About kitchen extract cleaning in SE5

Think of it as a health check for the kitchen’s airways: diagnose with a survey, treat with a thorough clean, then sign it off. The sign-off is a TR19 certificate with a photo report, issued through the BESCA Vent Hygiene Elite portal. We are often asked to deal with an extract that has never been cleaned to TR19 and missing paperwork after a change of operator, on discharge points, plenums and filters and vertical risers.

Night work is normal for us. Evenings, nights and weekends are when much of our work happens, so the site can open as normal afterwards. The visit itself takes as long as the system needs, from a few hours to several planned visits.

  1. First comes a survey of the whole system, by photos or a visit.
  2. Set points are tested for grease thickness and the quote is fixed before work begins.
  3. Once the kitchen has closed and the equipment has cooled, we sheet and protect the area.
  4. We clean the canopy, plenum, filters, ducts, risers, fan and discharge.
  5. Finally the system is re-tested and photographed, and the certificate and report follow.

Where we work in SE5

In SE5, a busy kitchen in a place such as East Dulwich, Bermondsey and North Brixton and a quiet village kitchen need very different cleaning intervals. Grease readings and BESA’s minimum intervals set the schedule for each.

SE5 is within the area we cover, which takes in London and the South East. Every job is surveyed first and quoted at a fixed price, wherever it is in SE5.

East Dulwich: For kitchens close to East Dulwich station, where the day often starts early and ends late, the extract can be cleaned overnight. If you run a church or community hall kitchen, near The Latter Rain Outpouring Revival Church or elsewhere in East Dulwich, its extract still collects grease from every lunch and event.

Keeping the system healthy

Good habits slow the build-up between visits. A few tips:

  • File each certificate with the fire risk assessment
  • Diarise the next clean as soon as you get the certificate
  • Refit filters properly after cleaning
  • Clean the grease filters regularly between TR19 cleans

If we couldn’t get into part of the duct, the report says so plainly. That’s part of an honest TR19 clean, not a failing, and new access panels can be fitted so the next clean covers it.

Wipe the canopy down regularly and empty grease troughs or collection points. A daily wipe is not a deep clean, but it helps between visits.

What kitchen extract cleaning cannot fix

Kitchen extract cleaning cannot fix everything, and we’d rather say so up front. It won’t put right:

  • A fan motor that has burnt out
  • A duct that’s holed or coming apart
  • Fire dampers that will not close (that needs damper testing and remedials)

What staff can safely do

Staff cleaning doesn’t replace a specialist visit; it supports it. Regular in-house cleaning slows the build-up, but the parts you can’t see still need a specialist at the right interval.

A few tasks are always specialist work: entering ducts, working on fans, testing dampers and taking grease readings call for the right kit, training and safe access. Leave those to us.

Why it fails

How fast grease builds up depends mostly on how long the kitchen cooks each day. BESA guidance sets minimum cleaning intervals of every 3 months for 12 to 16 hours a day, 6 months for 6 to 12 hours, and 12 months for 2 to 6 hours. They are minimums: measured grease levels set the real interval.

Look out for any of the following:

  • Grease smells coming from the extract
  • An overdue clean flagged by an EHO or fire officer
  • Years of baked-on grease in the ducts
  • Grease drips onto cooking equipment

What the work involves, part by part

Canopy and plenum

The canopy catches the vapour, and the plenum behind the filters is where it first condenses. Both are scraped and degreased inside and out, with the filter housing cleaned too.

Grease filters

Gaps around filters let fat through to the duct. We check they fit as they should when we refit them, and flag any that don’t.

SE5 questions

Can we book visits on a schedule?

Yes. We run scheduled maintenance contracts, with visits at the interval your system needs. The report from each visit recommends the next date.

Do you have a 24/7 line?

Yes. Our emergency line runs 24/7 for anything that can’t wait until a planned visit. Call us any time and explain what’s happened.

What happens to the waste?

We contain it and take it with us. We collect grease, debris and waste water as we go rather than letting it spread.

Can you price the work without visiting?

Yes, if we can see what we need. Otherwise, we book a survey at a time that suits the site, then a fixed quote.

What does kitchen extract cleaning cost?

The cost depends on the size of the system, its condition, access and timing. Ask us for a fixed quote and we’ll usually reply within one working day.

Will my insurer ask for a TR19 certificate?

Grease in an extract is a known fire risk, so many insurers want evidence it’s being cleaned to TR19. Our certificate and photo report give you that evidence.

Do you work with multi-site operators?

Yes. Our area covers London and the South East, so sites at different addresses can be planned together as one programme. Each site gets its own report and pictures.
