- A fan that has never been cleaned
What the work involves, part by part
Kitchens with long cooking hours
Kitchens that cook 12 to 16 hours a day put the most grease through their fans. BESA guidance sets at least 3-monthly cleaning for that level of use, fan included.
Roof-mounted fans
A roof fan sits in cooler air, so grease can settle heavily. We scrape and degrease the blades and casing.
Extract fan cleaning for kitchens and businesses in Brighton and Hove
Every kitchen extract depends on its fan: it draws the air through the canopy and ductwork and pushes it outside. Grease that gets past everything else ends up on its blades and housing, and that is what we clean. If you have weak extraction at the canopy and vibration from an unbalanced impeller, we can put it right.
Kitchens in towns like Brighton and Hove are often in older buildings that were never designed for them, so duct runs can be awkward, with bends, long horizontal sections and too few access panels. Where the duct can’t be reached, new panels can be fitted, and anything left uncleaned is recorded on the report.
For insurers and inspectors, the record counts. So every job comes with a written report and photos, and grease extract cleans come with a TR19® certificate issued through the BESCA Vent Hygiene Elite portal.

Multi-site and managed buildings
Multi-site operators often want one contractor and one number. We cover South East England and London, so a run of sites can go into one programme and kept on a regular cycle.
Records are where multi-site compliance often slips. Each visit ends with a dated report and pictures, ready to show insurers, fire officers or EHOs.
What happens on the day
A visit follows the same order every time: protect the area, make the system safe, do the work, clear away and hand over the paperwork. On site, the work takes a few hours where there are several fans or heavy deposits. Send us pictures of the system and we can plan most of a visit in Brighton and Hove before we arrive.
- We start by checking where the fan sits and how to isolate it.
- Power to the fan is isolated before anyone touches it.
- We remove the grease from the blades, impeller and casing.
- We degrease the fan and housing, taking care around the motor.
- It’s closed up, run and checked, and photos go into your report.
Preparing for the visit
- Make sure someone can let us in and lock up afterwards
- Tell us about site rules, permits or sign-in
- Find the previous report, if there is one
Ask for a quote
Some systems can be priced from pictures; others need a survey. Larger sites, and anything hidden behind walls, ceilings or floors, are normally surveyed first. Either way, you get a fixed price before work begins.
Advice
Brighton and Hove questions
Which council inspects kitchens in Brighton and Hove?
That is Brighton and Hove council, whose environmental health officers carry out food hygiene inspections in Brighton and Hove. It helps to keep the extract cleaning records with your food safety paperwork, so they’re ready if asked for.
Can you clean school kitchen extracts in Brighton and Hove during the holidays?
Yes. Half-terms and the summer break are the natural time for school work. Around Brighton and Hove, the Food Standards Agency lists about 38 schools and colleges with registered kitchens within a mile and a half or so. Booking early in the term gives the best choice of holiday dates.
What’s TR19?
TR19® is BESA’s specification for ventilation hygiene. Since 2019, TR19® Grease has been a standalone specification for grease in kitchen extract systems, while TR19® Air covers other supply and extract ductwork.
What happens if you can’t reach some of it?
We never leave them off the paperwork. The report says which parts couldn’t be reached and why, and we can quote to improve the access.
Do you repair extract fans as well as clean them?
A clean will not mend wear. We repair and replace extract fans as well, with a fixed quote first.
How often does the fan need cleaning?
The fan follows the full system’s interval, from every 3 months for 12 to 16 hours of cooking a day to every 12 months for 2 to 6 hours. Readings may show it needs cleaning more often.
Is the fan included in a TR19 clean?
Yes, the fan is part of a full TR19® Grease clean. It’s isolated, opened and cleaned along with the canopy, plenum, filters, ducts and discharge.
Which accreditations do you hold?
Duct Doctor is a BESCA Vent Hygiene Elite member, cleaning to BESA TR19® Grease. We also hold CHAS, SafeContractor and ISO 9001, and we are fully insured.
Kitchen extracts in Brighton and Hove
At about 1 mile from the coast, Brighton and Hove is close enough for sea air to matter. Corrosion on the fan housing and cowl is worth a look at every clean, alongside the grease. Food Standards Agency records list about 202 cafés, restaurants and staff canteens and about 66 sandwich bars and takeaways across Brighton and Hove and its immediate surroundings (about a mile and a half). Grease builds up on fan blades and housings in kitchens like these, unbalancing the impeller. Environmental health officers from Brighton and Hove council inspect food businesses in Brighton and Hove. An officer looking round a kitchen will see the canopy, and grease there is hard to miss. Before-and-after photos from each clean are a simple way to show the extract is in hand.
Healthcare kitchens, like those at hospitals such as Montefiore Hospital (about 1.5 miles east), often cook for long hours, which puts them in BESA’s heavier-use bands. For schools such as West Hove Infant School, kitchen extract cleaning is usually booked for the holidays, when the canteen is closed. If you cook for passing trade around Aldrington station, the extract can be cleaned between your last and first customer.

Keeping the system healthy
Looking after the system between visits is straightforward, and it makes the next visit easier:
- Run the extract throughout cooking
- Make sure the fan is included each time
- Note any drop in extraction at the canopy
- Keep records of every fan clean
The area around the fan is left clean, with waste grease removed. Wherever the fan is, the area around it is cleaned down.
Keep the route to the fan clear. A fan that can be reached safely is a fan that gets cleaned, whether it’s on a roof, in a ceiling or on a wall.
Fixed quotes for extract fan cleaning in Brighton and Hove
The survey tells us what the work involves. We look at:
- When the work can happen, such as evenings, overnight or weekends
- Whether several sites go on one quote
- Where the site is and how we reach it
- The condition of the system
When the work has to happen, how we reach it and how big the site is can all change the price. We take each of them into account and give you a fixed price before we start.
What we need to know
To help us quote quickly, please include:
- Where the plant sits or the system leaves the building, such as a roof or outside wall
- Any previous report or certificate

- A fan that is too small for the system (a design question)
- Wiring faults to the fan
- A fan that will not start
Not sure which it is? You can call us on 0345 646 2711 or drop us a line and we will tell you honestly.

Why it’s worth doing now in Brighton and Hove
Grease on the fan is grease in the system. TR19® Grease covers the whole extract, fan included and many insurers require the full system to be cleaned to TR19. Dealt with now, it’s a planned visit around your hours rather than a callout when the site needs to be open.
You will not find a price list here, because the cost depends on the site in front of us. Call for a fixed quote, and we will talk you through it.
