Kitchen extract cleaning across SE28: what to expect

Across SE28, we clean kitchen extract systems to BESA TR19® Grease. We survey first and take grease readings, then clean the canopy, plenum, filters, ducts, fan and discharge. At the finish there’s a TR19 certificate and a before and after photo report. Typical jobs include an overdue clean flagged by an EHO or fire officer and a kitchen with no current TR19 certificate, on discharge points, extract fans and plenums and filters.

The first job on site is protection: floors, worktops and anything near the work are covered. Then we make the system safe and start. The work on site takes one visit for most kitchens, while large or complex systems may need more than one, and we clear up before we go.

  1. Diagnosis comes first, with a survey of the system and how it’s reached.
  2. Grease readings set the baseline, and a fixed quote follows.
  3. After the kitchen closes, we sheet the area and set up to contain grease and water.
  4. Heavy deposits are scraped by hand and the system degreased to TR19® Grease.
  5. The sign-off: post-clean readings, a TR19 certificate and a photo report with the next clean date.

What affects the price in SE28

Leaving it longer rarely makes the work cheaper. Build-up, wear and faults tend to get worse, not better, which can make the next visit longer. If you’re not sure what’s needed, give us a ring on 0345 646 2711, or send details by email for straight advice and a fixed quote.

The quickest way to a quote is to send photos: wide shots of the system, close-ups of anything that worries you and how we’d get to it. Add the site type and your opening hours, and we can price many jobs without a visit.

Around Thamesmead

Typical jobs here are in premises near Jubilee Primary School, Harris Garrard Academy and St Paul and the streets around them. The closest station to Thamesmead is Abbey Wood station, about 1 mile south. Well-known places in the area include Greenwich Borough Museum (1.7 miles south-west) and Gallions Reach Shopping Park (2 miles west). Not far away are Crossness Nature Reserve.

Kitchen extract cleaning across SE28: local notes

Kitchens across SE28 cook for very different hours, from all-day town-centre sites to part-time hall and school kitchens. The right interval comes from hours of use and grease readings.

From central London kitchens to coastal hotels and country pubs, London and the South East have every kind of site. The same TR19® standard applies to all of them, in SE28 and beyond.

Thamesmead: Volunteers running a hall kitchen near St Paul, or anywhere in Thamesmead, may not know when the extract was last cleaned, and a grease test settles it. Kitchens that cook twelve hours or more a day, as some healthcare kitchens do, fall into BESA’s three-monthly minimum; Erith and District Hospital is the nearest hospital to Thamesmead, about 2.6 miles south-east.

Honest limits

A few issues sit outside what this work can do:

  • Damaged duct sections that need replacing
  • A grease trap that needs emptying
  • A canopy that’s too small or a system that was badly designed

In-house cleaning or a specialist?

In-house cleaning and specialist cleaning do different jobs. A daily filter wipe and a weekly filter wash keep grease down at the front of the system, but grease that has passed the filters is out of reach. That part needs specialist access and equipment.

For ventilation and air handling systems, in-house care is mostly about checks: clear grilles, a log of filter changes and reporting anything odd. The inside of ducts and units needs a specialist.

Managing agents and facilities teams in SE28

Running several sites is easier with one contractor. We work across London and the South East, so a run of sites can go into one programme and kept on a regular cycle.

When the building owner and the occupier are different, it’s worth checking the lease for who maintains the systems. We’re happy to deal with either side and send the paperwork to whoever needs it.

What the work involves, part by part

Grease filters

Gaps around filters let fat through to the duct. Each filter is checked as it goes back in, and flag any that do not.

Extract fan and discharge

The discharge is where air leaves the building, and grease can collect there too. It’s cleaned as far as safe access allows, and any limits are recorded.

Leave it or put it right?

Environmental health officers inspect food businesses, in SE28 as everywhere else, and they look at the cleanliness of the premises and equipment, extraction included. Keeping the extract clean helps the whole kitchen pass muster.

What your quote should include

  • Exactly which parts of the system are covered
  • When they can work, and whether that is outside your opening hours
  • Proof of insurance
  • Which accreditations they hold, and whether you can check them

Questions from SE28

What does TR19 mean?

It’s BESA’s specification and the benchmark insurers, fire officers and EHOs look to. It covers how systems are inspected, cleaned and checked and expects a risk-based approach.

How long does a kitchen extract clean take?

Short systems are done in a few hours, but large systems may be spread over more than one visit. We will tell you how long when we quote.

What do you need from me for a quote?

Just the basics: the address, the site type, your opening hours and how we reach the system. Photos and any previous paperwork make it quicker. Then call us on 0345 646 2711 or drop us a line.

What’s the right cleaning interval for a kitchen extract?

BESA guidance sets minimums by daily cooking hours: every 3 months for 12 to 16 hours, 6 months for 6 to 12 hours and 12 months for 2 to 6 hours. Measured grease levels set the real interval.

Will the clean disrupt our service?

We clean while the kitchen is closed, so evenings, overnight, early mornings and weekends are all options. We need the equipment switched off and cooled first.

Are you accredited for kitchen extract cleaning?

We clean to BESA TR19® Grease as a BESCA Vent Hygiene Elite member, and certificates go through the BESCA Vent Hygiene Elite portal. We have been trading since 2009.

Does the law say I must clean to TR19?

The legal duty sits in the Fire Safety Order 2005 rather than in TR19 itself. In practice, TR19 is how kitchens show they’re managing grease, and many insurers ask for proof of it.
