Ductwork cleaning in Maryland
In doctor’s terms, the ductwork is the system’s arteries: diagnose where grease has built up, clear it and confirm the result. Grease readings before and after give you the evidence, alongside before and after photos. Typical jobs include fat dripping from the ductwork and proof of duct cleaning for the insurer, across bends and junctions, access panels and attenuators.
In a London area like Maryland, a kitchen extract often passes through shared space on its way out: a riser, a service void, the floors above. Grease in a duct like that is a fire risk to the whole building, not just the kitchen, which is why keeping it clean to TR19® matters.
We’ve been trading since 2009, as a BESCA Vent Hygiene Elite member, cleaning to BESA TR19® Grease. We also hold CHAS, SafeContractor and ISO 9001, and we carry full insurance.

Landlords, agents and facilities managers
The Fire Safety Order 2005 puts the duty to manage fire risk on the responsible person, which may be the employer, owner, landlord, FM or managing agent. Where responsibility is shared, records matter even more.
If you look after several sites, we can schedule visits across all of them on one quote. Each site gets its own report and pictures, so records stay tidy.
Your questions about ductwork cleaning in Maryland
Can school kitchens in Maryland be cleaned in the holidays?
Yes, and it’s the easiest time to do it. The FSA’s register shows about 51 schools and colleges with food registrations within roughly a mile and a half of Maryland. Just ring 0345 646 2711, or send details by email with your term dates and we’ll plan around them.
Can parking be tricky for a job in Maryland?
London parking can be tight, so details of loading bays and permits help. Working overnight, as we often do in London, normally makes it simpler.
How do you know if the ductwork needs cleaning?
Start with the date of the last clean. No record, or a passed date, means it’s due, and grease readings will confirm how urgent it is.
Which kinds of sites do you work on?
Restaurants and pubs, hotels, schools and colleges, hospitals and care homes, offices and retail, as well as food production and leisure sites.
Can you quote from photos?
Often, yes. Photos of the system and the access, plus your opening hours and last report, are often enough. Where we can’t see enough, we arrange a survey.
Will the duct clean disrupt the kitchen?
When the kitchen is closed. Long ducts can be split across visits, with the kitchen ready to cook each morning.
What do you need from me for a quote?
A short description and a few photos plus the address and your hours. We will ask for anything else we need.
Are you accredited?
BESCA Vent Hygiene Elite membership, cleaning to BESA TR19® Grease, plus CHAS, SafeContractor and ISO 9001. We are fully insured and have been trading since 2009.
What the work involves, part by part
Horizontal duct runs
The underside of a horizontal duct collects the most grease. We scrape out the heavy layer first, then the walls and roof are cleaned too.
Vertical risers
Cleaning a riser needs access along its height. Where it cannot be reached safely, the report says so.
How the visit works
Your trading hours come first. We book the visit for a time the area is closed, whether that’s an evening, overnight or a weekend. When the team arrives, the work area is protected and the relevant equipment is switched off to cool, and the work takes a shift or more, depending on the length of the runs and the number of access points. Managed blocks in London often need contractors booked in ahead, and we’re happy to deal with the agent directly for a site in Maryland.
- We trace the duct and find every way in.
- Grease thickness is measured at set points.
- Out of hours, the area is protected and the access panels opened.
- Heavy deposits come out by hand, then each section is degreased.
- We close up, re-test, photograph and record anything out of reach.
How to prepare
- Make sure equipment near the work can be switched off and left to cool
- Have your last certificate or report to hand
- Move anything stored near the system
Ask for a quote
For ductwork cleaning in Maryland, give us a ring on 0345 646 2711 or use the quote form. Tell us what kind of premises it is and when it’s open, and send pictures or your last report if you can. A fixed quote typically follows within one working day.
Advice
Why deal with it now?
BESA guidance says grease shouldn’t exceed a mean of 200 microns between cleans. A reading of 500 microns or more at any point means a spot clean straight away. Leaving the duct makes those limits harder to keep to. In Maryland, a planned overnight visit is much easier than closing unexpectedly.
Every site is different, so each one gets its own fixed quote. Size, access, the condition of the system and when we can work all make a difference.

What ductwork cleaning looks like in Maryland
The FSA’s data shows about 60 pubs and bars and about 17 hotels, B&Bs and guest houses registered in and around Maryland, up to about a mile and a half out. Breakfasts, bar meals and functions all put grease into the extract wherever they’re cooked. Environmental health officers from Newham council inspect food businesses in Maryland. A greasy canopy or dripping filters are the sort of thing an inspection can pick up. Keeping each certificate and photo report on file helps show the extract is looked after. London Fire Brigade covers Maryland. Fire and rescue authorities enforce the Fire Safety Order in most non-domestic premises, and in a kitchen that fire risk includes the grease in the extract.
A hospital like Queen Mary's Hospital for the East End, about less than half a mile east, is the kind of site where a kitchen may cook for patients, staff and visitors all day. If your kitchen is in a listed or historic building, like the houses around Maryland (Sutton House is about 2.1 miles west), fitting access panels needs care.

Around Maryland
In Maryland, that means kitchens and buildings near Sarah Bonnell School, West Ham Park and Carpenters Primary School, among other places. There’s a railway station in Maryland itself: Stratford (London) station. Well-known places in the area include Passmore Edwards Museum (0.5 miles east) and Tower of London (4 miles south-west). Open spaces near Maryland include Old Ford Island and Hollow Pond.
Signs you need ductwork cleaning in Maryland
Risers carry the extract up through the building. Grease collects on the riser walls and gathers at the bottom as liquid grease runs down. Access along its height is needed to clean it properly.
These are the problems we see most often:
- Gaps where access panels were never fitted
- Grease leaking from duct joints
- Years of grease along the duct floor
- A grease test showing the duct is overdue
A kitchen near Stratford (London) station that serves breakfast and dinner can run its extract twelve hours or more, which shortens the cleaning interval.

Aftercare tips
Aftercare is simple, and it makes the next visit easier:
- Keep access panels clear of stored items
- Tell us if grease leaks from the ductwork
- Have the grease measured if cooking hours go up
- Diarise the next duct clean
Keep the certificate and report with the fire risk assessment. An insurer, fire officer or EHO may ask to see it, and the pictures make the duct’s condition easy to see.
Watch for warning signs between cleans: drips from the ductwork, stale smells or a noisy fan. Testing will show whether any section has reached 500 microns.
Staff cleaning versus specialist work
If your staff spot something between visits, such as dripping grease, a noisy fan, a smell or a filter that will not come clean, they should report it rather than try to fix it. We will take a look and send you a fixed quote.
Logging matters as much as cleaning. A dated log of in-house cleaning and checks shows an inspector that the system is looked after between visits, next to our reports.
