Brighton and Hove kitchen extract cleaning
Looking for kitchen extract cleaning in Brighton and Hove? We survey first, give you a fixed quote and work around your opening hours, then sign off with a report and pictures.
- Fat running down the canopy edge
- A kitchen with no current TR19 certificate
- A smoky, hot kitchen with weak extraction
What a clean won’t put right
Not every problem is solved by kitchen extract cleaning, and we’d rather say so up front. It doesn’t solve:
- Extraction that cannot cope with the cooking because of its design
- Faulty fire dampers in the duct
- A fan motor or bearings that have failed (that needs a fan repair or replacement)
If in doubt, call us on 0345 646 2711 or use the quote form and we will say what we think before you book.

Kitchen extract cleaning in Brighton and Hove, done properly
The canopy over the range is only the start of a kitchen extract system. Beyond the filters run the plenum, the ducts and risers, the fan and the point where air leaves the building, and grease settles in every one of them. A TR19® Grease clean deals with the whole route, not only the parts on show. Typical jobs include ductwork thick with old, hardened grease and a system with no record of a TR19 clean, across extract fans, horizontal duct runs and discharge points. Kitchen extract cleaning, TR19 cleaning, extraction cleaning: whatever you call it, it’s the job we do every week across Brighton and Hove.
Each job starts with a look at where grease has built up: wet film or deposit thickness readings show which parts of the duct need the most attention, and readings afterwards go into your report.
Most kitchens in a town like Brighton and Hove cannot close for a day, so cleans are booked after closing, early in the morning or on a quiet day. By the next service, the kitchen is ready to cook in again.
Good records are part of the job. You get a written report with pictures after every visit, listing what was done, anything we couldn’t reach and when the next visit is due. Keep it with your fire safety records so it’s ready for an insurer, fire officer or EHO.

Managing agents and facilities teams in Brighton and Hove
Managing agents often deal with us directly. Tell us the site, the work and the access arrangements and we’ll come back with a fixed quote.
For anyone managing more than one site, we can plan visits across the whole estate and price them together. Every building has its own written report, so each one has its own record.
How the job changes from site to site
Canopy and plenum
The canopy catches the vapour, and the plenum behind the filters is where it first condenses. Both are scraped and degreased inside and out, with the filter housing cleaned too.
Ductwork and risers
Long flat runs of duct are where grease collects. We open access panels along the route and clean each section, recording any that cannot be reached.
Signs you need kitchen extract cleaning in Brighton and Hove
Hours of cooking are the biggest factor. BESA guidance sets minimum cleaning intervals of every 3 months for 12 to 16 hours a day, 6 months for 6 to 12 hours, and 12 months for 2 to 6 hours. Those are minimums, and grease readings can show a kitchen needs cleaning sooner.
It’s time to book a visit if you see:
- A smoky, hot kitchen with weak extraction
- Heavy grease build-up inside the duct runs
- A system with no record of a TR19 clean
- A TR19 certificate needed for the insurer
Volunteers running a hall kitchen near Holy Cross Church, or anywhere in Brighton and Hove, may not know when the extract was last cleaned, and a grease test settles it.

Common questions in Brighton and Hove
Can you clean school kitchen extracts in Brighton and Hove during the holidays?
Yes. Half-terms and the summer break are the natural time for school work. The FSA’s register shows about 38 schools and colleges with food registrations within roughly a mile and a half of Brighton and Hove. Send us your term dates when you call us on 0345 646 2711 or drop us a line, and we will fit the work in.
Do you work overnight in Brighton and Hove?
Yes, out-of-hours work is a big part of what we do. The site is handed back ready to open. Your opening times are the first thing we ask for.
Do you have a 24/7 line?
Yes. Our emergency line runs 24/7 for anything that cannot wait until a planned visit. Call us any time and explain what’s happened.
How often does a kitchen extract system need cleaning?
BESA guidance gives minimum intervals of 3, 6 or 12 months, depending on daily cooking hours. Kitchens that fry or grill a lot may need cleaning sooner, which grease thickness testing will show.
Do you look at the system first?
Yes. We always survey first, either from pictures and details you send or on a site visit. Then you get a fixed quote.
What paperwork comes with a kitchen extract clean?
Every clean comes with a TR19 certificate and a photo report. They belong in the maintenance log, ready for your insurer or an inspection.
Can we book visits on a schedule?
Yes. Regular plans can run on 3, 6 or 12-monthly cycles, to suit the system and how it’s used.
How long will the clean take?
It takes a single shift for most kitchens, with long duct runs and tall risers needing more time. The survey tells us how long your system will need.
Kitchen extract cleaning in Brighton and Hove: the local picture
Sea air reaches Brighton and Hove, which sits within about 1 mile of the coast. Salt in the air is hard on rooftop fans, discharge cowls and fixings, so we check them for corrosion as well as grease. There are about 202 restaurants, cafés and works canteens and about 66 takeaways and sandwich shops within roughly a mile and a half of the centre of Brighton and Hove, according to the Food Standards Agency’s register. Those that fry, grill or roast under a canopy need their extracts cleaned at intervals set by how long they cook. Brighton and Hove is covered by East Sussex Fire and Rescue Service. In most workplaces, including commercial kitchens, it’s the fire and rescue authority that enforces the Fire Safety Order.
A hospital like Montefiore Hospital, about 1.5 miles east, is the kind of site where a kitchen may cook for patients, staff and visitors all day. Term dates shape school work: for a school like West Hove Infant School, an extract clean fits neatly into a half-term or summer break.

Why it’s worth doing now in Brighton and Hove
Grease that’s left only gets thicker. BESA guidance says the mean should not go above 200 microns between cleans, and 500 microns or more at any point needs immediate spot cleaning. Heavy build-up takes longer to remove than regular cleans. An inspector or insurer will want to see recent records, so it makes sense to have them ready.
What you pay reflects the actual work. That’s why we survey first, from pictures or on site, and why the quote is fixed before work begins.

How the visit works
There are three stages on the day: set-up, the treatment itself and the sign-off. Set-up means sheeting and making equipment safe, while signing off means the written report and pictures. Most of the time goes on the work itself, which takes as long as the system needs, from a few hours to several planned visits. Sites in a town like Brighton and Hove rarely need to lose trading hours, as the work fits around them.
- First the diagnosis: a survey of the whole system and its access points.
- We record grease levels at set points, then fix the price.
- After the kitchen closes, we sheet the area and set up to contain grease and water.
- The treatment: heavy grease scraped out, then every part degreased to TR19® Grease.
- Then the clean bill of health: readings, a TR19 certificate and a photo report with the next date.
Before we arrive
- Plan for cooking equipment or plant to be off before we arrive
- Let us know about permits to work or site inductions
- Mention any locked doors, roof access or ceiling voids

Advice
What staff can safely do
Day-to-day cleaning is something your team can do: wiping down canopy surfaces, cleaning filters and keeping a simple log. What they can’t safely do is clean inside the ductwork, the fan or the risers, and that’s where we come in.
In-house cleaning and specialist cleaning do different jobs. Wiping filters daily and washing them weekly keeps the visible parts in order, but they don’t reach the grease that builds up further in. Reaching it takes a specialist with the right equipment.
