How we handle TR19 inspection in West Ham

A pre-clean survey looks at the whole system, from canopy to discharge. We check where the access panels are and whether every section can be reached, and grease readings are taken at set points. We’re often asked to deal with systems that need surveying before cleaning and extracts that have never been grease tested, across pre-clean surveys, insurer audits and access surveys.

London kitchens tend to trade late and open early, so extract cleaning in West Ham is typically done overnight, after the last service. Parking, loading and access to the roof are agreed with the building before the night of the clean.

Insurers, fire officers and environmental health officers all look at records. So every job comes with a written report and pictures, plus a TR19® certificate through the BESCA VHE portal where the work is a TR19® Grease clean.

Common problems we fix in West Ham

Looking at a canopy tells you little about what’s in the duct. Clean filters can hide a heavy layer behind them, so readings are the reliable guide.

Keep an eye out for these warning signs:

  • Extracts that may be over the 200 micron mean
  • Sites with gaps in their extract records
  • Sections of duct that cannot be reached
  • Surveys needed before quoting a full clean

For kitchens close to West Ham station, where the day often starts early and ends late, the extract can be cleaned overnight.

Comparing quotes

  • When they can work, and whether that is outside your opening hours
  • Whether they’re fully insured
  • How areas they cannot reach will be recorded
  • Whether the whole system is included, or only the parts that are easy to reach

Our hiring checklist

Kitchen extracts in West Ham

According to Food Standards Agency records, there are about 45 pubs, bars and clubs and about 12 hotels and B&Bs within roughly a mile and a half of the centre of West Ham. Breakfasts, bar meals and functions all put grease into the extract wherever they’re cooked. Night work suits London kitchens, and roads and loading bays tend to be quieter too. West Ham sits within the area of London Fire Brigade. Fire and rescue authorities enforce the Fire Safety Order in most non-domestic premises, and in a kitchen that fire risk includes the grease in the extract.

If you run catering at a healthcare site, such as a hospital like Queen Mary's Hospital for the East End about 0.6 miles north-west, the extract may need cleaning more often than a part-time kitchen. Church and community hall kitchens, near Church of All Saints or anywhere around West Ham, are easy to forget, but their extracts collect grease like any other.

West Ham is about 2 miles west of East Ham, in Greater London. We carry out TR19 inspection for businesses, landlords and public buildings in West Ham and the rest of Greater London. Our Greater London coverage runs to 764 places, West Ham among them.

What affects the quote in West Ham

A fixed price needs a few facts first. We look at:

  • How many systems or sites are involved
  • The scale of the work
  • Where the site is and how we reach it
  • Whether we need access equipment or extra panels

You will not find a price list here, because the cost depends on the site in front of us. Call for a fixed quote, and we will explain what it covers.

Asking for a quote

A few details help us quote accurately. With your enquiry, please include:

  • Wide pictures of the system and the area around it
  • The roof, plant room or outside wall the system runs to
  • Detail shots of panels, filters and grilles
  • Any symptoms, from odd noises to smells or leaks

Quoting starts with a diagnosis, either from photos and details you send or from a site visit. After that, you get a fixed price for the work, before any work starts.

Between visits

So the system stays in good health:

  • Clean or swap grease filters as often as the kitchen needs
  • File every inspection report with your certificates
  • Keep access panels clear and unpainted
  • Report grease dripping from the canopy

Any access problems we found are listed with a suggested fix. With panels fitted, the next clean can cover every section.

Close the access gaps found during inspection, so grease isn’t left building in hidden parts.

Landlords, agents and facilities managers

Under the Regulatory Reform (Fire Safety) Order 2005, the responsible person must assess and reduce fire risk, which may be the employer, owner, landlord, FM or managing agent. With shared responsibility, good records help everyone.

For anyone managing more than one site, we can schedule visits across all of them on one quote. Every building has its own written report, so each one has its own record.

When it’s something else

In fairness, some problems need a different fix:

  • The legal duty, which stays with the responsible person
  • Fan breakdowns, which need a repair visit
  • Design faults in the extract system

If in doubt, call 0345 646 2711 or drop us a line and we will say what we think before booking.

What the work covers

  • Deposit thickness tests
  • Pre-clean surveys
  • Post-clean checks
  • Access surveys
  • Insurer audits
  • Wet film thickness tests

West Ham: your questions answered

Can school kitchens in West Ham be cleaned in the holidays?

Yes, and it’s the easiest time to do it. The FSA’s register shows about 65 schools and colleges with food registrations within roughly a mile and a half of West Ham. Tell us your holiday dates and we will book the visit for when the site is empty.

Can you work in West Ham outside opening hours?

Yes, evening, overnight and weekend work is normal for us. The work in West Ham can fit around your hours. Tell us your opening hours when you ask for a quote.

How long does grease testing take?

Typically, the inspection takes a morning or less for one kitchen, more where there are several systems. The size of the system and the access make the difference.

Do you work with multi-site operators?

Yes. We work across South East England and London, so sites at different addresses can be planned together as one programme. Every site has its own report.

What is TR19?

TR19® is BESA’s specification for ventilation hygiene. Since 2019, TR19® Grease has been a standalone specification for grease in kitchen extract systems, while TR19® Air covers other supply and extract ductwork.

What do you do to protect the area?

We start with protection: floor sheeting and covers over nearby surfaces and equipment. The area is left tidy, with our waste taken away.

How much notice do you need?

Earlier is better, especially for out-of-hours work. We usually quote within one working day, and there’s a 24/7 line for emergencies.

Can you set up regular visits?

Yes. Scheduled maintenance plans are part of what we do, with visits at the interval your system needs. Each report recommends when the next visit should be.

The process

On the day, we arrive at the time agreed with you, often in the evening, overnight or at the weekend so the site keeps working. Equipment that has to be off is switched off and allowed to cool before any work starts, and the area around the work is covered and protected. The work itself takes a morning or less for one kitchen, more where there are several systems. Before any visit in West Ham, we agree where the van can stop and how equipment reaches the system.

  1. First we look at the system’s cleaning history, if there is one.
  2. We follow the extract from canopy to discharge.
  3. We note where access panels are and where more are needed.
  4. Grease readings are taken and pictures recorded.
  5. We report back with readings and a fixed quote.

Getting ready for the visit

  • Tell us the best time to work, such as after service or at a weekend
  • Dig out any earlier paperwork for the system
  • Mention any parking or loading restrictions

What staff can safely do

When your team notices a problem between visits, like drips, unusual noise, smells or damaged filters, they should report it rather than try to fix it. We can diagnose it and quote.

Away from the kitchen, the in-house job is mainly checking: keeping grilles clear, noting unusual noise or smells and logging filter changes. The inside of ducts and units needs a specialist.
