:

  • The times we could work without disrupting the site
  • A few general shots of the system
  • Close-ups of filters, grilles, hatches or access panels
  • Your last certificate, test record or report

Every quote begins with a look at the system, from your pictures and details or, where that is not enough, a survey on site. Then we send a fixed price, before we start.

Leave it or put it right?

Any food business in West Reading can expect visits from the council’s environmental health officers, and they look at the cleanliness of the premises and equipment, extraction included. Keeping the extract clean helps the whole kitchen pass muster. A site near West Reading that has to close at short notice is hard to cover for.

Several systems or sites on one quote can make for a more efficient booking. Mention every system or site you need covered, and you will get one fixed quote.
