Kitchen extract cleaning across SE7: what to expect

We have been trading since 2009, cleaning kitchen extracts across the South East and London. We’re a BESCA Vent Hygiene Elite member, cleaning to BESA TR19® Grease, and we’re fully insured, with CHAS, SafeContractor and ISO 9001. The work covers vertical risers, canopies and hoods and discharge points, and the jobs we see most are rancid smells from grease in the duct and grease drips onto cooking equipment.

Protection comes first: sheeting goes over floors and surfaces close to the work. Then we make the system safe and start. It takes as long as the system needs, from a few hours to several planned visits, and we clear up before we go.

  1. We survey the system, from your pictures or on site, canopy to discharge.
  2. We take grease readings at set points and give you a fixed quote.
  3. On the night, the equipment is off and cool and the kitchen is sheeted.
  4. We work through the system from the canopy to the fan and discharge.
  5. We re-test, photograph and send your certificate and photo report.

What affects the price in SE7

Around Charlton

Typical jobs here are in premises near St Catherine Labouré, Royal Greenwich Trust School and The Victoria pub, among other places. Nearby too are Charlton Park (0.5 miles south-east), Thorntree Primary School (within half a mile south-east) and Wildwood Montessori School (1.3 miles south-west). Charlton has its own railway station: Charlton station. Nearby you will also find British Hospital for Mothers and Babies (0.5 miles east) and Gallions Reach Shopping Park (2.3 miles north-east). Not far away are Gilbert's Pit.

Kitchen extracts across SE7

In SE7, we work in places such as Woolwich, Westcombe Park and Charlton and well beyond. Every place on our SE7 list (6 in all) is covered, with cleans booked around trading hours.

Much of our work across London and the South East happens in the evening, overnight or at weekends, so sites across SE7 do not have to lose a day.

Charlton: Church and community hall kitchens, near St Catherine Labouré or anywhere around Charlton, are easy to forget, but their extracts collect grease like any other. A kitchen near Charlton station that serves breakfast and dinner can run its extract twelve hours or more, which shortens the cleaning interval.

Common problems we fix in SE7

The reason for all this is fire. Flames from a pan or grill can be pulled into the canopy by the fan, where burning grease can carry a fire along the ducts and into other parts of the building. For a kitchen in SE7, keeping that fuel under control is part of the fire risk assessment.

It’s time to book a visit if you see:

  • A kitchen with no current TR19 certificate
  • Proof of cleaning requested by an insurer
  • An overdue clean flagged by an EHO or fire officer
  • A kitchen taken over without any extract records

Fixed quotes for kitchen extract cleaning in SE7

Some jobs are bigger than they look, and some smaller. What affects the quote:

  • The scale of the work
  • The condition of the system
  • Any permits to work or inductions
  • Access, including roofs, risers and ceiling voids

No two sites are the same, so we price each one individually. Size, access, the condition of the system and when we can work all play a part.

What to send for a quote

We can often survey from photos. The most useful are:

  • The times we could work without disrupting the site
  • Where the plant sits or the system leaves the building, such as a roof or outside wall
  • Any previous report or certificate
  • Any symptoms, from odd noises to smells or leaks

Want a quote for kitchen extract cleaning? Please call us on 0345 646 2711 or use the quote form and tell us about the site. We’ll talk you through the work and give you a fixed quote before anything is booked.

When it’s something else

We’d rather tell you now than book work that won’t help, so these are the things it won’t cover:

  • A duct that’s holed or coming apart
  • A fan motor that has burnt out
  • Blocked drains from a neglected grease trap (a separate service)

Leave it or put it right?

If there’s a fire and the extract hasn’t been cleaned, the paperwork becomes the problem. Many insurers ask for proof of TR19 cleaning and may reduce or refuse a claim without it. A current certificate is far easier to produce than an explanation.

What your quote should include

  • How they set the interval to the next visit
  • What happens if part of the system cannot be accessed
  • What insurance they carry
  • If they look at the system before pricing

Part by part

Extract fan and discharge

Attenuators, where fitted, can soak up grease and need attention. Where they can be cleaned, they are, and the report notes anything that can’t.

Restaurant and pub kitchens

High-heat cooking loads the extract with grease, so grease readings help set the right interval.

FAQs for SE7

How often does a kitchen extract system need cleaning?

Under BESA guidance, the minimum depends on how long you cook each day: every 3 months for 12 to 16 hours, 6 months for 6 to 12 hours and 12 months for 2 to 6 hours. Measured grease levels set the real interval.

Do I have to clean my extract to TR19 by law?

The legal duty sits in the Fire Safety Order 2005 rather than in TR19 itself. In practice, TR19 is how kitchens show they’re managing grease, and many insurers ask for proof of it.

What paperwork comes with a kitchen extract clean?

Every clean comes with a TR19 certificate and a photo report. Keep them in the maintenance log with the fire risk assessment, ready for your insurer or an inspection.

Can you price the work without visiting?

In many cases, yes. With good photos, the site type and your last report, we can price many jobs. Where we cannot see enough, we arrange a survey.

What is TR19?

It’s the industry benchmark for cleaning ventilation and kitchen extract systems, written by BESA. It sets out inspection, cleaning and record keeping and expects a risk-based approach.
