Fire damper testing in Maryland

Fire damper testing in Maryland

Testing finds the dampers that won’t close. Where a blade sticks, a link is damaged or corrosion has set in, we note it and can quote to repair or replace the damper rather than leaving you with a problem and no fix. The work covers fusible link fire dampers, offices and schools and riser dampers, and common reasons people get in touch are dampers that stick or won’t close fully and buildings with no damper register.

Damper testing in London buildings is usually planned around the people in them, so it’s often done out of hours or one zone at a time. We agree access to ceilings, risers and plant rooms with the building before any work starts.

Duct Doctor has been trading since 2009, as a BESCA Vent Hygiene Elite member, cleaning to BESA TR19® Grease. CHAS, SafeContractor and ISO 9001 are in place too, and we carry full insurance.

The process

Before we leave, we walk the area with whoever is on site. Anything we couldn’t reach or that needs attention is pointed out there and then, and the same goes into the written report. The visit takes a few hours for a single floor, with bigger buildings phased over more than one visit. We fit London jobs around the building rather than the other way round, so a visit in Maryland is typically out of hours.

  1. We gather what’s known about the dampers, from drawings, registers or past reports.
  2. Dampers are located one by one and reached through their access panels.
  3. Fire dampers are drop tested and smoke dampers are run through their controls.
  4. We reset every damper that passes and check it’s left open.
  5. You get a report listing each damper, its result and any remedials needed.

Preparing for the visit

  • Agree a time when the area can be out of use
  • Move anything stored near the system
  • Allow time for equipment near the work to be turned off and cool down

Aftercare tips

Good habits slow the build-up between visits. A few tips:

  • Close off damper faults promptly
  • Keep ceiling hatches and duct panels easy to open
  • Add new dampers to the register as they’re fitted
  • Keep an eye out for damp around dampers

Pass the report to whoever keeps your fire risk assessment up to date, so the assessment reflects where the dampers stand. Outstanding faults should be dealt with, not left on file.

Water is a damper’s enemy, so fix leaks and condensation near them promptly. Rusted parts are one of the main reasons dampers fail to close.

When it’s something else

We will not sell you work that does not address the problem, so these are the things it will not cover:

  • Missing dampers that a designer needs to specify
  • Deciding where dampers should be fitted
  • Gaps in the wall or floor around the damper

Not sure which it is? You can ring 0345 646 2711 or drop us a line and we’ll tell you honestly.

Parts of the system we cover

  • Fusible link fire dampers
  • Hospitals and care homes
  • Motorised smoke dampers
  • Wall and floor dampers
  • Offices and schools
  • Riser dampers

Signs you need fire damper testing in Maryland

Over the life of a building, owners, tenants and contractors come and go, and damper records often get lost along the way. Without a register, nobody knows how many dampers there are or when they were last tested.

The symptoms we are asked about most are:

  • Dampers flagged on a fire risk assessment
  • Buildings with no damper register
  • Fire dampers nobody can get to
  • Dust or grease build-up on damper blades

Healthcare buildings such as Queen Mary's Hospital for the East End (about under half a mile east) rely on fire compartments, and the dampers in them need testing at least annually.

What to look for in a quote

  • When the next visit should be, and why
  • What paperwork you get at the end
  • Whether the quote shows VAT
  • Whether the figure could change on the day

Questions to ask before you book

Multi-site and managed buildings

Landlords, managing agents and facilities managers book us, not only the businesses that use the systems. Shared systems, like a riser serving several units, need a clear agreement on who books the work, and we’re happy to quote for all of it.

Where a tenant occupies the premises but the landlord owns the building, the lease normally sets out who maintains what. We are happy to deal with either side and send the paperwork to whoever needs it.

FAQs for Maryland

Can fire dampers in schools around Maryland be tested in the holidays?

Yes. Half-terms and the summer break are the natural time for school work. Food Standards Agency records list about 51 schools, colleges and universities with registered kitchens within about a mile and a half of Maryland. You can call 0345 646 2711 or send us an email with the dates the site is empty.

Is parking a problem for work in Maryland?

London parking can be tight, so details of loading bays and permits help. Much of our London work is done overnight, which helps.

Is a quote from photos possible?

Often, yes. Photos of the system and the access, plus your opening hours and last report, are often enough. Larger or hidden systems need a survey on site first.

Is there a survey before the work?

Yes. Every job is surveyed first, from your photos and details, or with a visit where needed. Then you get a fixed quote.

What do you do with what you remove?

We contain it and take it with us. We collect grease, debris and waste water as we go rather than letting it spread.

Will we have to shut during the visit?

Not typically. We work when the area is out of use, such as evenings, overnight, early mornings or weekends, so the site can carry on as normal.

Which sectors do you work in?

Any commercial site with kitchens or ventilation, from a single café to a large school. Hotels, schools, care homes, offices, shops and leisure sites are all part of our work.

Can you set up regular visits?

Yes. Plans on a 3, 6 or 12-monthly cycle are available, depending on what the system needs.

Part by part

Access panels

Testing depends on getting to the damper. Most need an access panel in the duct and a hatch in the ceiling or wall.

Ceiling voids and risers

Ceiling voids are where lots of dampers end up. We lift tiles where necessary and put them back as we found them.

What staff can safely do

Staff cleaning does not replace a specialist visit; it supports it. Regular in-house cleaning slows the build-up, but the parts you cannot see still need a specialist at the right interval.

Your own staff can handle the daily basics: wiping canopies, washing grease filters and recording it in a log. What they can’t safely do is clean inside the ductwork, the fan or the risers, and that is where we come in.

Fire dampers in Maryland buildings

Food Standards Agency records list about 51 schools, colleges and universities, about 65 hospitals, care homes and childcare premises and about 17 hotels and B&Bs registered as food businesses within 1.5 miles or so of the middle of Maryland. Larger buildings like these are often divided into fire compartments, with dampers where ducts pass between them. London Fire Brigade covers Maryland. Fire and rescue authorities enforce the Fire Safety Order in most non-domestic premises, and keeping dampers working is part of the responsible person’s duty. Queen Mary's Hospital for the East End is the nearest hospital, about less than half a mile east of Maryland. Smaller healthcare sites, from surgeries to care homes, need the same annual damper test as a hospital.

If you manage a historic building in the area (Sutton House is about 2.1 miles west), dampers fitted during conversions can be hard to reach and need recording. For managed buildings around Stratford (London) station, damper testing can be booked out of hours so tenants are not disturbed.
