Kitchen extract cleaning across SL4: what to expect

Few kitchens can stop cooking for a day so the extract can be cleaned. We work evenings, overnight and at weekends, or between services where the kitchen has a gap. With the equipment off and cool and the area sheeted, we clean and hand the kitchen back ready for the next service. The work covers discharge points, plenums and filters and canopies and hoods, and people most often call us about rancid smells from grease in the duct and a new tenancy or takeover with no cleaning history.

At the end of the visit, someone from your team can look over the work with us. Anything we couldn’t reach or that needs attention is pointed out there and then, and the same goes into the written report. All told, the work takes anything from a few hours to a full night, depending on the size of the system.

  1. You send pictures or we visit, and the system is surveyed from canopy to discharge.
  2. Grease thickness is measured and the price is fixed before work starts.
  3. The kitchen is closed, the equipment cooled and everything nearby protected.
  4. We work through the system from the canopy to the fan and discharge.
  5. We re-test, photograph and send your certificate and photo report.

Pricing in SL4

When the work has to happen, how we reach it and how big the site is all affect the cost. We take each of them into account, and the price is fixed before we start.

Where we work in SL4

Kitchens across SL4 cook for very different hours, from all-day town-centre sites to part-time hall and school kitchens. The right interval comes from hours of use and grease readings.

Much of our work across London and the South East happens in the evening, overnight or at weekends, so sites in SL4 can keep trading.

Windsor: Older buildings often hide long, awkward duct runs, and if you run a kitchen at a historic venue in the area (St Leonard's Hill is about 1 mile south-west), access may need planning. Kitchens that cook twelve hours or more a day, as some healthcare kitchens do, fall into BESA’s three-monthly minimum; King Edward VII Hospital is the nearest hospital to Windsor, about 0.8 miles east.

Aftercare tips

Once we have finished, these simple steps help:

  • Clean grease off the canopy surfaces regularly
  • Do not let the canopy gutters overflow
  • Keep to the recommended cleaning interval
  • Never cook with filters missing or out of place

We hand the kitchen back clean, with the sheeting removed and waste taken away. Waste grease and water are contained and removed, and equipment can be switched back on once we’ve gone.

Stick to the cleaning interval on the certificate. BESA guidance links the minimum interval to daily cooking hours, so a change in hours may mean a change in interval, and grease readings will show it.

Part by part

Schools, hospitals and care homes

School kitchens can look lightly used but still need a TR19 clean at least every 12 months under BESA guidance. Holidays make it simple to schedule.

Restaurant and pub kitchens

Grills, fryers and woks send a lot of fat into the extract, and measured readings show whether the minimum interval is enough.

Landlords, agents and facilities managers

Landlords, managing agents and facilities managers book us, not only the businesses that use the systems. Shared systems, like a riser serving several units, need a clear agreement on who books the work, and we can quote for the whole system.

From a single site to a large estate, the standard is the same: the system surveyed, the price fixed, the visit fitted around trading and everything written up afterwards.

Why it fails

Cooking fat leaves the pan as a fine vapour. As the air cools on its way through the duct, the fat condenses and sticks, and the layer grows a little with every meal cooked. The grease filters stop some, never all of it.

Common reasons sites call us are:

  • Proof of cleaning requested by an insurer
  • Poor airflow at the canopy
  • Fat running down the canopy edge
  • Stale cooking odours from the system

What kitchen extract cleaning cannot fix

Some problems need a different service or another trade:

  • Faulty fire dampers in the duct
  • An undersized canopy or fan
  • A fan motor or bearings that have failed (that needs a fan repair or replacement)

SL4 questions

How far ahead should we book?

It depends on the time you need and how big the job is. Tell us your preferred dates when you ask for a quote, and if it’s an emergency, call us any time.

What happens if you cannot reach some of it?

They’re marked on the report. Often the fix is extra access, such as new panels in ductwork, and we can fit those.

Are you a BESCA Vent Hygiene Elite member?

Duct Doctor is a BESCA Vent Hygiene Elite member, cleaning to BESA TR19® Grease. We also hold CHAS, SafeContractor and ISO 9001, and we are fully insured.

Do you have a 24/7 line?

Yes. There’s a 24/7 emergency line, for problems that can’t wait. Ring any time and tell us what’s happened.

Does the law say I must clean to TR19?

Strictly, the legal duty comes from the Regulatory Reform (Fire Safety) Order 2005, not from TR19. TR19 is the industry benchmark for meeting that duty in a kitchen extract, and many insurers ask for proof of it.

Can you quote from photos?

Yes, where the pictures show enough. Otherwise, we book a survey at a time that suits the site, and the quote follows that.

How long does a kitchen extract clean take?

A small kitchen with a short duct can be done in a few hours, but large systems may be spread over more than one visit. Your quote says how long to expect.
