How kitchen extract cleaning works in BN3

Insurers often want evidence of regular TR19 cleaning, and some may refuse or reduce a claim when it’s missing. For a kitchen in BN3, our certificate and photo report give you that record for the maintenance log. The work covers plenums and filters, extract fans and horizontal duct runs, and common reasons people get in touch are grease smells coming from the extract and extraction mentioned at an environmental health visit.

Your staff do not need to do much on the day. A contact on site lets us in at the agreed time and points us to the system, and the rest is down to us. Afterwards, the area is left tidy and the written report follows.

  1. We survey the system, from your pictures or on site, canopy to discharge.
  2. We take grease readings at set points and give you a fixed quote.
  3. On the night, the equipment is off and cool and the kitchen is sheeted.
  4. We work through the system from the canopy to the fan and discharge.
  5. Readings are repeated, pictures taken, and your TR19 certificate and photo report issued.

Where we work in BN3

From Brighton, Hove and West Hill to its smaller places, BN3 has kitchens of every size. Each extract is cleaned to the same TR19® standard, canopy to discharge.

In England, the Fire Safety Order puts the duty on the responsible person to assess and reduce fire risk, and a TR19® certificate and photo report give you a record of the work. BN3 includes coastal places, where salt in the air speeds up corrosion of roof-level equipment. We look for corrosion as well as dirt on coastal sites.

Brighton and Hove: Church and community hall kitchens, near Holy Cross Church or anywhere around Brighton and Hove, are easy to forget, but their extracts collect grease like any other. Healthcare kitchens can’t easily close, so their extracts are cleaned overnight or between meal services; the nearest hospital to Brighton and Hove is Montefiore Hospital, about 1.5 miles east.

What we are called out for in BN3

It’s common for parts of a duct to have been missed for years. The usual reason is a lack of access panels, so those sections were never reached. Grease in those sections keeps building out of sight.

Look out for any of the following:

  • A TR19 certificate needed for the insurer
  • A new tenancy or takeover with no cleaning history
  • An inspection that picked up a dirty extract
  • Grease dripping from the canopy or filters

Part by part

Canopy and plenum

The plenum is out of sight behind the filters, so it’s easy to forget. We take the filters out and clean the plenum and housing thoroughly.

Extract fan and discharge

Attenuators, where fitted, can soak up grease and need attention. We clean what can be reached and note anything that cannot.

What kitchen extract cleaning cannot fix

We’d rather tell you now than book work that won’t help, so here are the limits:

  • Fire dampers that will not close (that needs damper testing and remedials)
  • Ductwork that’s corroded, split or leaking (that is for a ductwork contractor)
  • A canopy that is too small or a system that was badly designed

In-house cleaning or a specialist?

Logging matters as much as cleaning. A simple log of filter washes, wipe-downs and checks shows an inspector that the system is looked after between visits, next to our reports.

Staff cleaning and specialist work aren’t the same thing. Wiping filters daily and washing them weekly keeps the visible parts in order, but they don’t reach the grease that builds up further in. Reaching it takes a specialist with the right equipment.

Between visits

Aftercare is simple, and it makes the next visit easier:

  • Flag any change in how the extract sounds or works
  • Clean grease off the canopy surfaces regularly
  • Make sure every filter is fitted before cooking
  • Book the next clean before the date on the report

You get a photo report after every clean. It shows the system before and after, part by part, and lists what was cleaned, any areas we couldn’t reach and the date the next clean is due.

Keep the outside of the canopy wiped and any grease cups emptied. A daily wipe is not a deep clean, but it helps between visits.

BN3: your questions answered

What’s TR19?

A BESA specification in two main parts: TR19® Grease for kitchen extracts and TR19® Air for supply and extract systems. It is not law, but it’s the benchmark.

How often does a kitchen extract system need cleaning?

The minimum is set by BESA guidance on daily use, from 3-monthly to 12-monthly. Kitchens that fry or grill a lot may need cleaning sooner, and readings will tell you.

Is BN3 in your area?

Yes. Our technicians work in BN3, within the South East and London area we cover.

Do you look at the system first?

Yes. We always survey first, either from pictures and details you send or on a site visit. A fixed quote follows.

Why do insurers care about extract cleaning?

Because a dirty extract can spread a fire through a building. Many policies say the extract must be cleaned to TR19, and a claim may be reduced without proof, so keep every certificate.

Can you come out in an emergency?

Yes, any time. For anything urgent, such as a fan failure or damage after a fire, ring the 24/7 line, and we will advise on what to do next.

Are you accredited for kitchen extract cleaning?

As a BESCA Vent Hygiene Elite member, cleaning to BESA TR19® Grease, our work sits within an independently audited scheme. We also hold CHAS, SafeContractor and ISO 9001, and we are fully insured.
