Kitchen extract cleaning across HA4: what to expect
Duct Doctor has been cleaning kitchen extract systems since 2009. We’re a BESCA Vent Hygiene Elite member, cleaning to BESA TR19® Grease, and we’re fully insured, with CHAS, SafeContractor and ISO 9001. Common call-outs are for extraction mentioned at an environmental health visit and heavy grease build-up inside the duct runs, on horizontal duct runs, extract fans and canopies and hoods.
We start by comparing what we find with the survey or your photos. If anything is different, we talk it through with the person on site before carrying on. After that, the work takes a few hours for a small kitchen, longer for a large system.
- First the diagnosis: a survey of the whole system and its access points.
- We record grease levels at set points, then fix the price.
- After the kitchen closes, we sheet the area and set up to contain grease and water.
- The treatment: heavy grease scraped out, then every part degreased to TR19® Grease.
- The sign-off: post-clean readings, a TR19 certificate and a photo report with the next clean date.
How we quote
You won’t find a price list here, because each job is priced on what it involves. Call for a fixed quote, and we will talk you through it.
What you get with us
- BESCA Vent Hygiene Elite member, cleaning to BESA TR19® Grease
- Evenings, overnight and weekends, plus 24/7 emergency callout
- Photo reports with every job

Getting a quote
Every quote begins with a look at the system, from your pictures and details or, where that isn’t enough, a survey on site. After that, you get a fixed price for the work so you know the cost before we start.
Local landmarks in Ruislip
Typical jobs here are in premises near Bishop Ramsey School, Warrender Primary School and St Lawrence and the streets around them. You’ll also find Church Field Gardens (0.7 miles west), Heathfield School (0.9 miles east) and J.J. Moon's pub (within half a mile south-west). Ruislip’s nearest station is West Ruislip station, about 1.3 miles west of the centre. A little further out are Heath Robinson Museum (1.5 miles north-east) and St. George's Shopping Centre (3 miles east). Not far away are Horse Shoe Bay and Northala Fields.
Kitchen extracts across HA4
Kitchens across HA4 cook for very different hours, from all-day town-centre sites to part-time hall and school kitchens. Grease readings and BESA’s minimum intervals set the schedule for each.
London and the South East cover everything from city basements to rural kitchens. The same TR19® standard applies to all of them, in HA4 and beyond.
Ruislip: Bursars and site managers at schools such as Warrender Primary School tend to book extract cleaning for when the kitchen is empty. Kitchens that cook twelve hours or more a day, as some healthcare kitchens do, fall into BESA’s three-monthly minimum; Northwood and Pinner Cottage Hospital is the nearest hospital to Ruislip, about 1.9 miles north.
Part by part
Extract fan and discharge
Grease that reaches the fan coats the blades and the housing. It’s isolated, opened and cleaned as part of the TR19 clean.
Canopy and plenum
The plenum is out of sight behind the filters, so it’s easy to forget. We take the filters out and clean the plenum and housing thoroughly.
Landlords, agents and facilities managers
Under the Regulatory Reform (Fire Safety) Order 2005, the responsible person must assess and reduce fire risk, and that can be the employer, the owner, a landlord, a facilities manager or a managing agent. Where responsibility is shared, records matter even more.
When the building owner and the occupier are different, it’s worth checking the lease for who maintains the systems. We are happy to deal with either side, and the report can go to both.
What we’re called out for in HA4
Hours of cooking are the biggest factor. Under BESA guidance, heavy use of 12 to 16 hours a day means a clean at least every 3 months, moderate use every 6 months and light use every 12. They are minimums: measured grease levels set the real interval.
What we’re most often called out for:
- An extract that no longer clears the smoke
- Rancid smells from grease in the duct
- Proof of cleaning requested by an insurer
- A kitchen taken over without any extract records
What affects the quote in HA4
The diagnosis comes before the price. The main factors are:
- Parking and loading at the site
- How easy every part is to reach
- The times the site is available
- The condition of the system
Kitchens, offices, schools and hospitals are all priced the same way: how much there is, how we reach it, what state it’s in and when we can work. Ask for a fixed quote and we’ll explain each part.
What to send for a quote
We can often survey from photos. Try to include:
- Where the plant sits or the system leaves the building, such as a roof or outside wall
- Where the site is and what kind of site it is
- Detail shots of panels, filters and grilles
- Your opening hours and when the area is out of use
Getting a quote doesn’t take long. Send a few details and photos, and we normally reply with a fixed quote within one working day. If we need to see the system first, we book a survey around your hours.
In-house cleaning or a specialist?
Logging matters as much as cleaning. A simple log of filter washes, wipe-downs and checks helps show that the system is managed between specialist visits, next to our reports.
Staff cleaning and specialist work aren’t the same thing. A daily filter wipe and a weekly filter wash keep grease down at the front of the system, but grease that has passed the filters is out of reach. Reaching it takes a specialist with the right equipment.
Your questions about kitchen extract cleaning in HA4
Are you a BESCA Vent Hygiene Elite member?
We clean to BESA TR19® Grease as a BESCA Vent Hygiene Elite member, and certificates go through the BESCA Vent Hygiene Elite portal. We have been trading since 2009.
What do you do to protect the area?
With sheeting and covers, before anything else happens. The work is kept contained and clean down when we finish.
Will my insurer ask for a TR19 certificate?
Many insurers ask for proof of regular cleaning to TR19, and many policies require it. Without proof, a claim can be refused or reduced, so it’s worth checking your policy wording.
Can you set up regular visits?
Yes. Send details of the systems and how they’re used, and we’ll suggest a schedule and quote for it.
Do you look at the system first?
Yes. Photos often do the job, while bigger or harder-to-see systems are surveyed on site.
How much notice do you need?
Earlier is better, especially for out-of-hours work. We normally quote within one working day, and emergencies are covered by our 24/7 line.
Do I have to clean my extract to TR19 by law?
TR19® is BESA’s specification, not legislation. Under the Fire Safety Order 2005, the responsible person must assess and reduce fire risk, and cleaning to TR19 is the recognised way to show you’ve dealt with extract grease.
