AHU cleaning in Reading

A cooling coil drips condensate into a tray that should drain away. If the outlet blocks, standing water and slime build up, right in the path of the air going into the building. Cleaning and clearing it is a key part of the job. If you have dust built up on fan impellers and filters that are clogged or overdue, we can put it right.

Work in occupied buildings in Reading is planned around the people using them, so we work zone by zone, out of hours where necessary.

Good records are part of the job. Each visit is written up with photos, listing what was done, anything we couldn’t reach and when the next visit is due. File it in your maintenance log so it’s to hand when an insurer or inspector asks.

How it works

Every visit runs to the same pattern: sheeting and protection first, isolate whatever needs isolating, carry out the AHU cleaning, clear away and hand over the paperwork. On site, the work takes half a day to a full day per unit, with large plant planned over several shifts. Phased working suits larger sites in a place the size of Reading, with each part handed back before the next starts.

  1. First we agree when the unit can be switched off, including evenings or weekends.
  2. Before cleaning, each section is photographed.
  3. Filters, coils and internal surfaces are cleaned from intake to discharge.
  4. We finish with the fan section and the drain tray.
  5. We take after photos and issue the certificate and report.

Before we arrive

  • Let us know about permits to work or site inductions
  • Clear the space around the work
  • Allow time for equipment near the work to be turned off and cool down

Questions from Reading

Can you work in Reading outside opening hours?

Yes, evening, overnight and weekend work is normal for us. The site is handed back ready to open. Let us know the hours you’re closed and we’ll book within them.

Can ventilation in schools around Reading be cleaned out of term?

Yes, and it’s the easiest time to do it. With about 29 schools and colleges on the FSA’s register within roughly a mile and a half of Reading, it pays to plan holiday dates ahead. You can ring 0345 646 2711 or email us with the dates the site is empty.

Do you repair air handling units?

Our AHU work is cleaning rather than mechanical repair. Any faults we notice are recorded for your maintenance team to follow up.

Can you set up regular visits?

Yes. Send details of the systems and how they’re used and we’ll propose a schedule with a fixed quote.

How far ahead should we book?

Earlier is better, especially for out-of-hours work. We usually quote within one working day, and there’s a 24/7 line for emergencies.

Is Reading in your area?

Yes. Our area takes in London and the counties of South East England, and that includes Reading.

What do you do with what you remove?

We take it away when we go. During the work, it’s contained to keep the area clean.

Is there a survey before the work?

Yes. Every job is surveyed first, from your photos and details, or with a visit where necessary. Then you get a fixed quote.

Part by part

Filters

Filter condition tells you a lot about the rest of the unit. We photograph them for the report.

Rooftop and plant room units

Many AHUs sit on roofs or in plant rooms with limited access. We plan safe access as part of the survey, before we quote.

What your team can do, and what needs us

For ventilation and air handling systems, in-house care is mostly about checks: clear grilles, a log of filter changes and reporting anything odd. The inside of ducts and units needs a specialist.

A few tasks are always specialist work: opening up ductwork, cleaning fans, drop testing fire dampers and measuring grease need training, the right equipment and safe access. That is our job.

Between visits

After the visit, a few habits help the work last:

  • Don’t store bins or materials near the intake
  • Diary the inspection date recommended in the report
  • Watch for drips or damp patches near the plant
  • Keep inspection doors on the unit in good order

You receive a TR19® certificate and a photo report after the clean. Keep both with the building’s maintenance records.

Keep the area around the intake clear. Anything around the intake is likely to be drawn in.

Why it’s worth doing now in Reading

A clean unit feeds cleaner air into the ductwork, so the whole system stays cleaner for longer. It also means the next inspection has less to find. For a site in Reading with several systems, a planned schedule stops everything falling due at once.

We do not list prices on the website, because the cost depends on the site in front of us. For a fixed quote, give us a ring on 0345 646 2711, or send details by email, and we’ll explain what it covers.

What we are called out for in Reading

Filters catch most of the dust, but not all of it. What gets through settles on coils, fans and the inside of the casing, building up layer by layer.

Any of these means the system needs a check-up:

  • Fan sections that haven’t been cleaned in years
  • Plant that has been serviced but not cleaned
  • Condensate trays that won’t empty
  • Plant that needs cleaning after a refit

Wherever a school like Coley Primary School has ducted ventilation, a half-term visit keeps the work out of lesson time.

Questions to ask before booking

  • What hours they’ll be on site
  • How areas they can’t reach will be recorded
  • Whether the price is fixed
  • What paperwork you get at the end
