What your team can do, and what needs us

Logging matters as much as cleaning. A simple log of filter washes, wipe-downs and checks shows an inspector that the system is looked after between visits, alongside our reports.

Staff cleaning and specialist work are not the same thing. A daily filter wipe and a weekly filter wash keep grease down at the front of the system, but grease that has passed the filters is out of reach. That part needs specialist access and equipment.

Ductwork cleaning in Bakers Arms

Duct cleaning is the hardest part of an extract clean, and the part most often skipped. Sections with no way in can go uncleaned for years. Each section we can reach is cleaned, and any we can’t is written down, so you know exactly where you stand. Typical jobs include a duct clean needed for an insurer and heavy grease at the base of a riser, on multi-storey ducts, bends and junctions and access panels.

London kitchens tend to trade late and open early, so work in Bakers Arms is normally booked for the night or the early hours. Parking, loading and access to the roof are agreed with the building before the night of the clean.

Nothing is signed off by word of mouth: a written report, dated and illustrated with photos, and for TR19® Grease cleans, a certificate issued through the BESCA VHE portal. It shows what was done and what, if anything, couldn’t be reached.

Bakers Arms kitchens: local notes

Food Standards Agency data counts about 394 cafés, restaurants and staff canteens and about 167 takeaways within 1.5 miles or so of the middle of Bakers Arms. Each kitchen that cooks under a canopy sends grease-laden air into a duct, where it cools and settles. Bakers Arms is covered by London Fire Brigade. The Fire Safety Order puts the duty on whoever runs a kitchen to control its fire risk, and a greasy duct is fuel. It’s Waltham Forest council that sends environmental health officers to food businesses in Bakers Arms. They look at how clean the premises and equipment are, and the kitchen extract is part of that. Our report lists what was cleaned and when, which is useful to have ready.

Church and community hall kitchens, near St Stephen's or anywhere around Bakers Arms, are easy to forget, but their extracts collect grease like any other. Healthcare kitchens, like those at hospitals such as Wanstead Hospital (about 1.8 miles east), often cook for long hours, which puts them in BESA’s heavier-use bands. If you run a café or takeaway near Leyton Midland Road station, early starts and late finishes leave little time to clean, so overnight extract cleaning suits.

Looking after it afterwards

How long the results last depends on use and care. Here’s what we suggest:

  • Run the extract fan throughout service
  • File each certificate and photo report in the maintenance log
  • Flag drips from the duct straight away
  • Make sure filters are seated properly

You’ll have a recommended date for the next clean, based on the readings and your daily cooking hours, in line with BESA guidance.

Extra access panels mean more of the duct gets cleaned each time. It does not stop grease forming, but it stops it building unseen.

Fixed quotes for ductwork cleaning in Bakers Arms

Every site gets its own quote. These are the things that affect it:

  • How many systems or sites are involved
  • The scale of the work
  • Any permits to work or inductions
  • Where the site is and how we reach it

Putting the work off seldom saves money. Build-up, wear and faults tend to get worse, not better, which can make the next visit longer. If you’re not sure what’s needed, phone us on 0345 646 2711 or send us an email and we’ll give you an honest view and a fixed quote.

What we need to know

The more you tell us, the more accurate the quote. With your enquiry, please include:

  • Your opening hours and when the area is out of use
  • Your last certificate, test record or report
  • The site address and the type of premises
  • How we’d reach plant on a roof or in a plant room

The quickest way to a quote is to send pictures: wide shots of the system, close-ups of anything that worries you and how we’d get to it. Tell us what kind of site it is and when it’s open, and many jobs can be priced from that alone.

What happens if it’s left?

A partly blocked duct slows the airflow. The fan works harder, the kitchen gets hotter and smoke lingers at the canopy and grease can drip from duct joints. Choosing the date yourself beats having a fault choose it for you.

When the work has to happen, how we reach it and how big the site is can all change the price. Each of those is built into the quote and give you a fixed price before we start.

Questions from Bakers Arms

Can you work in Bakers Arms outside opening hours?

Yes, out-of-hours work is a big part of what we do. It means the site in Bakers Arms keeps running as normal. Your opening times are the first thing we ask for.

Can school kitchens in Bakers Arms be cleaned in the holidays?

Yes, out-of-term visits are normal for schools. Around Bakers Arms, the Food Standards Agency lists about 29 schools and colleges with registered kitchens within a mile and a half or so. Tell us your holiday dates and we will book the visit for when the site is empty.

What’s TR19?

TR19® is the BESA specification for keeping ventilation systems clean. Since 2019, TR19® Grease has been a standalone specification for grease in kitchen extract systems, while TR19® Air covers other supply and extract ductwork.

Will we have to shut during the visit?

Not normally. The area we’re working in has to be out of use while we are there, so we book a time when it would be closed anyway.

How is kitchen extract ductwork cleaned?

Each section is cleaned through its own panel. Grease is scraped out first, then degreased, with readings taken before and after.

Do you offer maintenance contracts?

Yes. We run scheduled maintenance contracts, with visits at the interval your system needs. Each report recommends when the next visit should be.

How long does ductwork cleaning take?

It depends on the length of the duct, the number of access panels and how much grease there is. As a guide, it takes anything from a few hours to several visits, depending on the length of duct.

How do you know if the ductwork needs cleaning?

A grease thickness test gives the answer. Using a Wet Film Thickness Test or Deposit Thickness Test, we check the grease at set points. BESA guidance says the mean shouldn’t exceed 200 microns, and 500 or more anywhere needs immediate spot cleaning.

Landlords, agents and facilities managers

Running several sites is easier with one contractor. We cover South East England and London, so a run of sites can go into one programme and kept to a regular schedule.

Keeping records across a portfolio is half the battle. Each visit produces a dated report with pictures, so you can show an insurer or inspector what was done at each site.

When something else is needed

Before booking, it helps to know what’s not included:

  • Duct sections that need replacing
  • Fire dampers that do not close (they need testing and remedials)
  • A failed fan motor at the end of the duct (a fan repair job)

Not sure which it is? You can give us a ring on 0345 646 2711, or send details by email and we’ll tell you honestly before booking.

Where we work

  • Access panels
  • Multi-storey ducts
  • Vertical risers
  • Attenuators
  • Horizontal duct runs
  • Bends and junctions

How it works

Each visit runs to the same pattern: sheeting and protection first, make the system safe, carry out the ductwork cleaning, tidy up and hand over the paperwork. The visit itself takes from a few hours to more than one visit, depending on duct length and access. Getting kit into a London building takes planning, so let us know where we can load and park in Bakers Arms.

  1. First we diagnose: the route, the access and the grease levels.
  2. You get a fixed price before work starts.
  3. Each section is cleaned in turn through its access panel.
  4. We take extra care at bends and at the foot of risers.
  5. The duct is signed off with readings, pictures and a next clean date.

Before we arrive

  • Clear the space around the work
  • Make sure equipment near the work can be switched off and left to cool
  • Arrange a key holder or contact on site

Ask for a quote

We don’t publish a price list, because no two systems are the same. Instead, we look at your site first, from pictures or a survey, and then give you a fixed quote. To start, call us on 0345 646 2711 or email us.
