When it’s something else

We won’t sell you work that doesn’t address the problem, so here are the limits:

  • The grease itself, which needs a full or spot clean
  • Parts of the duct nobody can reach yet
  • Installation problems, which fall under design guidance such as DW172

Not sure which it is? You can call us on 0345 646 2711 or use the quote form and we’ll tell you honestly before booking.

TR19 inspection in Maryland, done properly

BESA’s minimum cleaning frequencies depend on how long the kitchen cooks each day: every 3 months for heavy use of 12 to 16 hours a day, every 6 months for moderate use of 6 to 12 hours, and every 12 months for light use of 2 to 6 hours. Those are minimums, and grease readings help set the real interval. Typical jobs include systems cleaned on a calendar with no measurements and heavy grease suspected in the plenum or ducts, across post-clean checks, wet film thickness tests and access surveys.

Kitchens in Maryland, like many across London, can share a building with flats or offices, with the duct running up through shared risers. Grease in a duct like that is a fire risk to the whole building, not just the kitchen, so a regular TR19® clean protects everyone in it.

Every visit ends with a written report and photos, so you have a record of what was done and when. Kitchen extract cleaning to TR19® Grease is certificated through the BESCA Vent Hygiene Elite portal.

Extract fan and discharge

The discharge at the end of the system is checked as well, as grease can build up there too.

Inspections are done when the kitchen is closed or quiet so trading isn’t affected.

Fixed quotes for TR19 inspection in Maryland

Every site gets its own quote. This is what makes a difference:

  • Whether it’s a one-off visit or part of a schedule
  • The condition of the system
  • Travel, parking and unloading
  • The number of sites or systems

One small site or a whole estate, the quote is built the same way: what needs doing, how we get to it and when. You will have a fixed price before any work starts.

Helping us quote

To speed up the quote, please include:

  • Detail shots of panels, filters and grilles
  • The postcode and the type of business
  • Any symptoms, from odd noises to smells or leaks
  • The times we could work without disrupting the site

To get a fixed quote, phone us on 0345 646 2711, or send details by email with the site type, your trading hours and a short description of the system. Photos and the last report, if you have one, make the quote quicker. We normally come back within one working day.

How it works

There are three stages on the day: set-up, the treatment itself and the sign-off. Getting ready means protecting surfaces and switching off what needs to be off, and the sign-off is a written report with pictures. The middle part takes longest, and that takes anything from an hour for a small canopy and short duct to a good part of a day for a large site. In Maryland, as across London, we typically work overnight or at weekends and hand the site back ready to open.

  1. First we book a time that will not disrupt cooking.
  2. Every part of the system is examined, end to end.
  3. Grease readings are taken at set points using WFTT or DTT.
  4. Photos are taken at each point, and access gaps noted.
  5. The findings go into a report with readings, pictures and a recommended next clean.

Preparing for the visit

  • Clear loose items from the work area
  • Allow time for equipment near the work to be turned off and cool down
  • Tell us about site rules, permits or sign-in

Getting a quote

Photos are enough for some jobs, while others need a look on site. Big or complicated sites, and systems that are hard to see in pictures, get a survey first. Either way, the quote is fixed before any work is booked.

Leave it or put it right?

Post-clean verification shows whether the system was left the way the certificate says, while there’s still time to put anything right. A building in Maryland may have flats or offices above and alongside, and a fault in the system can affect them too.

What you pay reflects the actual work. That is why we survey first, from photos or on site, and why the quote is fixed before any work starts.

Why us?

What TR19 inspection looks like in Maryland

Food Standards Agency records include about 60 pubs and bars and about 17 hotels and guest houses within 1.5 miles or so of the middle of Maryland. Where they serve hot food, their kitchen extracts need cleaning to TR19® like any restaurant’s. Maryland is covered by London Fire Brigade. Grease in a kitchen extract is a recognised fire risk, and the fire authority enforces the law on managing it in most commercial premises. Food hygiene inspections in Maryland are the job of Newham council’s environmental health team. The cleanliness of the kitchen and its equipment, extraction included, is part of what they check. A TR19® certificate and photo report after each clean gives you a record to show an inspector.

If you run a café or takeaway near Stratford (London) station, early starts and late finishes leave little time to clean, so overnight extract cleaning suits. If your kitchen is in a listed or historic building, like the houses around Maryland (Sutton House is about 2.1 miles west), fitting access panels needs care. Healthcare kitchens, like those at hospitals such as Queen Mary's Hospital for the East End (about under half a mile east), often cook for long hours, which puts them in BESA’s heavier-use bands.

Maryland is about 3 miles south of Walthamstow, in Greater London. Whatever kind of site you run in Maryland, we can take on TR19 inspection. Visits can be booked for evenings, overnight or weekends so the site keeps running. Our Greater London coverage runs to 764 places, and Maryland is one of them.

Postcode districts we cover here for TR19 inspection: E15, E20 and E7. Streets in the area include Cam Road, Ward Road and Wise Road, and we cover them all for TR19 inspection. Within a short drive, we also cover London (5 miles south-west), City of Westminster (7 miles west), Marylebone (6 miles west), Kensington (9 miles west), St Pancras (5 miles west) and Shoreditch (3 miles west).

Around Maryland

In Maryland, that means kitchens and buildings near Sarah Bonnell School, West Ham Park and Carpenters Primary School and the streets around them. Maryland has its own railway station: Stratford (London) station. Well-known places in the area include Passmore Edwards Museum (0.5 miles east) and Tower of London (4 miles south-west). The countryside around Maryland includes Old Ford Island and Hollow Pond.

Landlords, agents and facilities managers

Records are where multi-site compliance often slips. Every visit ends with a dated report and pictures, so you can show an insurer or inspector what was done at each site.

Facilities teams in offices, schools and healthcare sites book us too across Greater London. Larger estates can be phased building by building to keep disruption down.

Keeping the system healthy

To keep the system working properly between visits:

  • Keep the route to access panels clear
  • Look out for grease drips round the canopy edge
  • Keep to the recommended interval
  • Have the latest report ready for insurance renewals

For an insurer audit, send them the report as it is, including readings, photos and any inaccessible sections.

Clean, correctly fitted filters stop more grease reaching the duct. Gaps around filters let grease get past them.

Maryland: your questions answered

Who enforces fire safety at workplaces in Maryland?

Fire safety enforcement in Maryland is handled by London Fire Brigade. A recent cleaning certificate and a note of the next clean date show that grease in the extract is being managed.

Is parking a problem for work in Maryland?

London parking can be tight, so details of loading bays and permits help. Much of our London work is done overnight, which helps.

Can you verify a clean after it’s been done?

A post-clean check records grease readings and pictures after the work, for our cleans and other firms’ alike.

How much notice do you need?

That depends on the slot you want and the size of the job. Tell us your preferred dates when you ask for a quote, and for anything urgent, ring our 24/7 emergency line.

Why survey before a clean?

A survey finds out how the system is laid out, how dirty it is and what can be reached, so the clean goes to plan. Any access problems are flagged so they can be sorted first.

Can you look after several sites?

Yes. Tell us the addresses and what each needs and you will get one fixed quote.

Do you offer emergency callouts?

Yes, 24/7. Office hours are Monday to Friday, 8am to 6pm, with the emergency line covering every other hour.

Do you carry out TR19 audits for insurers?

Yes, anywhere in the area we cover. Share the insurer’s request so the report addresses it.
