How kitchen extract cleaning works in W5
The part of the system nobody sees is often the dirtiest. We reach horizontal runs and vertical risers through access panels, scraping heavy deposits by hand before degreasing. Any section we cannot reach is recorded on the report, and new panels can be fitted. We’re often asked to deal with an extract that no longer clears the smoke and an extract that has never been cleaned to TR19, across vertical risers, extract fans and canopies and hoods.
There’s very little for your team to do on the day. Someone lets us in at the agreed time and shows us where everything is, and the rest is down to us. Before we leave, the area is tidied and the paperwork follows.
- First comes a survey of the whole system, by photos or a visit.
- Grease readings are taken at set points and you get a fixed quote.
- On the day, cooking equipment is switched off and left to cool, and everything nearby is sheeted.
- Canopy, plenum, filters, duct runs, risers, fan and discharge are all cleaned to TR19® Grease.
- Readings and pictures are taken again, and you receive a TR19 certificate and photo report.

Photos are the quickest way to a quote: wide shots of the system, close-ups of anything that worries you and how we’d get to it. Add the site type and your opening hours, and many jobs can be priced from that alone.
Around Ealing
In Ealing, that means kitchens and buildings near Library for Iranian Studies, Great Ealing School and Christ the Saviour Church of England Primary School. Also close by are Ealing Independent College (within half a mile north), St Saviour's Church (within half a mile east), Walpole Park (within half a mile north-east) and The Red Lion pub (less than half a mile south-east). The nearest railway station is Ealing Broadway station, roughly 0.5 miles north-east. A little further out are London Designer Outlet (3.3 miles north) and Gunnersbury Park House - Large Mansion (1.2 miles south-east). The countryside around Ealing includes Castlebar Hill and Middle Lake.
Where we work in W5
From Ealing, Brentford and Northfields to its smaller places, W5 has kitchens of every size. Every one gets the same full TR19® clean, from the canopy to the discharge.
In England, the Fire Safety Order puts the duty on the responsible person to assess and reduce fire risk, and a TR19® certificate and photo report give you a record of the work.
Ealing: For kitchens close to Ealing Broadway station, where the day often starts early and ends late, the extract can be cleaned overnight. Kitchens that cook twelve hours or more a day, as some healthcare kitchens do, fall into BESA’s three-monthly minimum; Ealing Hospital is the nearest hospital to Ealing, about 1.6 miles west.
What staff can safely do
Staff cleaning and specialist work are not the same thing. A daily filter wipe and a weekly filter wash keep grease down at the front of the system, but they don’t reach the grease that builds up further in. That part needs specialist access and equipment.
For ventilation and air handling systems, in-house care is mostly about checks: clear grilles, a log of filter changes and reporting anything odd. Cleaning inside ducts and units is specialist work.
How we price kitchen extract cleaning
Sites vary more than people expect. The main factors:
- What state the system is in
- One-off work versus a regular cycle
- Access, including roofs, risers and ceiling voids
- Whether several sites go on one quote
Combining work into one visit or one programme often makes better use of the time. Mention every system or site you need covered and we’ll price it together.
What to send for a quote
When you call or email, it’s useful to have:
- Any symptoms, from odd noises to smells or leaks
- Where the plant sits or the system leaves the building, such as a roof or outside wall
- Wide photos of the system and the area around it
- Where the site is and what kind of site it is
There’s no standard price list, because no two systems are the same. We look at your system first, from photos or on a visit, and then give you a fixed quote. To get going, call 0345 646 2711, or send details by email.
Leave it or put it right?
Leaving the clean until the next refit doesn’t make the grease go away. Fat that was soft and easy to remove hardens with heat and time, and that takes more work to shift. Regular cleans keep each visit shorter.
What your quote should include
- Exactly which parts of the system are covered
- When the next visit should be, and why
- Whether the work can be done while the site is closed
- What happens if part of the system can’t be accessed
Signs you need kitchen extract cleaning
The reason for all this is fire. A flare-up on the range can be drawn up into the canopy and duct, and once grease in the duct catches, fire can spread through the building’s ductwork. For a kitchen in W5, keeping that fuel under control is part of the fire risk assessment.
Common reasons sites call us include:
- Ductwork thick with old, hardened grease
- Grease dripping from the canopy or filters
- A system with no record of a TR19 clean
- A kitchen taken over without any extract records
For landlords and multi-site operators
Records are where multi-site compliance often slips. Each visit produces a dated report with pictures, so you can show an insurer or inspector what was done at each site.
Managing agents often deal with us directly. Send the address, what’s needed and how access works, and we will send a fixed quote.
W5 questions
What happens to the waste?
We take it away when we go. During the work, it’s contained so the area stays clean.
Can you look after several sites?
Yes. We work across South East England and London, so we can schedule a run of sites as one programme. Every site has its own report.
How much notice do you need?
The more notice, the better, particularly for night and weekend visits. We typically quote within one working day, and there’s a 24/7 line for emergencies.
Can we book visits on a schedule?
Yes. We run scheduled maintenance contracts, with visits at the interval your system needs. Each report recommends when the next visit should be.
What information do you need?
Only a few details: the address, the site type, your opening hours and how we reach the system. Photos and any previous paperwork make it quicker. After that, simply phone us on 0345 646 2711, or email photos.
What does TR19 mean?
TR19® is BESA’s specification for ventilation hygiene. Since 2019, TR19® Grease has been a standalone specification for grease in kitchen extract systems, while TR19® Air covers other supply and extract ductwork.
Do you survey before quoting?
Yes. Every job is surveyed first, from your pictures and details, or with a visit where necessary. A fixed quote follows.
